Well Victor,
If you are able to hang in there (financialy) I advise you not to sell yet.
When the building is almost finished the prices will be increased. Notice that some developers don't sell all the apartments. They sell some of the apartments during the time they are being build, so they take more money themselves. But during the launch they publice that the whole project is sold out (good marketing for selling their later projects...).
Think prices in DSC are between 1200 and 1600 AED/sq.ft. depending on view etc. Good luck!

Project Update

Dear Valued Clients,
In this holiday season we want to wish that the New Year brings a world of happiness,

We would like to take the opportunity to provide an update on our projects Red Residence and
Kensington Royal in the Dubai Sport City. As you are aware these projects were launched
quite sometime back and the delay in commencement of the construction of these two projects
has caused you and us at Middle East Development a great deal of anxiety. On a much more
pleasant note our projects are the first ones in the area where the structural work has
commenced, ahead of even the Canal West project launched by the Master Developer
themselves around the same time as our projects.
But firstly we would like to thank you for the tremendous
patience that you have shown all along this delay and would
like to express our gratitude and appreciation for continuing
to have faith in our organization. I can assure you that this
trust will be reciprocated with a beautiful product and a
substantial return on your investment.
We are pleased to inform you that the structural work for
Kensington Royal has just commenced and we are in the
final stages of the piling of Red Residence. The excavation
work on both the projects had been completed quite
sometime back but unfortunately due the cancellation of the
contracts with our previous contractors we were left with a
gap of several months before the structural work on these
projects could commence with the new contractor. We are
proud of having a prominent UAE contractor Bin Sebt Contractors L.L.C as our main
contractor for both these projects. Bin Sebt has a vast experience and over 15 years of track
record in various projects in the UAE and is one of the most efficient contractors in the
industry today. Our projects coordinator will be constantly passing on the updates to the
customer service department who shall ensure that the same is communicated to you without
any delays. These would also include photographs on a monthly basis starting with a set of
first ones from the 2nd week of February, 2009.

would wish to visit the project site from the 25th of February, 2009 since it would not be safe

received the letter today as well...

finally some positive news... i hope this good start and this positive mood stays long term....

these are very small buildings.... and if there are no further delays.... i still beleive that they achieve the above mentioned milestones.

Pre-payment

Has anyone taken advantage of the early pre-payment and the 5% deduct from the next installment? They are asking for the funds to be sent to their bank account versus the RERA account they have. Any thoughts?

I did not do it, because inspite of numerous requests KR did not send any photographs

I do not know what to make of the letter sent detailing schedule for the KR project. For the last few years I have been told by the sales staff that the work will begin or has started. End of the day there has been no progress at all. and now all of a sudden the do all this. I hope they will live upto the latest promise. I couldnt risk sending more money before the due time, although their appeal of this nature begs the question Are they in trouble?

A few photographs, indicating work in progress could perhaps alay fears. But they have not sent any

I was looking at the main DSC thread and saw some photos taken towards the end of December. At least there is some progress - it is a little hard to tell where KR is in the photos but it does not appear to be anywhere near the stage they indicate.

Looking at the property & investments threads, it is more likely that they have not paid their subcontractors bcause they may be broke

i spoke to Wardha in Costumer services and she said that the podium will be complete in 60 days in KR and RR

Still waiting..

Hi All,

I have just joined this forum and am also awaiting info from MED regarding the development of KR.
I purchased my property in March 06 and have been waiting patiently ever since.
I have requested updates and photos and have not received either. Has anyone actually visited the site or received any photo's?
Needless to say, I am getting very suspicious!!!

I managed to pay in time to receive the 5% discount. This was paid into the escrow account.

May I ask where the rest of you guys purchased your property from? Was it direct from MED or through another property company?

Hello dear fellow owners,

I a m the owner of unit #305.
As everybody else I received the nice letter that sound so good with a schedule a promise of regular pictures etc...
But since then nothing....
Anybody has any thing new ?
I will try to go on site april 4/5th..If they dare to answer me, and I will let you know here about the status.
I bought directly from MED.

No News is more of the same!

This is the reply we got to our follow-up on their promise of regular photos from their update they sent out to everyone at the beginning of the year. Empty promises as usual!

I bought one be flat in KR in Aug 2006. I,ve paid 30% up till now and am very concerned regarding my investment. I always read all forums as a guest but today I had to sign in to post some information I found useful for all of you. Please check a reply I found interesting and also if you check RERA webpage you can see for yourself that there is a registered SCREW acc for KR & RR, however, there is no progression indicators you find for other developments. Also note the name of the new PR who replies your questions.

Further to your email, please be informed that due to current market situation it may not be possible to execute such arrangements made earlier, however management is looking into all the available options and we will try our best to find a feasible solution. I had a feeling that this project was going to be further delayed despite all their assurances and promises. I have emailed MED and requested that they do something about this to compensate the investors as this is totally unacceptable. Failing this, I am organising a trip to visit the site with my solicitor to see if I can take any legal action against them. I will let you know the outcome of this in due course.
I have a sneaking suspicion that MED are trying to cover up a major problem with the development. Hence their lack of progress updates and photo's.
I have reached the end of my patience with them now.
If any of you guys get any further updates, then please share on this forum.
