PARIS CRANE SURVEY

OFFICES SUMMER 2013.

http://www.businessimmo.com/system/d...pdf?1372324991

IN FRENCH PAGE 2-5. IN ENGLISH PAGE 8-11.

FABULOUS REPORT OF EVERY BIG OFFICES CONSTRUCTIONS SITES IN PARIS AREA.

The Paris Crane Survey published by Deloitte records all
office construction and completions in Paris and the inner
suburbs during the past six months. The survey includes
all speculative office schemes1
of more than 1,000 m²
which are (a) currently under construction/ comprehensive
refurbishment, or (b) which have been completed since
our last publication. The data is provided by l’Observatoire
Immobilier d’Entreprise du Grecam and covers the period
1*October 2012 to 31 March 2013.
The volume of new office space under construction in Paris
and the inner suburbs has risen 20% since our last report six
months ago, with 1.66 million m² under construction as at
31 March 2013. This total was spread across seventy-three
schemes.
Nineteen new construction projects were started during
the winter, with a total of 400,000 m², up by almost
50% compared with the previous survey. However, three
quarters of these were early-lets2
, reducing the available
space launched over the period to 110,000 m², and
shows investors’ current aversion to risk. So, despite
the turnaround in activity, the volume of available space
under construction remained stable during the period, at
865,000*m².
There were very few completions between October and
March: only seven schemes were delivered, with a total
floorspace of 80,000 m². Two of these schemes, in Paris
(Hôtel de Sénecterre and 107 Boétie), found tenants over
the survey period, with four occupiers taking a total of
4,700 m².
As in our previous survey, 75% of the completed space
had already been let. The 43,000 m² of Société Générale’s
futures trading room at La Défense accounts for more than
half of the new space completed over the period and there
were no other major buildings completed - indeed only
three schemes exceeded 10,000 m², against approximately
ten six months ago.
This 20th edition of the survey marks the first time that the
volume of completed new space in Paris and the inner
suburb market has fallen below the 100,000 m² level. This
is due to the slowdown in the number of schemes begun
in previous years. However, we expect to see completions
accelerate to 750,000 m² by the end of 2013, more than
half of which is currently available.
The take-up of office space in new buildings has more than
doubled since our previous survey, with 22 new tenants
taking leases on a total of 385,000 m² over the period.
This increase in transactions is due to the construction of
early-let schemes, further underscoring the importance of
occupier commitment in the current financing conditions
in particular for bringing forward major schemes. The
importance of these schemes has grown steadily since our
2008 Q3 report. The Eco Campus for Orange in Châtillon
and Crédit Agricole’s Evergreen campus in Montrouge
represent over a third of the this survey’s take-up, with
71,000 m² each.
__________
PARIS
The volume of new office space under construction in Paris
and the inner suburbs has risen 20% since our last report six
months ago, with 1.66 million m² under construction as at
31 March 2013.
__________
LONDON
New construction is up 8% in six months, standing
at 905,000 m².

Not really a project, but interesting read regarding Paris' car-sharing networks.

Quote:
The web sharing economy is booming in the crowded streets of Paris

Walk down one of the narrow streets of Paris and there’s a good chance you’ll stumble upon one of the world’s most sophisticated car-sharing networks. The Autolib electric car system — marked by the tiny, boxy electric Bluecars and the neon-hued electric car chargers — is run by a public-private partnership and currently has some 65,000 users and a goal to have 3,000 cars available this year.

But Autolib isn’t even the biggest car-sharing network in Paris. That would be the one created by upstart Drivy, which has around 10,000 cars and 115,000 users, according to Drivy’s CEO and founder Paulin Dementhon. The three-year-old Drivy, like its American peers Getaround and RelayRides, has created a platform that enables car owners to rent out their own cars to local drivers.

Drivy is one of an estimated nine car-sharing companies operating in Paris. The competition has gotten fierce enough that recently, one competitor (BuzzCar) bought another (CityzenCar). BuzzCar, which has over 50,000 users who share 7,000 cars, was founded by Robin Chase, who also founded Zipcar.

“French romances occupy a central position in the development of medieval European
literature. Their most popular subject matter by far was the Arthurian legend, which, though it
had its origins elsewhere, was first cast in romance form in France: the Round Table, the
tragic love story of Lancelot and Guinevere, and the notion of the Grail quest were all French
innovations."

Lot of people understimate Paris but you have to take in count that Disneyland area add a big value to Paris region. Val d'europe near disney is a big land of constructions & opportunities.
Paris region has more inhabitants than any in west europe.

Paris is tie to tie with London
