i admit i was not sure about this project at first, but now i am very keen! the idea of a public park seems very nice. perhaps the freaky shape was putting me off, but i was not looking at it the right way. i say yay, in the light of recent cancelations of projects in london, this is a very good thing

Land Securities Prepares Walkie-Talkie Tower Revival

Feb. 24 (Bloomberg) -- Land Securities Group Plc, the U.K.’s largest real estate investment trust, is preparing to restart development of the London skyscraper known as the Walkie-Talkie as a shortage of office space looms.

The company has asked contractors to provide estimates for building the 155-meter (509-foot) tower at 20 Fenchurch Street in the City of London, the capital’s main financial district, Donal McCabe, a Land Securities spokesman, said in a telephone interview. The company shelved the project in 2008.

Land Securities Seeks Partner to Build Walkie-Talkie Tower

March 19 (Bloomberg) -- Land Securities Group Plc, the U.K.’s largest real estate investment trust, is seeking a joint- venture partner to help it restart development of the City of London skyscraper known as the Walkie-Talkie.

Land Securities, based in the U.K. capital, appointed property broker BH2 to find a co-developer for the 155-meter (509-foot) tower, spokesman Donal McCabe said in a telephone interview. The project at 20 Fenchurch Street in London’s main financial district was shelved in 2008.

Real Estate companies want to build in the City again after competition for a dwindling number of prime offices starts pushing up rents. Most development plans were put on hold in the recession. Some developers will prefer to seek equity partners if they are building towers without tenants.

“We have begun testing the market for potential partners,” said McCabe. “We have always maintained that we would investigate the possibility of taking on partners as a way of mitigating the risk associated with such a large development.”

Land Securities asked contractors last month to provide estimates for building the Walkie-Talkie, named because of its resemblance to a two-way radio. At the time, the company said the “options are open” on whether it needs to secure a tenant before starting the project.

Rents for the most expensive offices in the City climbed in the fourth quarter of 2009 for the first time in three years. Prices may advance 19 percent this year as companies try to lease more space in a recovering economy, according to Knight Frank LLP. Tenants signed leases for 2.2 million square feet (204,000 square meters) of space in the quarter, which was double the amount of a year earlier.

Tony Gibbon, one of BH2’s founding partners, declined to comment on the project.

London is going to be a very recognizable city after the shard and a few of these unique buildings are complete, each city has its own feel and Londons skyline is gaining one fast.

Canary Wharf in talks to build City tower

Canary Wharf is in talks with Land Securities about teaming up to build a skyscraper in London’s Fenchurch Street.

The Docklands developer has approached Britain’s largest property company about becoming the development partner for a £300m office tower, nicknamed the Walkie Talkie.

The scheme was mothballed during the credit crunch, but Land Securities has revived the plans following a sharp bounce-back in commercial property values.

Canary Wharf is keen to build large high-rise development projects outside its core east London estate.

The skyscraper, designed by Rafael Vinoly, the Uruguay architect, will be more than 500ft high when completed.

Land Securities is also understood to be talking to a string of sovereign wealth funds about partnering it on the scheme. A decision will be made in the next few weeks.

Land Securities in talks to restart work on Walkie Talkie skyscraper



Land Securities is in talks with potential joint venture partners to restart building its “Walkie Talkie” skyscraper on Fenchurch Street in the City of London.

Property developers have said that they are struggling to meet the demand for office space in the City as the economy recovers.

Land Securities, whose portfolio rose 10.3 per cent to £9.5 billion in the year to March 31, said that it had 110,000sq m of developments under way and a further 400,000sq m of development and refurbishment opportunities.

“We are confident in our ability to deliver a substantial development pipeline into a supply constrained market in London, while maintaining a strong focus on growing revenue profit across the group,” the chief executive Francis Salway said.

Land Securities outlined its strategy after reporting a 16.5 per cent rise in adjusted diluted net asset value to 691p a share for the year to March 31, which was in line with expectations. It said that net rental income fell 12.1 per cent to £567 million over the period, largely because of asset sales. It recommended a full-year dividend of 28p, in line with guidance.

While demand for real estate is picking up in the capital, there are fears over the wider real estate market, as price growth slowed in April to 0.8 per cent.

Mr Salway said: “We maintain our view that property values will rise over the next five years but, with the likelihood of volatility in consumer spending and business investment, the path may not always be smooth.”

The rival developer British Land said that it was reviving plans to build a tower on Leadenhall Street, close to Land Securities’ planned development.

The 56-storey “Walkie Talkie”, designed by the architect Rafael Viñoly, was approved in July 2007 after a public inquiry. Last year Land Securities was forced to put back the date for completion of the tower from 2011 to 2014.
