somehow i hate the location.. doesn't suit with the surrounding... it's onside of river bank actually.... they should make it into parks or something to complete waduk grogol (there's a fountain there, quite good to be public space.. but already ruined by flyovers,bridge, and slums area)... hehh...

yeah, it's sortof right in the middle of slums. but hey, there's gotta be the first to everything, and if those slums are gradually replaced by modern buildings like this one, wouldn't it be good?

what a shame. i guess it would be nice if slums were replaced by skyscrapers, but not next to a river bank! they should leave such spaces open for greenery and plazas or promenades open for the public

Investasi Latumeten City Rp600 miliar


JAKARTA: Agung Podomoro Group kembali mengembangkan proyek baru properti hunian terpadu, Latumeten City, dengan investasi diperkirakan Rp500 miliar hingga Rp600 miliar.
Proyek baru itu dikembangkan di daerah Grogol, Jakarta Barat di areal 5,5 hektare dengan mengembangkan konsep kawasan terpadu yang terdiri dari trade center, ruko, mal, dan apartemen.

Grup pengembang itu menggarap proyek ini melalui pembentukan anak perusahaan bernama PT Cakrawira Bumimandala yang dipimpin langsung oleh bos Agung Podomoro, Trihatma K. Haliman.

Menurut Panhudi Yumono, Chief Operating Officer PT Cakrawira Bumimandala, rencananya proyek Latumeten City akan serah terima dengan pembeli pada Maret 2008 untuk trade mall dan September tahun yang sama untuk apartemen.

"Proyek ini on going dengan target sudah bisa diserahkan mulai Maret 2008 untuk produk trade mall," katanya, kemarin.

Pihak menajemen pengembang tidak menyebutkan secara gablang angka investasi yang akan mereka tanamkan dalam proyek baru tersebut. Namun dari perhitungan angka-angka proyeknya itu diperkirakan investasinya ber-kisar Rp500 miliar hingga Rp600 miliar.

PT Cakrawira sejak Sabtu pekan lalu telah mulai melakukan pemasangan tiang pancang dengan menyerahkan pekerjaannya kepada kontraktor PT Hammer Sakti.

Panhudi mengatakan pihak kontraktor akan mengerjakan proyek yang telah diberikan itu sampai pekerjaan fisiknya selesai.

Lebih jauh, dia menjelaskan penggarapan proyek baru itu telah melalui proses perizinan dengan mengantongi Surat Izin Penunjukan Penggunaan Tanah (SIPPT) No.2534/-1.711.534 dari Pemprov DKI Jakarta.

Sementara itu, Direktur Pemasaran PT Cakrawira Bumimandala Indra W. Antono menambahkan properti yang akan dibangun di areal 5,5 hektare a.l. trade mall 2.951 unit, rumah toko (ruko) 100 unit, apartemen tiga menara dengan total 1.500 unit dengan ketinggian 25 lantai.

Menurut dia, sasaran pasar dari Latumeten City adalah kelompok menengah atas dengan harga berkisar Rp100 juta hingga Rp1,2 miliar.

"Segmen pasar kami adalah kalangan menengah atas, tetapi harganya dapat dijangkau kalangan bawah. Harga per unit kios berkisar Rp100- Rp300 juta dan ruko lebih sekitar Rp1, 2 miliar per unit sedangkan apartemen sekitar Rp200 juta per unitnya" katanya. (Aprika R. Harnanda)

I don't like that area always horrible traffic jam and somemore at night there alot of Kaki Lima stall

200 jeti sebetulnya boleh juga tuh utk investasi, tapi gue ngga tau daerah latumeten itu kayak gimana. sama... gak ada duitnya.

Boleh ni apartment buat investasi, ga mahal pula cuman 180 jetian, lokasinya cukup strategis, cuman sayang surroundingnya deket dengan slum area.

Hey.. i live there.. lol! kmarin aja di rumah "gempa" coz paku bumi trus tuh di blakang rumah ku..

Itu lohh.. kawasan slum... approximatenya di jembatan besi. hahahaha..
Bingung juga sih, kawasan sana mo jadi mal, office, apartment, cinema, fitness center, carefour udah disana katanya. dibilang kumuh juga nggak terlalu sih, rumah2nya udah dari batu bata bukan dari kayu.
pas bebasin tanah itu dari para "penduduk ilegal" susah banget, sampe pake tembakan , gas air mata, dll dll. banyak tentara.. seru2.. hahaha.. Ga kebayang, tanah sekecil itu mo buat bangunan sepenuh ini.. cant imagine.. Let see....

Tapi klo soal strategis jalan emang bener, coz dari sini, akses ke jalan tol sangat cepat dan mudah. Da gitu ga macet2 amat kok
paling macet di kolong lampu merah grogol! hahaha..

FYI : kaki lima udah sedikit berkurang, mmmm.. di bayar sama LC jadi mereka pada pindah. Sepanjang jalan trotoar LC udah bersih.

Artis yang promo jg mayan sih, ada deddy corbuzier, robby tumewu,penyanyi hongkong, dan model2 gitu deh dll, pernah ntn di Metro TV, podomoro group punya
