Oh dear, up until mid-2000s I remembre Chicago was on-pair with New York - skyscraperwise - but the gap has been broadening for some years already.

It's been nearly 5 years since Chicago built its last significant Skyscrapers: Trump Tower, Aqua and Legacy at Millennium Park. And even though now there are some very interesting projects rising, it's rather underwhelming when compared to this Supertall boom going on in NYC.

Chicago is one of my favorite cities, I'm looking forward to the day when new supertalls start reshaping its skyline.

The allowable FAR as of right is 735,000 sq. ft.; the entitled FAR as approved is over 1,300,000 sq. ft. What buyer would walk away from that kind of buildout potential when so many other towers are meeting resistance from neighborhood groups?

Anyone who follows real estate knows that the sale of a site =/= cancellation, especially if the original proposal has won all the requisite entitlements. A new owner may choose to build this exact tower or perhaps something much different. The address hasn't changed nor has the potential for a very tall tower, residential or office. I'll mark this one as 'On Hold' and archive it for future use just like the Waterview thread.



*I'll note it as 'cancelled' later if a new owner proposes something ill-suited to a WDN listing or if the site is used for some other non-commercial purpose like a city parking garage or a park.

The office market can only absorb so much new capacity over a period of time. Chicago's was ripe for new developments and proposals flooded in, some of which are being built right now. But the demand is not endless and the condo market is just now stirring back to life. When the condo market returns full force, we'll see some dramatic proposals. Even though the rental market in Chicago is booming, rentals are way too cost-sensitive for the kind of skyscraper and supertall development we're seeing in NYC and Toronto.
