Mudajaya gets letter of intent from Crest


March 17 2007

MUDAJAYA Group Bhd has received a letter of intent from Crest Worldwide Resources Sdn Bhd to build "Crest Jalan Sultan Ismail" for RM165 million. The project consists of two serviced apartment towers and office blocks and car park, it said in a statement to Bursa Malaysia. Mudajaya will make a further announcement upon finalisation of the contract and upon receiving the letter of award from Crest Worldwide.

Al Batha, Glomac to build office tower near KLCC

THE Al Batha Group, one of the largest private business groups in the United Arab Emirates (UAE), plans to bring more investors from the Gulf region to Malaysia via its tie-up with local property player Glomac Bhd.



Both Al Batha and Glomac, through a joint venture firm Glomac Al Batha Sdn Bhd, will develop a 40-storey office tower next to the KLCC Twin Towers, a project targeted to take off next year.

Al Batha Real Estate Co vice-chairman Sheikh Salem Mohamed Al-Qasimi said a big part of the building space will be rented out to investors from the Middle East.

"That is what we are bringing in for this joint venture, apart from wanting to be a part of Malaysia's success story. Our direct participation here gives confidence to the Gulf investors," he said.

Sheikh Salem Mohamed said this at a press conference in Kuala Lumpur yesterday after signing the agreement with Glomac for the development of the tower named Glomac Tower.

"A big part of the building will be rented out to those from the Middle East," he said, adding that its relationship with Glomac will be the launching pad for the group to explore more business opportunities in Malaysia which he regarded as an Islamic role model nation.

Al Batha Real Estate is involved in the management and letting of commercial, residential buildings, showrooms, shop lots, villas, warehouses and industrial complexes in the UAE.

Meanwhile, Glomac group managing director Datuk Fateh Iskandar Mansur said the gross development value of the Glomac Tower project is estimated at some RM450 million.

"We are talking to prospective buyers and responses have been very encouraging," he said, adding that once the relevant approvals for the project have been received, they will proceed with serious talks with the buyers. Also present was group executive chairman Datuk Mohamed Mansor Fateh Din.

The Al Batha group is expected to occupy two floors of the building.

Fateh Iskandar said with the partnership with Al Batha, Glomac is exploring the possibilities of expanding to the UAE in the property sector. It is also looking at venturing into India and Vietnam.

Meanwhile, the construction of Glomac Tower will be funded by internal funds and new borrowings. Fateh Iskandar declined to comment if Glomac will issue bonds to raise funds.

The signing ceremony was witnessed by Deputy Prime Minister Datuk Seri Najib Razak, who in his speech urged property developers to raise the industry standards to meet global benchmark.

He said there is a need for developers to be more innovative in packaging products and new concepts to appeal to international investors and buyers.

With the success of Bandar Bukit Tinggi, WCT has also decided to venture out of the Klang market.

About a year and a half ago, the developer secured a 12.6-acre leasehold tract in Kelana Jaya, Petaling Jaya. It plans to put up a building called The Paradigm.

This will comprise six blocks of office suites [6 ???] that include SOHO units as well as a neighbourhood shopping mall of about 500,000 sq ft in size. The projected GDV is RM1.2 billion.

"There are not enough Grade A office buildings in Petaling Jaya. We feel that it's time to offer something like The Paradigm. The site is good as it's situated along the LDP Expressway which enjoys high traffic," says Lai.

Total built-up of this development is about 2.48 million sq ft. Lai expects things to start moving after the second half of the year.

New HSBC Tower

PETALING JAYA: HSBC Bank Malaysia Bhd does not easily forget its roots as proven by its decision to remain at the spot it started 123 years ago.

Rather than relocate to newer and bigger premises to cater to further business expansion, it has chosen to lease a new 24-storey building that will be an annexe to its current headquarters in Leboh Ampang, Kuala Lumpur.

Deputy chairman and chief executive officer Datuk Zarir J. Cama said: “This (Leboh Ampang) was the spot on which HSBC started 123 years ago and we have really prospered during these years.

“Our feng shui here has been very good and I am not going to disrupt it.”

He said it was much more cost effective for the group to refurbish and rent a new building than to move to another place.

Zarir was speaking after signing an agreement with Quill group of companies on the lease for the new HSBC building yesterday.

The Quill group will design and build the 265,000-sq-ft building and then lease it to HSBC. Besides the annexe, the HSBC headquarters will also get a facelift.

Quill group executive director Datuk Michael Ong said HSBC Malaysia would be taking a 15-year lease on the Grade A office building, which is expected to cost RM100mil to develop.

Construction is expected to start in June for completion by the first quarter 2010.

HSBC Malaysia currently leases two buildings from the Quill group – the HSBC Service Centre in Section 13, Petaling Jaya, and HSBC Group Service Centre in Cyberjaya.

On the bank's application for an Islamic banking licence, Zarir said it was still awaiting Bank Negara approval to set up a full-fledged Islamic banking subsidiary.

After opening the four additional branches allowed under the central bank's liberalisation move last year, HSBC Malaysia was now awaiting the central bank's policy on branch licences before planning for more branches in the country.

“We are always keen to open more branches but we will have to wait for the central bank's policy and guidelines before we make any decision,” Zarir said.

my habitat

Hi guys,

great forum and lots of information - I've just registered and am currently living in Melbourne. Amazing skyscrapers in KL now from all your posts. Does anyone have an update on the construction progress on My Habitat serviced residences near City Square/Empire Tower ?
