Drove past this today, good to see it well and truely creeping up above the dock wall. I guess that once complete this will block out a fair portion of the RSA building. Good or bad? Maybe good of a day and bad of a night, depends upon how this will be lit up I suppose.

I think it'll work well with the RSA and the car park, City Lofts and the new 9 storey building to up on a plot between CL and the MSCP will offer a great foreground for Beetham, Bruntwood, City Tower, RSA, Unity, West etc.

I have some doubts about this hotel. I recently made the mistake of staying in the Crowne Plaza at Princess Dock for the first (and I hope last) time, and felt as though I wasn't staying in Liverpool - there is something a bit detached about the location. That estate is desolate and windswept. I requested a Liver Building or street view, but that was not forthcoming, instead I was given a Dock view. It's just depressing, really really depressing.
I've stayed in Holiday Inn Express and Atlantic Tower and loved the views, but Princess Dock is just shitty. So what views will people have through those little windows? Don't tell me it doesn't matter, it does. That entire estate needs sorting out and quickly, it's too depressing.

I don't think 4 long boats a day will float my visitor boat, Pie, you'd need to stay at the window for hours, eyes peeled, to enjoy sight of that "animation" and observe first hand the regeneration benefits. I think far more radical work is needed.
Is this private business park or city centre public realm? It's dressed up as a business park in Slough or Warrington, not a part of Liverpool City Centre. It needs public realm attributes. It needs shops. Pubs. Cafes. Bars - that are public, open at street level (within the estate) and are open normal hours. Yes, they might not be hugely profitable or viable at first, but that is something Peel should have been required to establish, part of the cost of developing the estate. Where are people living in those towers, or staying in the hotels, going to go to buy fags or crisps or pot noodles or reasonably priced four-packs of heineken or anything else? It's fucking desolate, a crime against urban living. Everything is interiorised within the hotel (and no doubt also within the Malmaison when that opens). A similar problem I had staying in the Albert Dock holiday inn express a while back was arriving late and wanting to find something to eat and something to drink - it all closes down so early round there. The estate should become part of the public realm, be adopted by the City as public highway / right of way, and each new development should be required to contribute (either financially, or in terms of use of its ground floor) to creating some facilities, a bit of infastructure. I agree with you that berthed boats should be there. Just why is that Dock empty? It's been open a while now, and it's just awful. If I was a tourist, and had the room I had, I'd be so unimpressed. It reminded me of a stay in Swansea some years ago. A bad experience and you don't go back. I really think that development will become a liability to the City unless Peel are forced to invest a bit in it. It's all take, take, take at the moment. I think plans are therer for a bar or something in the bottom of the City Lofts tower, and a creche is likely to go under the car park once population and demand is sufficient. New World Square should add something along those lines as well.
