First look at a potential replacement building for St Helen's (Aviva) Tower.

We are looking at a 270m building, however the site is unlikely to see any development until the end of the decade.

It can take years to get a proposal through the planning process in the UK. The Shard took ten years to go from an idea to completion. However the biggest obstacle to a large commercial scheme like this one is finding anchor tenants. The Pinnacle and 100 Bishopsgate have been held up for years whilst tenants are found. It will likely take quite some time to secure a large tenant for this proposal, but to do so the developers would need to have their planning application approved first.

If I remember correctly, the lease on the current building doesn't expire until 2018. That gives the developers around 3-4 years to get a design through planning, secure a large tenant once it's approved, and then secure funding. None of that is easy, especially as the economy is still a bit ropy.

London is spitting on its modern heritage with the mere thought of replacing the St Helens Tower.

List the damn thing already. The friggin Balfron Tower is listed, why can't the finest International Style skyscraper in the country be?
