With bigger metros like Mumbai and Pune fast approaching their saturation point, developers, investors, end-users and IT majors alike are now making a dash for Nagpur with a host of residential, commercial and IT-focussed projects in varying stages of development now dotting this once tranquil city. Blessed with good infrastructure, excellent connectivity and a strategic location, the Orange City, as it is popularly known, is now poised for an urban transformation of massive proportions that will change its landscape forever. Known across the country as the Orange City, a name it has earned for its famously succulent oranges, Nagpur, the second capital of Maharashtra, is now also earning a reputation as one of the fastest developing cities on the domestic real estate firmament. Ranked an impressive second by a recent Knight Frank Study listing India’s top 15-emerging growth centers for realty investment, Nagpur is currently riding the crest of demand generated by its strong industrial base and growing service sectors like IT, ITES and BPO players who are eagerly moving in. The coming of corporate and service sector majors has in turn opened up a huge reservoir for employment which in turn has impacted the demand for residential space, leading to a spurt in construction activity notably in the north-west, north-east and southern parts of the city. A prime example is the city’s upmarket Civil Lines area, where climbing property rates now range from Rs. 1800- 2500 psf. Nagpur has also witnessed a slew of new residential developments over the last few years with areas like Vardhaman Nagar offering a choice between high-end bungalows and apartments priced between Rs. 1500-2000 psf, followed by Surendra Nagar and Pratap Nagar where property prices are slightly more affordable in the Rs.1200-1500 psf range. Housing sector The rising demand for quality residential space here can be gauged from the fact that buyers, who were earlier reluctant to purchase property even at throw away rates about a decade ago, are now not averse to purchasing high-end flats at the prestigious Empress City project, where deals are now being struck for prices as high as Rs. 1 crore-plus. According to the city’s municipal commissioner, Nagpur’s property market is on a growth curve aided in part by its improved infrastructure facilities, good roads and excellent network of education and healthcare facilities. "Nagpur will also witness a tremendous rise in demand for office spaces in approaching years", he adds. Not surprisingly, major local players like Rachana Constructions, a company which boasts of over 65 completed projects over the last two decades, has not one but four ongoing residential projects to feed the rising demand. “All our four projects, namely, Rachana Jheel, Rachana Vishwa, Rachana Madhuban and Rachana Srushti cater to different budgets and tastes,” informs Nilima Diote, executive director, Rachana Constructions. “Jheel offers a choice between 2/3 BHK flats and penthouses that offer a lake view while Vishwa is on Katol Road offering a 1/2/3 BHK configuration. Madhuban is located about two km from Poonam Chambers, Koradi Road and features a multi-storied apartment scheme of 1/2/3 BHK flats, while Rachana Srushti at Katol Road offers the same configuration with the option of opting for spacious duplexes on the 6th and 7th floor,” she adds. Aryaman Builders & Developers project at Saroj Nagar offers the perfect choice for buyers looking for row houses. Elaborating further, Prasad Rao, the project-in-charge, reveals, “The project features a DP road accessible from both Friends Colony and LAD College Seminary Hills. As part of the developed layout, we have also made arrangements for amenities like street lights, tar roads, stormwater drains and sewage lines with septic tanks. The project also has adequate water supply through a common well (fitted with electric pump and stand by diesel pump) and a municipal water connection.” Other amenities on offer here include ample play area for children, shopping mall, covered car parking for all units, schools (Kendriya Vidhyalaya, BKVV, Sandipani within 1-2 kmns) and leisure spots like the Botanical Garden, Telangkhedi Lake and a nearby deer park. Talk of the town One of the most talked about projects in the city’s residential space is the Lake View Enclave on Amravati Road, about five km from Ravi Nagar Square, by Sandeep Dwellers Pvt. Ltd. According to the company’s executive director Anil Agarwala, the project has been designed on the lines of a mini-township. “Normally, such a concept is possible only a little far away from the city as it is difficult to find a big land close to the city at an affordable price,” he explains. “We were really delighted when we found this delightful location with an adjoining lake, and so close to the city.” Spread over five acres, the project has 2/3/4 BHK apartments, limited rowhouses, shops/offices with separate entrances and ample ground space for roads, parking, gardens, pathways and plantations. “The nearby lake provides a great opportunity to create a beautiful sit-out to calm the