Taylor Wimpey to create Olympic 'hood

Taylor Wimpey will create the first Olympic neighbourhood consisting of new homes, schools and shops in east London, it has been announced by the London Legacy Development Corporation (LLDC). The first homes should be ready to move into by 2014.

At the same time, the company revealed that it had tripled its interim pre-tax profits, with revenues of £906.2m for the first six months of the year, up significantly from £817.8m in 2011.

Taylor Wimpey will work with social housing landlord London & Quadrant to create the first of five neighbourhoods in the Queen Elizabeth Park. The plan is that over the next two decades, 11,000 homes, schools, shops and nurseries will be created within the park.

London Mayor Boris Johnson said: "The development of Chobham Manor is a major milestone and will help ensure a thriving community on the park becomes a reality sooner rather than later."

Taylor Wimpey beat Barratt Homes and East Thames & Countryside Properties to win the contract.

was in the park for the first time today, amazing place, one thing is that it is somewhat spoiled by the shear amount of temporary structure, that and the fact that LOCOG sees it necessary to razor wire any of the buildings that pre-date the parks construction ( noticed a couple of old manor houses and mills coming in from the west ham direction sealed off with 12ft fences and zealous numbers of cctv cameras). I appreciate that there will have to be some cameras in the park after the games but will the DMZ style fencing remain??

Prime central London development market is booming, say agents

The prime central London residential market is experiencing a seasonal slowdown in sales but the development market is booming which could redress the supply/demand issue over next few years, it is claimed.

The Olympic Games have not dampened the lettings market as enquiry levels were up pre-games and there have been bidding wars on some family homes, says the latest monthly report from agents W A Ellis.

‘While the Olympics has compounded the seasonal reduction in sales transactions, the development market is booming in Prime central London. Numerous prime development schemes are currently under construction, with significant stock due to hit the market over the next few years. This is a real change that could redress the supply/demand issue for top end residential property,’ said Oliver Gibson, director of development and investment at W A Ellis.

Regarding projects of 10 units or more, during 2010 in Kensington and Chelsea, construction completions totalled a mere 12 units, with 704 new applications. In 2011 completions rose to 50, with 1,737 new applications, the Borough's highest application pipeline for more than a decade.

There are also numerous exclusive schemes in the pipeline, says Gibson. For example, Native Land and Grosvenor’s 69 luxury properties at Holland Park School and Lancer's De Vere Gardens with 54 private units due for launch in late 2013. He added that although final pricing is yet to be set at each scheme, it is likely that they will be asking in excess of £2,500 per square foot.

‘If we assume a cautious construction timetable for the next three years, taking the schemes already mentioned into account, a plethora of supply is due to come to the market. At one scheme alone, Henry Moore Court, in Manresa Road, Carlyle Group will be providing 17 units priced in excess of £5 million, with three already sold off plan and due for completion in the next nine months,’ added Gibson.

Interserve sells London hospital PFI stake for £35m

Interserve has sold part of its holding in the University College London Hospitals PFI project for £35 million.

The move follows its 21 June announcement of the deal with CFIG Unicorn Holdings SPV, LLC. The sale implies a discount rate of under 6 per cent and will have a non-recurring 2012 profit impact of £30m.

The £422m private finance initiative project - a 75,822 sq m hospital provides 665 in-patient beds - opened in 2005.

Interserve is a member of the Health Management (UCLH) consortium at University College London Hospital and equity participant and facilities management provider in a consortium with Balfour Beatty and Semperian.

Irwin Mitchell and BLP head up £50m London Jewish centre development

Irwin Mitchell and Berwin Leighton Paisner (BLP) are taking lead roles on the construction of a new £50m privately-funded Jewish community centre and nine-storey residential tower on London’s Finchley Road in Hampstead.

Irwin Mitchell is advising charity JCC Ventures on the building of the 35,000 sq ft community centre which, when it is completed in March next year, will become a major centre for London’s Jewish community.

The national law firm is also working closely with BAM Construction, the main contractor on the development of the residential tower, which will create 14 apartments on the same site.

The role for the firm involves advising on the structuring of the freehold and leasehold interests in the development project, as well as financing aspects. The firm's team is led by construction and infrastructure projects head David Parton, assisted by finance partner Simon Tweedle and real estate partner Lewis Myers.

Meanwhile, BLP associate director Neasa Coen, senior associate Sarah Buckberry and associate Tora Smith are advising on charity, tax and wider real estate issues. BLP real estate disputes partner Michael Metliss is a JCC Ventures trustee.

The cost of the development is being raised entirely by private funds, individuals, trusts and foundations, most notably the Clore Duffield Foundation – a cultural grant-making charity aimed at enhancing Jewish Life.

The new building will include a 60-seat cinema, cafes and a bar, multi-purpose hall, dance studios, multimedia resource centre and a full day-care nursery, as well as an external piazza.

Parton said of the construction: “This is such an exciting project to be involved with. The new centre will be a focal point for the Jewish community in London, giving a sense of belonging to both young and old, religious and secular, reform and orthodox.”

Excellent year for London with so many skyscrapers and projects under construction and hopefully more to come P.S. can someone tell me where those skyscraper models are? as I'd like to go see them sometime.
