I kind of like the top of the hotel portion, although it is a bit sub-par all in all.

I will reserve my judgement on the office portion for now...

Commission Endorses $600M Mixed-Use Plan for River North Block

One of the last, large vacant land parcels left in River North is poised for a 2.2-million-sf mixed-use development. The $600-million-plus project will include a 300-unit condominium tower at 63 W. Hubbard St. with 35,000 sf of retail space, a 525-room hotel at 400 N. Dearborn St. in addition to a 42-story, 1.1-million-sf office building at 351 N. Clark St.


The developer, Kinzie Development South, LLC, is seeking zoning changes that would let it build an office building 62% larger than currently allowed, while the proposed condominium and hotel portion of the project is 48% larger than allowed. However, Kinzie Development South is earning density bonuses for public parks, underground parking and upper-level setbacks. Existing zoning under a planned development approved in the 1980s allow a 300,000-sf office building, 340-room hotel with 100,000 sf of retail and office space. The project was endorsed by the plan commission.

So the hotel is around 500 ft, the office is around 650 what is the condo?

They have been doing soil testing at the site for the past week...I guess this is starting to move forward finally?

Yes, it's moving forward rapidly. Bovis will be the GC and the company I work for, Trainor Glass, is hot after this job, for the exterior skin, which I believe is all glass. Once it gets rolling, they want a floor enclosed per week.

I am all too glad those lots that would make some sunbelt cities jealous will gone in River North. Right now it just really breaks up the vibrancy and ubranity of River North and now it will just be a continuation of the awesome development going on along the river. Hopefully it will be a great ped area to stroll around in after all is done.

^Between this, River North Center Hotel, and hopefully Dana Hotel (State and Erie) it will be wonderful to see these ugly River North surface lots disappear! I always thought it was bizarre how just one block west of State the skyline just seems to collapse. Anyways they have some very small renderings of the lobby, ect. at

^ The parking lot at 351 North Clark has been cleared and an excavator is on site. Hopefully site prep will start soon. The pictures were taken at lunchtime.

$400 Million Mesirow Tower to Break Ground

Chicago firms Jenner & Block and Mesirow Financial have announced they have signed leases to co-anchor a $400 million office tower to be built at 351 N. Clark Street.

Together, they will lease more than 700,000 sq. ft. in the 1.1-million-sq.-ft. building designed by Dirk Lohan of Chicago-based Lohan Anderson LLC and Chicago-based A. Epstein & Sons International Inc.

The 45-story structure will be built between Clark and Dearborn streets on the south side of Kinzie Street and will contain 25,000 sq. ft. of retail space fronting Clark, Kinzie and Dearborn streets, underground parking and amenities for the building's tenants including a health club and dining facilities.

It will feature the latest evolving technology for employee safety, comfort and security.

Occupancy for the new structure will be third quarter of 2009.

Mesirow Financial, a diversified financial services firm, will occupy approximately 345,000 sq. ft. on floors 4 through 16.

The building will be developed by a partnership led by Mesirow Financial Real Estate Inc., a division of Mesirow Financial. Richard Stein and Mike Szkatulski head the real estate division.

Mesirow Financial Real Estate Inc. has been responsible for some noteworthy buildings in Chicago, including the AT&T Corporate Center, The USG Building and the Metcalfe Federal Building.

Jenner & Block LLP is a law firm headquartered in Chicago with more than 400 lawyers.

Noticed in this thread that the equipment arrived on site at the end of September. Has there been much work done before today? Looks like they were just getting started on excavation.

quaker baker?

is there a quaker oats building near there?
thats what i see just south of the corner on yahoo maps,
i see that its an okay building but just funny to see it named on the yahoo maps, as ive never heard of it.
is there some significance to it?

Actually Quaker has moved to the West Loop (http://www.emporis.com/en/wm/bu/?id=100402). I don't know why the old Quaker Tower is so well known, but it is. This is the old one: http://www.emporis.com/en/wm/bu/?id=117323.
