Your knees wobble peering down into the cathedral-sized public space just formed by the fast-rising steel frame of the 736-foot “Cheesegrater” tower in Leadenhall. Letting a third of the 47-storey tower to Aon last year helped to stiffen developer British Land’s results on Monday.

Chief executive Chris Grigg produced a solid set of figures for the UK’s second-biggest property company. All the right numbers had plus signs in front of them. BL owns assets worth £10.3 billion, 60% of which are retail. Grigg says the business is “defensively positioned” in an environment which “remains difficult” — a caution reflected in the shares, which yesterday were trading at 490p. The 12% discount also reflects City wariness of landlords exposed to limping retailers.

Hey! Who cares? The sun shone brightly on Tuesday morning during an hour-long scramble around what British Land would prefer everyone please to call The Leadenhall Building.

The Richard Rogers-designed tower will cost a total of £340 million to develop, excluding the price of finance and land. “This is the most complex and challenging piece of engineering I have ever worked on”, says Steve Cork, 48, project director for builder Laing O’Rourke. Indeed. The 612,000-square-foot tower has a backward-leading face that needs adjustable bolts as thick as your arm to keep it pulled upright.

The skeleton will be up by Christmas. The first boatload of 12 acres of cladding has just left China and will begin to be affixed in July by Chinese subcontractor Yuanda, which will wrap things up by next August. More than 80% of The Leadenhall Building is prefabricated. No more than 300 workers will be on site assembling the most advanced kit of parts ever put together for a UK skyscraper, says Cork. That will help speed completion, scheduled for the second quarter of 2014.
