Hardly, since I study London. Pretty much every city in the world was founded on the back of commerce and business. The City is not unique, or at least it wasnt until about mid 19th century, when most of the space in the area was given over almost exclusivelly to offices. But thats off-topic.

El Greco is right. Untill the mid 19th century, there could be no district entirely dedicated to business for a simple reason: transportation.

Before the advent of rail and automotive, it was impossible to move people on a large enough scale to entirely separate residential and commercial functions. People had to live where they worked because commuting was simply impossible.

Before the age of rail, the most advanced model was the one of canal cities such as Venice or Amsterdam that could allow goods to transit at a large scale within the city centre and beyond. This of course became outdated with the industrial revolution.


To answer the second question, La Défense is indeed the largest purpose-built business district in Europe but it isn't even the largest business district in Paris. The QCA (French for CBD) actually extends from the Champs-Elysées to the Paris stock exchange through the Opéra and Saint-lazare train station.

This area hosts nearly twice more jobs than La Défense, though it is declining because it is heavily protected and building size is no longer adapted to the volume of square-meters required by investors to host thousands of jobs on a same site. Facadism does allow entire blocks to be restructurated as a single complex but it is expensive and no longer enough to keep the area competitive.

you got the right point here

A lot of people doesn't understand that st lazare isn't a dedicated CBD but evolving with times and demand!

St lazare for me is just an evolution but not a proper dedicated CBD.
La defense is one.

And it's not because st lazare has more offices today that it will be the case in 20-30 years.

If you had 5-6 big towers+large buildings in m/sq you could overtake st lazare.

People should know the difference between a real dedicated CBd like LD or canary wharf and the "temporary" evolution of the downtown of a city.

Saint Lazare is a CBD, la Défense is not.
CBD means Central Business District.
Saint Lazare is central, la Défense is not.

If I follow your point, most of the existing CBD all over the world like Marunouchi in Tokyo, Midtown in New York, the Loop in Chicago... are not real CBD because these districts are the result of the evolution of a part of the city and not a purpose built area.

No you can't say that LD isn't a CBD because it is the place in businessin Paris which was especially built for this
st lazare is a place where business has been developed.
LD is an ancient industrial area transformed especially for business like CW in London was.

Yes St lazare is central! But what will it be in 50 years?
When all the companies will move on a special dedicated business area with bigger offices and commodities?
