Sunrise posts RM43.15m net profit in 4Q

KUALA LUMPUR: Sunrise Bhd posted net profit of RM43.15 million in the fourth quarter ended June 30, 2009 and it iis confident of its prospects for the new financial year given its substantial locked-in unbilled sales.

"Unbilled sales from ongoing projects amounted to RM971 million as at June 30, 2009. Profits from these future billings will be recognised over the next two financial years and will sustain earnings in the near future," it said on Aug 14.

Revenue for 4Q was RM237.35 million while earnings per share (EPS) were 8.72 sen. It proposed a dividend of three sen per share.

In the previous corresponding quarter, net profit was RM44.87 million on the back of RM258.17 million in revenue while EPS were 9.98 sen.

Sunrise said in the 4Q, pre-tax profit was RM53.62 million, up 26% or RM10.9 million from 3Q ended March 31, 2009. The increase was mainly due to sales of 11 Mont’Kiara and Mont’Kiara Residence during the period whereby the group introduced innovative financing schemes.

"With the completion of Phase 2 of Solaris Dutamas, vacant possession has been obtained for purchasers of the five blocks of 8-storey stratified shop-lots and office suites, and three blocks of 8-storey stratified office suites. The construction progress of 11 Mont’Kiara, 10 Mont’Kiara and final phase of Solaris Dutamas are on schedule.

"The global economy is showing signs of recovery and sentiment for properties has improved in recent months. The group’s innovative financing packages for 11 Mont’Kiara and Mont’Kiara Residence have been well received," it said in a statement.

For the financial year ended June 30, Sunrise posted a record pre-tax profit of RM205.8 million, up 2% from RM201.1 million in the previous year. Revenue increased 17% from RM685.8 million to RM803.9 million, while net profit fell 2% from RM159.9 million to RM156.3 million.

Profits for the year were boosted by progress billings for the Group’s ongoing developments, notably 10 Mont’Kiara, 11 Mont’Kiara and Solaris Dutamas, as well as sales of fully completed luxury bungalows at Mont’Kiara Residence.

One-off gains from the sale of office, retail and cark park space at Plaza Mont’Kiara and an Australian asset amounted to RM19.4 million in the financial year 2009, compared with RM46.6 million in the previous financial year.

"Excluding these one-off gains, the group’s underlying pre-tax profit for the financial year would have increased by 21% to RM186.3 million," it said.

Sunrise said the main contributors to the group's financial performance for the year were its ongoing commercial and residential developments, mainly Solaris Dutamas, Mont'Kiara Meridin, 11 Mont'Kiara and The Residence.

"These projects have contributed positively to the group's performance during the year. Save for Mont'Kiara which was completed and handed over in February 2009, the construction progress of the remaining projects is on schedule," it said.

PETALING JAYA: Emkay Group plans to develop in Damansara Perdana a project on a 9.2ha site which will offer four million sq ft of built-up space.

Chairman Tan Sri Mustapha Kamal Abu Bakar said the plan was now awaiting approval from the authorities.

“I can’t give much details at this moment but the development will focus on commercial properties that involve corporate offices,” he said yesterday after the launch of WAN’s Avenue @ Neo Damansara in Damansara Perdana.

Mustapha said the company also planned to sell some of its land as it had about 3,200ha.

“We may sell or enter into a joint venture with other companies to develop our land-bank as it is too big,” he said, adding that the property outlook was improving based on the sales performance of its listed company, MK Land Holdings Bhd.

“An investor had just bought 178 units of Block C at our Armanee Terrace condominiums. This is a big sign that the property market sentiment is picking up again. Our focus now will be on our core products, which consist of The Rafflesia, Armanee Terrace condominiums and Metropolitan Square at Damansara Perdana, to enhance our profit,” he said.

Neo Damansara, with a gross development value (GDV) of RM587mil, is divided into three phases and is scheduled for completion in 2013.

Situated on 3.04ha, the first phase – WAN’s Avenue – with a GDV of RM100mil, has already been sold and handed over to the buyers.

Phase two will consist of one tower block of 374 serviced apartments with an estimated GDV of RM270mil, while the final phase will see a corporate office tower and an eight-storey building with a GDV of RM177mil.

Paradigma Intan Sdn Bhd, a subsidiary of Emkay, is the developer and this is its first project.

Maybank Investment Research said Sunway City (SuncCity) posted a weak 4QFY09 (RM18 million) net profit on slower sales, CONSTRUCTION delays and the absence of new launches.

However, sales have since picked up strongly, it said in a research note issued on Aug 25. To further boost its RM743 million unbilled sales (which provides more than a year’s earnings visibility), SunCity is planning over RM1 billion in new launches for 2010.

"We raise our target price to RM4.20 (from RM3.70) on the improved property market outlook," it said. It had a buy at RM3.28.

On the earnings, Maybank Research said they were its expectations, but in-line with market. Its net profit of RM26 million (up 34% on-year, down 7% on-quarter) was reported for 4QFY09. Besides slower sales and construction delays, the leisure and hospitality segments were affected by the influenza A(H1N1) epidemic.

