서울의 하늘이 낮아지고 있다.

112층(555ｍ)짜리 잠실 ‘제2롯데월드’가 첫 신호탄이다. 10여 년을 끌던 이 사업이 지난 22일 사전 건축심의를 통과한 것. 현재 국내에는 100층 이상 빌딩 건설이 6채나 추진되고 있다. 최고 151층도 계획 중이다. 서울에 3채, 부산에 2채, 인천에 1채가 각각 건설 추진 중이다.


100층 이상 빌딩의 6개 동시추진은 두바이를 제외하고는 세계적으로 봐도 드문 일. 현재 100층 이상 빌딩은 미국에 3채, 대만 1채 등 단 4채에 불과하다.


◆이르면 2010년 첫 선=국내 최고층 건물은 서울 도곡동 ‘타워팰리스’(69층·264ｍ). 이르면 2010년쯤 이 기록은 깨질 가능성이 크다. 100층 이상 규모 빌딩건설 사업 대부분이 2010년 완공 목표이기 때문. 게다가 ‘제2롯데월드’는 신격호 롯데 회장의 마지막 꿈. 그런 만큼 실현 가능성은 가장 높다.


마포구 상암동 디지털미디어센터(DMC)에도 120~130층 규모 랜드마크 빌딩이 예정돼 있다. 지난 2004년 사업자 선정이 무산됐다가 최근 다시 추진되고 있다. 서울시 관계자는 “현재 3~4개 컨소시엄이 제안서를 제출했다”면서 “늦어도 올해 중 사업자 선정을 끝내고 내년 착공할 계획”이라고 말했다. 랜드마크빌딩에는 금융·보험·증권 등 국제업무시설과 호텔 등이 들어선다. 한국철도공사도 서울 용산역 철도공작창 부지(13만평)에 최고 100층 규모의 초고층 빌딩을 짓기 위해 타당성 검토 작업을 진행하고 있다.


부산에는 롯데그룹이 중앙동 옛 부산시청 터에 ‘부산 제2롯데월드’(107층)를 건설 중이다. 현재 터 파기 공사 중. 작년 말에는 부동산 개발업체인 솔로몬그룹이 부산 벡스코(BEXCO)에 땅 8000여 평을 매입, 최고 110층 규모의 ‘월드비즈니스센터 부산’을 짓겠다는 구상을 발표했다. 인천에서는 이달 초 미국 디벨로퍼업체인 포트먼그룹이 송도신도시에 최고 151층짜리 트윈타워(쌍둥이빌딩)를 국내 업체와 합작 추진할 계획이라고 밝혔다.


◆국가 간 자존심 경쟁 부추길 듯=100층 이상 초고층 빌딩은 국력·기술력의 상징. 경제적 효과 또한 무시할 수 없다. 미국은 시어즈타워(108층·시카고), 엠파이어스테이트빌딩(102층·뉴욕), 존행콕센터(100층·시카고) 등 100층 이상 빌딩을 3개나 보유하고 있다. 아랍에미리트(UAE)에서는 삼성물산 건설부문이 시공하는 ‘버즈 두바이’(160층) 등 100층 이상만 10여개가 추진되고 있다. 한양대 신성우 교수는 “한국은 40층 이상 초고층 건물 수에서 세계 4위에 랭크돼 있다”면서 “70층 이상 빌딩이 없다는 게 이상할 정도”라고 지적했다.


관광자원과 경제적 효과도 무시하지 못한다. 현재 국내에서 추진 중인 사업만 해도 사업비가 대략 10조원에 달한다. 세계 최고층 빌딩인 대만 ‘타이베이101’은 관광 명물이다.

Is it really necessary to build soooooooooooo many over 100 floors buildings in S. Korea? Perhaps the economic situation could go as bad as the Empire State as in the 1930s if they are really going to build!

You are right!.... There is no financial justification for these buildings...
These landmarks are seen as symbols of prestige... in particular the Lotte
buildings... I heard that among the last wishes of the aging (~85) Lotte founder
Shin Kyuk-Ho is to see the mammoth structures be built before he dies.

There are only 4 buildings +100 floor currently standing...
3 in the US and 1 in Taiwan. All of them receive considerable spotlight and flow of
tourists... I've been only to two of them: Sear's tower and Hancock tower
both in Chicago.

However, I think that 10 Billion US$ spread over the next 5 years is not a big amount of money for an economy size of Korea... Just remember.. last year alone Koreans spent 15~20 Billions in traveling oveseas..... 10 Billion in food waste from restaurants!!(there is enough of wasted food to feed the entire N. Korea), etc... etc...

Wow...a staggering 10 billion in food waste. Thats just hard to believe even though korean restaurants serve all those side dishes.

I just read an article posted on Daum Skyscrapers that Jung-gu, the central district in Seoul, is planning a 100+ floor skyscraper.
