Hey! Who cares? The sun shone brightly on Tuesday morning during an hour-long scramble around what British Land would prefer everyone please to call The Leadenhall Building.

The Richard Rogers-designed tower will cost a total of £340 million to develop, excluding the price of finance and land. “This is the most complex and challenging piece of engineering I have ever worked on”, says Steve Cork, 48, project director for builder Laing O’Rourke. Indeed. The 612,000-square-foot tower has a backward-leading face that needs adjustable bolts as thick as your arm to keep it pulled upright.

The skeleton will be up by Christmas. The first boatload of 12 acres of cladding has just left China and will begin to be affixed in July by Chinese subcontractor Yuanda, which will wrap things up by next August. More than 80% of The Leadenhall Building is prefabricated. No more than 300 workers will be on site assembling the most advanced kit of parts ever put together for a UK skyscraper, says Cork. That will help speed completion, scheduled for the second quarter of 2014.

Critics wonder if this extraordinary and relatively expensive structure will make money for BL, not to mention Canadian retirees in Omers (the Ontario Municipal Employees’ Retirement System), a giant fund that has put up half the cash via its subsidiary, Oxford Properties. Yes, when fully let, appears to be the answer.

City analyst Michael Prew of Jefferies says The Leadenhall Building will be worth a touch under £700 million when fully occupied. BL’s head of development, Nigel Webb, can’t say how much the land and financing add to the £340 million development cost. But it looks like the Cheesegrater will stiffen BL’s annual results in 2015.

Really pleased to see this one rise. Shame the Pinnacle next door has stopped, but I guess it will give Leadenhall a few years as being the City's best skyscraper!

I didn't really mean that view exactly, but from looking the tower dead on it will be blocking a lot of the cluster in a bad way. Oh well.

Agreed, from the South Bank of the river it will completely block out views of the City cluster - but from the West where the best views are it will be on the far right of the cluster and not obscure the view of any of the City buildings.