mind,” adds Agarwala. “There is also a proposal to develop a swimming pool and huge garden in the ‘Open Space’ provided in the land subject to permission from concerned authorities. There is a well planned big Club House in our own land with party hall, 2 BHKD guest house, equipped gym etc.” Alternately, the company also has an option in the form of Chitrakoot on the fast developing Wardha road. “Our re-entry into the middle class housing is highlighted with this project,” says Agarwala. Chitrakoot is purely a residential complex of 60 flats across two wings offering a choice between 2/3/4 BHK apartments. The extra utilities provided in this scheme include earthquake proof construction, 24 hrs water supply, ample parking, 4000 sq. ft landscaped garden, two KONE lifts with a generator back-up and a recreational area.” Internal amenities on offer at this project include two designer toilets per apartment, full vitrified ceramic flooring, granite kitchen platform with stainless steel sink, aluminium sliding windows, separate toilet block for male/maid servants on ground floor and a three-phase power supply. PREM G, a prominent real estate management group, also has multiple projects nearing completion. These include Dream Heights, which offers 1&2 BHK apartments, and shops and offices at Besa Square. Another project, Saibaba Prem G Towers, featuring 1,2 & 3 BHK flats and shops near Nirankari Bhavan, opposite the Panchpaoli flyover, is also fast nearing completion. Glittering section At the very top end of this segment is the fast upcoming Empress City project spread over 25 acres which also marks the real estate debut of KSL Industries Ltd., the flagship company of Saurabh Tayal Enterprises, through its realty subsidiary Reward Realty. Being developed on land acquired from the now defunct Empress Mills, this estimated Rs. 800-crore project will comprise a 3.5 million sq. ft. IT park, a five-star hotel, shopping mall, multiplexes and 800 luxury residences. In addition, the project will also feature other premium facilities like a clubhouse, swimming pools, a health club, jogging park, playgrounds, community halls, a temple and an emergency post. On completion, the company plans to sell residential apartments and the IT park while the rest will be given out on lease so as to generate an estimated Rs 300 crores annually. Elaborating on the rationale behind the move, the company’s CMD Saurabh Kumar Tayal avers, “Nagpur is the seventh largest city in India with a population of over 40 lakhs. Its significance from various angles makes a whole lot of strategic business sense for us." The company sees much business potential with the international airport and the Butibori special economic zone coming up nearby. "Besides, Nagpur also has a large agricultural community whose spending power has been growing of late," adds Tayal. The Mumbai-based Soham Group is also said to have firmed up plans for a mega township, spread across 400 acres of land off Wardha road. The group intends to bring in FDI from a London-based investor, who is ready for an exposure of upto Rs 1,500 crores. The Nagpur project, expected to be completed within five years of receiving the FIPB nod for FDI, will be the biggest venture for Soham Builders, which has thus far developed about 4 million sq. ft. primarily at Thane. Commercial trends The commercial market is dominated by public and semi-public organizations. The supply of commercial space in Nagpur is estimated to be 0.08 million sq.ft with an absorption rate of 50-60 percent. On the retail front, the traditional retail areas are Sitabuldi, Sadar, Central Avenue and Gandhi Baug, along with the whole of old city area as well. Dharampeth and Itwari are new retail areas, having a high-street retailing format. The present supply of retail space in Nagpur is estimated to be 1.8 million sq ft with an absorption rate of about 20-30 percent. Milestone Capital, the asset management company promoted by Ved Prakash Arya, former COO of Pantaloon Retail, is launching a Rs 250-crore domestic venture capital fund, which will invest in projects in cities like Nashik, Nagpur, Coimbatore, Jaipur and Mysore where entrepreneurship is thriving. “My aim is to promote small entrepreneurs who want to be part of the global India,” says Arya. The company is said to already be in the process of creating joint ventures with entrepreneurs in tier-II and tier-III cities. Investments will be made in real estate ventures in the retail, residential and hospitality verticals. Under the plan, the venture fund will invest in special purpose vehicles created for a particular project. The firm hopes to get a return of an estimated 30% from each project. In another important development, the Mukesh Ambani-controlled Reliance Retail will shortly open a chain of Reliance Fresh stores in the city. In the first phase, 10 stores will be operational by mid-June while 25 will be opened before March 31, 2008. The locations identified for the first phase include Shewalkar Garden (Parsodi), Nandanvan, Telephone Exchange Square, Trimurti Nagar, Wardhaman Nagar, Gokulpeth, Sadar, Ayodhya