It's indeed a very impressive list. But what are the chances that projects like North Quay, Bankside Quarter, 1 Merchant Square, and Doon Street Tower, ever will be realized? And what will happen to the Riverside South site?

Here's what i know atm

North Quay The land to which North Quay will reside is being used to build the adjacent Crossrail Canary Wharf. I would imagine it could get underway once the site has been vacated most likely in 2017.

Bankside Quarter Demoltion of Ludgate House was supposed to commence in August or September 2015 , however there doesn't seem to be any sign of this externally. They might of started internal demolition in Aug/Sep 2015 , so external demolition might commence in Q1 2016.

1 Merchant Square The tower with low rise schemes have stalled , the Boss of the developer European Land left the firm in Q4 2015. Apparently because the rest of the Merchant Square masterplan has stalled.

Doon Street Tower The location of said tower , will loom directly over the Waterloo branch of Kings College London and it has been stuck ever since.

But that is what i know , i could be wrong on some if not all of the details.

  • Expect new plans for North Quay to be drawn up. The currently approved plans are office-led, but we're expecting new plans in time to include residential towers for the site as well as an office component.
  • JP Morgan are yet to decide what to do with Riverside South. They formally cancelled plans last year and put the site up for sale, but reversed this decision in the autumn. A number of things could happen, which include JPM using part of the site for an office tower (their European headquarters) with the rest used for residential towers as envisioned with North Quay. In all likelihood, the approved scheme is dead so we'll wait for new plans to formally be presented in due course, pending JP Morgan's decision.
  • Bankside Quarter was bought by a JV last year, so expect that scheme to go ahead as planned in due course. UBM has vacated Ludgate House so expect its demolition soon.
  • 1 Merchant Square will likely require a buyer to kickstart development. The Doon Street tower is less certain.
