Najmat Abu Dhabi (meaning star of Abu Dhabi), is the company's first project in the UAE; it is a 20 million square foot community on Al Reem Island, 300m off the north-eastern coast of the capital.

Abdulhamid Saeed, chairman of Reem Investments, said: 'Najmat Abu Dhabi signifies tomorrow's lifestyle today as it sets new world standards of community development within a natural, waterside setting; the blueprint for progressive urban island living.

Saeed said: 'This development has been guided by a masterplan, conceptualised by best of breed world-class talent, and underpinned by an overriding commitment to deliver quality.'

Through the creation of a holistic community, Najmat Abu Dhabi will host a new-generation population of more than 80,000 when it is complete in 2012, with the first homes ready for occupation in 2008.

The infrastructure is expected to be completed in 2008. The project will comprise aesthetic, award-winning architecture across a complete and varied city-to-village infrastructure built around an integrated and efficient road and pathway system.

The buildings will be a mix of traditional Arabian and contemporary architecture, and will be graded in height according to district and marina coast or seaside. As a result, the skyline will rise and fall according to urban design.

To investors, Najmat Abu Dhabi commits to a partnership that is guided by the elements of the world-class masterplan and to managing the process in a hands-on, supportive, non-intrusive yet accessible style.

Pre-sales on the development will start immediately and will target investors and real estate companies for plots of land.

The project will include comprehensive infrastructure, schools, health facilities, public parks and modern public transport systems.

Fifty per cent of the land will be dedicated to open spaces, public parks, children's playgrounds and shaded walkways.


Three distinct districts
The development centres around three districts - business, art and village - and is designed to create a self-sustainable new community, according to Reem Investments' CEO Ibrahim Belselah.

He said:


'The development offers to UAE nationals and expatriates an excellent opportunity for luxurious living as well as investment.'



Najmat Abu Dhabi has been designed with its future residents in mind. With a commitment to keep the build space ratio at 50:50, public parks and spaces built into the masterplan, and 12 kilometres of uninterrupted bicycle trails, the island development will maintain its feeling of open space.

Serving as a gateway to Reem Island as residents cross the bridge from Abu Dhabi city, the central business district (CBD) has the highest density area in the project. A number of 40 and 50-storey mixed use towers wrap around the central location of the retail and the entertainment district, with two iconic 80-storey buildings at the heart.

Najmat Abu Dhabi will leverage its superb waterfront setting with canals and waterways running throughout the entire development and flowing in and out of its three marinas - Nawras, Dolphin and Flamingo.

The marina environment will deliver a huge sense of civic amenities with the Dolphin marina alone have four expansive public spaces where arts events and displayed will take place while floating art galleries will be moored adjacent to it.

The development will be completed with the addition of two five-star hotels and an island resort at the eastern tip of Najmat Abu Dhabi.

but i still didn't get the difference between shams and reem and the moon island?

these are merely part of the same project?

Abu Dhabi: Reem Investments yesterday unveiled residential and commercial projects valued at Dh30 billion for residents and expatriates on Abu Dhabi's Al Reem island.

Expatriates can buy and sell property on 99-year lease. The response to pre-sales has been "over-whelming," said the company's chief.

Ebrahim Bel Selah said the project, called Najmat Abu Dhabi will cover 20 million square feet on the island that lies 300 metres off the north-east coast of the capital.

"Najmat Abu Dhabi will host a new generation population of more than 80,000 when it is complete in 2012 with the infrastructure and first homes ready for occupation in 2008," he said at the second International Real Estate and Investment Show that started yesterday.

"Pre-sales on the development has begun and the response has been overwhelming. We are targeting investors and real estate companies for plots of land of which there are 164 in total."

Until the widely anticipated property law of Abu Dhabi is announced, expatriates can buy and sell on 99-year lease, he said.

Reem Investments, a private company, is one of three developers that own rights to develop the Al Reem Island. The other two are Tamouh Investments and Sorouh Real Estate.

Capitalised at Dh1.55 billion, the company will self-finance the project initially but may opt for bank finance later.

"There is a certain cash flow now from sale of plots and so it is self-financing at this stage. As the secondary market grows, we will tie up with banks and financial institutions," said Bel Selah.

yes they will :) i heard there will be a couple of them some are financed by nakheel and some by private builders

its good to have mosques on the palms but i doubt there will be many to pray there as most residents will be foriegn non muslim people

UK team picked for Reem infrastructure

Local property developer Reem Investments has appointed a UK team of Hyder Consulting with Halcrow for the infrastructure design on its Najmat project. Reem is also close to appointing a project manager on its $8,000 million project.

Located next to the bridge connecting the island to Abu Dhabi city, Najmat will serve as a gateway to the island. The 1.9 million-square-meter development centers on three districts – business, art and village – and is designed as a self-sustainable community. The total built-up area will be 7.5 million square meters. The first construction tenders to be issued will be the dredging and reclamation and enabling works packages, expected by August. The infrastructure is scheduled for completion in 2008. The US’ RNL prepared the master plan.

The Hyder/Halcrow team is also designing the infrastructure for Reem island master developer Bait al-Khidmat (House of Services) and another local developer on Reem Island, Sorouh Real Estate Company.

Reem Developers to build marinas for Najmat


The Bay Centre Marina in Najmat Abu Dhabi as it will appear upon completion. Three marinas will form the cornerstone of Reem's flagship project Najmat Abu Dhabi. The Bay Centre Marina, the largest of the three, will be the business, entertainment and retail hub of Najmat Abu Dhabi.

Abu Dhabi: Reem Developers, a leading UAE property developer, will build three marinas that will form the cornerstone of its flagship project Najmat Abu Dhabi, which is well on course to becoming Abu Dhabi's landmark urban development.

The Abu Dhabi-based developer is currently evaluating bids submitted by contractors for marine works, including the construction of the three marinas.

The marine works are part of the overall infrastructure package worth Dh2.4 billion that will be put to tender at various stages by Reem Developers.

The tender for the marine works, which was opened this month, also covers the construction of pontoons, canals, reclamation works and rock revetment. The tender is expected to be awarded next month. The marine works are then expected to be completed within 18 months.

The three marinas that will be built in Najmat Abu Dhabi - Bay Centre Marina (with a diameter of 250 metres), Residential Marina (with a diameter of 200 metres) and Resort Marina (with a diameter of 180 metres) - are linked by a canal which traverses the spine of the sprawling development from northwest to southeast.

The Bay Centre Marina, the largest of the three, will be the business, entertainment and retail hub of Najmat Abu Dhabi. The reclamation works will create three island parks complete with edge treatment in the form of a rock revetment. The landscaping of the island parks will be included in the next tender package.

Major step

A spokesperson for Reem Developers said, "The opening of the tender is the first major step this year for Najmat Abu Dhabi, a world-class project that has generated tremendous interest in the investor community. The awarding of the contract for marine works will start the process of building the three marinas. It is the first time that an island project of this size and scope has been attempted in the UAE.

"We are aiming to create a sophisticated seafront living community in Abu Dhabi that incorporates the tradition and heritage of the UAE, as well as embracing modernity," the spokesperson added.

The Dh30-billion Najmat Abu Dhabi (Star of Abu Dhabi) is the maiden project of Reem Developers, the real estate subsidiary of Reem Investments, a leading private investment firm.

Najmat Abu Dhabi is being developed on Reem Island, one of several natural islands 300 metres off the mainland of Abu Dhabi.

The final design comes with one marina only..... now preparations are being made to launch the sales of the villas on the island by Reem Developers.