Nagar, Narendra Nagar and Manewada. According to informed sources, the company is expecting a monthly turnover of about Rs. 11.25 crores once all the 35 stores are fully operational at an investment of about Rs. 150 crores. The Cinemax India promoted Eternity Mall, located at Variety Square, is also poised to open its doors with a four-screen multiplex. Some of the prominent brands that are expected to have a presence here include Planet Fashion, Globus, Piramyd Retail and Pantaloons. Interestingly enough, local realty experts point out that some of the late entrants here have signed leases at rates which are only heard of in much larger metro cities. Shopping mall Also on the anvil is Orange Walk, a 10-lakh sq. ft. shopping mall on the arterial Sita Buldi Main Road (MG Road) to be built by the Pune-based Goel Ganga group. “It’s our first project in Nagpur and will offer an array of amenities like multiplex theatres, food court, recreation and amusement center, business center, ATMs, Internet café and a supermarket among other things,” reveals Atul Goel, Director, Goel Ganga. Strategically located in the heart of Nagpur’s retail market, the project also enjoys close proximity to the city’s bus and railway station. Buoyant about the city’s potential as a prime real estate destination, Goel adds, “ Nagpur is on a growth curve in terms of realty. With traditional markets slowly getting saturated, it’s the emerging cities that will be the focus of future development. Moreover, Nagpur also enjoys inherent advantages in terms of well-developed infrastructure facilities, ample scope for development and close proximity to key cities like Mumbai and Pune. With more and more corporates setting up base here, the purchasing power of people has also registered an increase, making it an attractive business proposition for the developer community.” Supporting this optimism is a recent survey carried out by ICICI Property services and Technopak which also points out that Nagpur is poised to become an important hub for organized retail. The survey estimates that the retail sector will see an investment of US$ 30 billion over the next 4-5 years of which a huge 60% will be in India’s Top 25 cities, that is the five metros and smaller A-class cities such as Hyderabad, Nagpur, Baroda, Surat and Indore, among others. Interestingly enough, 70% of this infusion will come from just seven top players such as Reliance Industries, Aditya Birla Group, Bharti-Wal-Mart, and the Future Group, with global majors such as Wal-Mart, Metro, Carrefour, Auchan and TESCO accounting for the rest. Nagpur has also won the bid over other Indian cities for the US aircraft manufacturer Boeing's maintenance, repair and overhaul base pertaining to its Asia operations. This project, to be developed in the Nagpur SEZ, will have provision for setting up independent facilities for its operations and other amenities in the likes of educational institutions, healthcare and entertainment facilities. As part of its endeavour to promote smaller cities as IT destinations, MIDC has envisioned the setting up of IT Parks across cities like Nagpur, Sangli, Kolapur, Nanded and Latur in the state at an estimated investment of about Rs. 1,300 crores, with Nagpur and Solapur alone slated to account for about Rs. 1,100 crores of the budget, with the balance Rs. 200 crores going towards the other proposed parks. IT major HCL Technologies in fact has already announced its decision to invest Rs. 500 crores in the setting up of a 170-acre campus in the 4000-acre Mihan SEZ at Nagpur by signing a MoU with the state government. This facility is expected to generate employment or about 10,000 people within five years. Other majors who have also been allotted land here (ranging between 50 and 150 acres) for IT parks include Satyam, HCL Technologies, DLF, Ispat Industries, Shapoorji Pallonji and L&T Infocity. Ascendas, one of Asia’s leading business spaces solutions providers, has also announced its plans to develop over 4.5 million sq. ft. for IT space in the city, in tandem with the Maharashtra Airport Development Company (MADC). This would be in addition to another IT park the company will be jointly developing with MIDC at Pune’s Rajiv Gandhi Infotech Park located at Hinjewadi. Both parks are expected to create a total of seven million sq. ft. of top-end IT space providing employment opportunities for over 70,000 people in both cities. Jones Lang LaSalle, the leading property consultants, has already forecast a healthy real estate market in Nagpur as it becomes a favourite offshoring destination for IT companies. Areas near the Butibori Industrial Estate and the Amravati and Wardha Roads have caught the investor’s fancy and property rates have soared since 2005. Accelerated commercial and residential property development is expected in Nashik, which inaugurated its first IT hub in January 2007. Construction activities are on the upswing, and being undertaken on the lines of Mumbai and Bangalore. The Way Ahead The impact of the ongoing real estate boom at Nagpur is clearly being felt on its property