Gerald Ronson secures first tenant for London's Heron Tower

The Heron Tower, still under construction, is 46 storeys high and is already one of London's most recognisable buildings. It includes 440,000 sq ft of office space with a public restaurant at the top. It is due to be completed next year.

McDermott Will & Emery will pay rent of about £55 per sq ft to occupy the eighth and ninth floors of the tower, which will be the highest level of rent paid in the City since the onset of the recession.

All parties declined to comment on Wednesday.

Rents in the City rose from £46.50 per sq ft to £50 per sq ft in the second quarter of 2010, according to agent Knight Frank. This increase was driven by the recovering economy and a lack of new office space in Central London after developers mothballed projects due to the financial crisis.

The improving market means Mr Ronson is seeking to let the Heron Tower at an ideal moment, and other developers, such as Land Securities and British Land, are now seeking to revive their stalled tower projects.

However, economic uncertainty could prove a drag on the rental market with the take-up of new offices in the City falling from 4.2m sq ft to 3m sq ft in the second quarter amid the general election and Emergency Budget.

William Beardmore-Gray, head of City leasing at Knight Frank, said: "It is encouraging to see the geopolitical upsets of April and May did not derail the market, but I think the second quarter figures remind us that the recovery is still at an early stage."

What makes it special is that it will bethe tallest in the city of london when finished and the first of many new skyscrapers to be built there, essentially its the beginning of the cities transformation.
