Something had to be done - as the CBD will begin to play 2nd fiddle to Brisbane unless something is done soon.

Sorry, it was a poorly worded reply - the part that I agree with you on is that it would be nice for this tower to create a step down from DB to Capita.

To be honest I don't think I mind if they keep Goodsell, it is a simple building and I don't find it too offensive, and if they are going to replace it with a medium density building with a dumb "feature" on top, then I say save it. Hopefully it will spark interest in other sites in the city for redevelopment as we still need some tall buildings in the south of the city.
Look at the positives if they do heritage list all they want then we still have to build somewhere to meet demand and maybe even a glimmer of hope to lift height restrictions, eventually we will run out of space. Could be a good boost for North Sydney, Chatswood, Bondi Junction and maybe even Waterloo/Redfern. |

lol i cant believe the guy said, that when the state office block (among other buildings) was destroyed, "what replaced them are inferior works of architecture".
Someone should throw him off the roof of the building that stands there now... |

Yes, I was a bit taken aback at Alex Tzannes saying the State Office Block was replaced by an inferior building, though he is right about the other two buildings. I was regretful that the SOB went but I'd hardly say Aurora Place is inferior. Odd as Mr Tzannes is definitely one of our best architects though his fame is largely in domestic work in which he has created some genuine beauties.

Wow, time to start worrying when a recent glass box with hardly any articulation or significant event to happen in it becomes hertigae listed.

Check this out:
Maximum Roof Plan heights: http://www.cityofsydney.nsw.gov.au/D...811329_006.pdf "Stage 1 application for the demolition of the existing building known as the 'Goodsell Building' (bound by Elizabeth, Hunter and Phillip Streets) and approval of a maximum building envelope with a height up to 188.8 metres (RL 216.8) at the Hunter and Phillip Street elevations and 190.15 metres (RL 214.5) at Elizabeth Street which will allow for up to 21,738.5sqm of commercial floor space resulting in a FSR of 13.75:1. Retail uses are proposed at street level and parking is proposed for 32 cars and 6 service vehicles within 2 basement levels accessed from Elizabeth Street."

currently making up lots of block enevlopes for the site. some are interesting. i like the one that compliments Qantas bldg opposite. its a curved bldg (concave) 170m high. also others ranging from 120m and 190m.following goodsells footprint.
goes to CSPC soon for stage 1 approval. this is when they decide its shape/bulk/form/height etc.

^nope. welcome to forums.
stage 1DA should be approved soon. that means just the site envelope. then a stage 2 DA comes in which is what developer want to build. then when that gets approval, a design comp is held and winner is chosen,. then a DA is lodged for that design and after thats approved then work can commence on project.

Will this process ever be streamlined? It seems like a lot of effort and quite a number of DA's. Surely stage 1 and 2 could be combined, then comp, then approval and then build.

Wow… what a long process!!! Is it like that everywhere or just Sydney. In that case it will take years. How come in dubai, every day something just gets built or in the NY. There are buildings that just keep getting proposed and built. Why Sydney so archaic?

not archaic, just well planned. sydney has a history and heritage bldgs everywhere. Dubai doesnt. Also sun access is important in sydney while in dubai the last thing they wan to worry about is sun acess or shadows.
thus the important process of DA. sydney has many heigth zones, and shadow impact areas. i dont think dubai has any? As for design comp. its a great idea. that way we dont get dogs of bldgs built. in last 10 years sydney has some really outstanding skyscrapers due to the design comp process. I reckon some of dubai talls would be better designed if there was more time involved with designing process. but having said that, most new towers are well planned. anyway i could go into detail but havent time now. cheers

I'm told that, in this case, Mirvac are going to hold a design competition when the Stage 1 DA is thru, hopefully end of Feb.
