Yeah. It will be a three tower compex I think (River North Center). One office (tallest) and one tower for residential and one for a hotel. Actually, I think BVictor posted a while ago that at the next Planning Commission this project would be discussed. In fact, it might be today or tomorrow according to my memory.

Info mentioned from Thursday's Plan Commision Meetting, and yes the project was approved....

OFFICE TOWER

The office building will be 42 stories and 631 feet from upper Carroll Avenue. Now remember that Upper Carroll Avenue is the heighest street on the block, so this building would stand about 640 feet or so above Kinzie Street.
A September 1 ground breaking is planned, and the building is currently 68% leased for ~1.2 million square feet.

There will be a 4' setback on Dearborn Street to allow for a wider sidewalk.
There will be underground parking and loading. The loading dock entrance will be on Kinzie Street in order to preserve the transit right-of-way on Lower Carroll Avenue.

The office tower will also have street front retail on Kinzie Street.

HOTEL

Has an increase of rooms from the original proposed amount of 340, to now 525. An April ground breaking is planned. I asked who the opperator was, and they said they didn't have one; however the title block on the renderings clearly stated Springhill Suites and Residence Inn.

RESIDENTIAL TOWER

47 Stories, 498 Feet

37 floors will be condo, the other 10 will be parking, retail and restuarants.

The Sex Shop on Hubbard Street will remain The other two buildings on the block will go.

More info will come later on the residential tower. It will come back to the Planning department at a later date, however the developer has stated that he plans to open a sales center for the condos in the next 90-120 days.


There was opposition to the hotel by a member of the hotel worker's union. He sounded off like any typical NIMBY and Naturas shut him up by proving some of his argument wrong. Naturas called the site an ugly hole in the neighborhood.

Also approved by the Plan Commison was a rather large and extremely controversial project for Pilsen. It will go up on a vacant Industrail site between Sangaman Street, 16th Street, 18th Street and roughly Newberry Street on the east. The proposal has 2 6 story midrises on 18th Street with street level retail. 14 townhomes and 2 10 story midrises along the Metra Viaduct at 16th Street. The buildings will be clad in brick and metal panels.

Great to hear about the Pilsen project. Is it possible... Has the city changed its mentality of "everything above 5 floors (outside DT) is deplorable"? Were there any renderings provided?

^Yes, Victor will likley post pictures soon.

And also, City Hall is greatly warming up to taller buildings especially downtown and along transit lines. Tall and thin is in, because it impacts the neighborhood less with shadows and blocked air and provides for a better skyline than short and squat. The city is now actively supporting TOD development outside downtown and Daley even proposes to allow density bonus near el lines.

Anyway back on topic....

Shawn, thanks for all the info.

I am really excited about this new development on north Clark. That part of River North REALLY needs some new development. I look forward to Victor's renderings.

Also, I agree with you about the city gradually warming up to higher density TOD. Even a year ago I would never have imagined Daley talking in public about TOD/high density development, but the transit train is finally catching on in Chicago. I look forward to other smart developments.

You can right-click on the red x to open up the menu and then click on Properties. Highlight the url address on Address field and paste it to your internet browser.
