尖沙嘴租戶嫌租貴偏僻


【明報專訊】對於地鐵九龍站的ICC即將招租,部分尖沙嘴租戶表示,不會考慮租賃,因為ICC附近位置偏僻、租金太貴、商場及商業配套設施不足。另外,有中環的律師行表示,新地如要吸引律師及會計師行進駐ICC,便要將單位租給高檔次的甲級租客。



飲食集團和民(中國)總裁廖傑民說,鄰近地鐵站的ICC交通尚算方便,但每月呎租35元十分昂貴,且附近配套設施如銀行及郵局等亦不足,故不會考慮租賃該商廈。他指出,附近有否價格相宜的食肆供職員光顧,以及上班是否方便,亦是考慮之例。

廖傑民稱,若將辦公室遷離尖沙嘴區,外國供應商或合作伙伴便不懂自行前來,「到時公司要接送,而廣東道一帶酒店眾多,他們由酒店前來辦公室亦很方便」。

該公司現於加拿芬廣場的2000方呎辦公室,每月呎租20元,兩個月後將遷往同區的中港城商廈的4000呎辦公室,呎租維持在約20元或以下水平。

珠寶商寧選紅磡

出口廠商新寶珠寶董事總經理錢昌歲說,尖東永安廣場的辦公室在數個月後租約期滿,但不會續租,將來ICC落成後,亦不會遷入。他說,3年前租下現址辦公室,每月呎租不到20元。

錢昌歲現正另尋地方搬遷,會首先考慮紅磡區,「紅磡地大租平,每月呎租7至8元,且珠寶出口商集中在區內,方便該公司的海外買家前往採購。」

辦公室位於海洋中心的英資百貨公司,其市場經理吳小姐稱,未有計劃擴張辦公室,該公司的九龍區旗艦店設於海洋中心,「辦公室貼近商舖,可迅速回應,即時為商舖提供支援」。

辦公室位於中環的本地律師何綺蓮說,由於該公司所服務的客戶的辦公室集中於中環和金鐘,故遷往ICC的機會較低。

律師行﹕甲級客進駐始有吸力

她認為,新地若要吸引律師及會計師行等服務行業進駐ICC,便要將單位出租給甲級租客。

中銀香港:若本港長遠缺乏商廈或損競爭力,應增加核心地區供應

《經濟通專訊》中銀香港(2388)發表經濟報告指,政府控制土地供應能力較弱,新勾地表只有中環街市為核心區商業用地,該行建議政府要加快核心地區重建,將非商業大樓變更其用途。


報告又提出,政府應加快興建添馬艦總部,以便騰出現有政府總部用地,推出市場拍賣,否則長遠商廈供應出現短缺或會損害香港競爭力

另外,該行又引述近日紐約一項全球辦公室租金成本調查,香港已躍升為全球租金最高地區第二位,僅次於倫敦。

中銀香港認為,由明年至2010年,只有新鴻基地產(0016)及地鐵(0066)合作發展九龍站上蓋,可提供近250萬平方呎寫字樓落成面積,現時市場供應已緊張,新寫字樓在落成前半年或更早時間,已被預租大部分樓面。(cy)

Great update fatshe, harbourside looks quite good with the lighting. This will be spectacular. When it's all done, people will be taking pictures of the Kowloon skyline from the island

A few if these towers will be making the top 100 list.

Can you imagine standing right in the middle of Union Square, being surrounded by 10 buildings over 200m (656ft) in height?

It would be terrible.

I know because I am also surrounded by more than 10 180-meter buildings when I stand right in the middle of the estates I am now living in. It just like you are in the bottom of a well.
(*I live in the new residential area in Cheung Sha Wan of West Kowloon)

Great pictures and drawings

So, ICC would be the third highest building in the world (without antenne). Burj Dubai would be first, Shanghai Financial Center second and ICC third. Nice

I agree, Harbourside's lighting looks really nice. I would love to be surrounded by skyscrapers in the middle of Union Square, it will look spectacular.