prices, which were under-priced for a long time, now rising gradually to be on par with mini metros with a population of about 35-40 lakhs. The setting up of ambitious projects such as the upcoming Mutli Modal International Hub Airport (MIHAN) has come as a boon for the investor lobby which in turn has invested heavily in all the available land around MIHAN, thereby fueling the price rise further. The developer sentiment about the city is also clearly bullish, given the interest shown by majors like the Hiranandani Group, Raheja Universal and DLF, and the slew of residential and commercial projects being planned here. The trickle of commercial inquires which rarely surpassed one or two per month in the past has now turned into a flood with at least four conversions per month nothwithstanding the risiing commercial rental value which has almost doubled in the past two years. The only possible dampner to the city’s bright future could be its bleak power supply scenario, with the city currently battling the prospect of a two-day power cut for the industry while residential consumers are faced with the daunting task of surviving about eight hours of power cut in Nagpur’s notorious peak summer when temperatures rarely dip below below 400C. If not tackled urgently, this could prove to be the proverbial Achilles heel in the future of this Orange City which now stands on the threshold of a major urban transformation. The Goel Ganga people have changed the rendering. We can see on page 2 of this forum itself there previous rendering. I mean why did they do that? I think NMC might not have cleared the previous rendering which was some 16-17 storied structure due height problems. Wat do u people think?

TATA's automobile component unit & TCS coming to Nagpur

Exactly 120 years later, the Tata group is again coming to the city with major plans. Two Tata establishments are to come up in the city. Maharashtra Airport Development Corporation has approved the allotment of land for an automobile component unit as well a unit of Tata Consultancy Services within the SEZ coming up here. No other unit was set by this industrial group in the region after Empress Mills, which had a major impact on the city's socio-economic condition. Empress Mills was taken over by the Maharashtra State Textile Corporation in 1980s and it finally shut down in 2003. MADC's vice-chairman-cum-managing director R C Sinha said that a decision of a formal approval of allotment was taken on Monday. Tatas were in parleys for the automobile unit since a couple of months and its team had recently inspected the site at the SEZ. However, MADC had been in talks with TCS for long and the company was keen on investing here, Sinha added. The automobile component unit will be making auto parts for export and has been allotted 30 acres of land. TCS has got over 50 acres in the SEZ. TCS has proposed to create employment for 6,000 persons during a span of five to six years and pump in close to Rs 500 crore in the unit. The other unit would have an investment to the tune of Rs 150-200 crore and may create employment for 1,000 persons within four years. |

-- Supposed to be near completion; being built by Shapoorji Pallonji at a cost of $8 million -- The stadium will have a club house in an independent building to house billiards room, card room, reception lounges and tennis court. The facility will be set up in two phases, entailing an investment of Rs 1,200 crore and Rs 1,500 crore respectively. The first phase of 270 MW capacity is expected to be commissioned by 2010, while the second part will be finished by 2012. Around 60% of the power generated will be supplied to the state power utility, while 25% would be sold to other buyers across the state. The rest will be kept for domestic consumption in the company’s projects, said Mantri Group’s chairman Sunil Mantri. The company has allied with Nitin Gadkari-headed Purti Group which has a 25% stake in Mantri Power Limited-a subsidiary formed to set up the power plant. Mantri Power along with Purti Group, has acquired 100 acres of land at the Bela village. It has been a direct purchase from the farmers through negotiated rates, said the group’s chairman Sunil Mantri. The Purti Group’s existing power plant of 25 MW capacity would be added into the project hiking the total capacity to 565 MW, he added. A few FIIs have been shortlisted and the deal is expected to be finalised by December, said Mantri. The work on the power project is expected to begin within six months. The permission to use land for non-agricultural use has also been obtained from the local authorities, he said. Meanwhile, the Mantri Group has also finalised a deal with a FII for pumping in Rs 100 crore in the 44 acre IT SEZ, set to come up at Butibori. The deal was struck around a month ago, and the investment would be made through Mauritius route, said Mantri, without disclosing name of the FII. Apart from it, the company is also setting up a residential township in an area of 400 acres near the Mihan project. The township would be around two kilometres away from the Mihan site, Mantri said. |