These were mitigated by steady property investment contributions. The earnings before interest, tax and depreciation margin was flattish on-quarter at 29.4% but 6.3 percentage points weaker on-year on reduced contributions from the leisure, hospitality and healthcare businesses.

"We cut our FY09 net profit forecast by 9% following the latest results release. However, we increase our 2010-11 earnings forecasts on the improved property market outlook.

Maybank Investment Research said it liked SunCity for its stable and mature investment PROPERTIES which contributed 71% of the group’s 12MFY09 EBIT.

"We raised our target price to RM4.20 based on a 25% discount to our RM5.60 realised net asset value (previously RM3.70 on 1.0 times book-value. This is equivalent to 13.3 times forward price-to-earnings ratio," it said.

Dijaya Tropicana development almost at tail end

DIJAYA Corp Bhd's (5401) development at the 250ha Tropicana Golf & Country Resort in Petaling Jaya, Selangor, is almost reaching the tail end, with the scheduled December launch of the RM745 million Tropicana Grande and Tropicana Avenue project.

The two are are among the final three or four developments left in Tropicana.

According to managing director Datuk Tong Kien Onn, there is only 3 per cent or 7.5ha of land to develop in Tropicana. Tropicana Grande and Tropicana Avenue will use 2.08ha and 2.3ha each.

The remaining land will be used to construct purpose-built office towers for investors, Tong told Business Times in an interview in Petaling Jaya.
Tong said Tropicana Grande is the last residential development in Tropicana and he is expecting brisk sales at the launch as it has ready buyers.

Tropicana Grande will featuring four crystalline blocks. It will offer 300 units, priced from RM600 per sq ft, Tong said.

"We are optimistic of sales. The market is improving and there is demand for properties overlooking a golf course. Our pricing is less than half of what is being offered at the KLCC area," Tong said.

Dijaya is targeting existing Tropicana home buyers, and investors from Singapore, Dubai, Hong Kong, South Korea and Japan.

To accelerate sales from foreigner property buyers, Dijaya will launch Tropicana Grande in Singapore in December, Tong said.

Tropicana Avenue, a lifestyle commercial development, will comprise three blocks of nine and 11 storey offices, worth RM205 million.

There will be 359 shop offices and 38 loft offices parked in seven to nine floors, that will seat on top of 50 retail lots in two floors.

"At the moment, we are looking to lease the retail units to control the mix so we can create a lifestyle for our buyers. We will be selling the office suites at RM350 per sq ft," Tong said.

Tong said he expects Dijaya to surpass its 2009 revenue target of RM260 million this year, attributed by sales from the new properties.

Over the past seven months, Dijaya has achieved RM215 million in sales, or 70 per cent of its target.

For the financial year ended December 31 2008, Dijaya posted RM244 million in sales. - By Sharen Kaur

HP executive vice president and chief information officer, Randy Mott, said the campus would host multiple core functions in one integrated location, including an internal global application development centre for HP’s Global IT organisation, a state-of-the-art next generation data centre for outsourcing services customers, a professional center, and a call centre to support HP’s enterprise business customers worldwide.

He said that the global IT application development centre adds to HP’s existing internal network of centres in China, Costa Rica, India and Mexico.

In addition, the HP Cyberjaya campus – expected to be ready by early 2010 - would feature two rooms that include HP’s Halo Telepresence Solutions to allow a lifelike, dynamic, real-time video collaboration environment, to boost business performance, and reduce carbon emissions by cutting travel costs.

Mott added, “We’re pleased to partner with MDeC and the Malaysian Government on this initiative. For HP, Cyberjaya dramatically expands our presence in this fast-growing region, and offers us a developed infrastructure, strategic location, and multi-lingual talent pool.”

Mah Sing plans RM690m project in Cyberjaya

KUALA LUMPUR: MAH SING GROUP BHD has acquired a 115-acre piece of land in Cyberjaya and plans to undertake high-end residential development project with a gross development value (GDV) of RM690 million.

Managing director and CEO Tan Sri Leong Hoy Kum said on Aug 12 the land was acquired for RM130.5 million and would be used for medium to high end residential development.

"As the residential PROPERTIES in Cyberjaya comprise mainly medium range apartments and bungalow lots, we believe there is a pent-up demand for gated and guarded landed properties," he said.

Mah Sing also has the option to purchase 6.32 acres of adjacent commercial land at RM79 per sq ft within six months from the date of the signing of the sales and purchase agreement.

"We are bullish about the future of Cyberjaya," Leong added. Together with this project, named Garden Residence, Mah Sing has a total of 17 projects with remaining GDV and ubilled sales of approximately RM4.4 billion.

Year-to-date, the group has achieved sales of RM543 million, exceeding its full year sales taerget by 1.2 times. The group's unbilled sales stood at RM800 million and would take about two to three years to be realised.

It was also looking at acquiring more landbanks in the Klang Valley and hoped to conclude about three to four deals by this year end.
