PETALING JAYA: In what may be Syarikat Prasarana Negara Bhd's most ambitious project yet to unlock value from its real estate, the national public transport operator is partnering with a developer to build a billion-ringgit tower atop its Dang Wangi light rail transit (LRT) station.

The project, won by Crest Builder Holdings Bhd and its 49% joint-venture (JV) partner Detik Utuh Sdn Bhd two weeks ago, is for the construction of a single-block mixed development fronting Jalan Ampang with a gross development value (GDV) of RM1.04bil.

Holiday Inn Express to make Kuala Lumpur debut in 2015
By Lam Jian Wyn of theedgeproperty.com
Monday, 09 January 2012 17:37
http://www.theedgeproperty.com/news-...t-in-2015.html

KUALA LUMPUR (Jan 9, 2012): Malaysia’s first Holiday Inn Express is expected to open its doors in 2015, the brand’s operator InterContinental Hotels Group (IHG) announced in a statement on Monday, Jan 9.

IGH had inked a deal with regional property investment and development group RB Capital to manage the 200-room Holiday Inn Express Bukit Bintang, which will come up next to RB Capital’s 26-storey 33 Jalan Sultan Ismail and near shopping centres such as Lot 10, Pavilion Kuala Lumpur and Starhill Gallery.

Under the deal, the hotel will be built by RB Capital’s subsidiary Amsterling Hotels Sdn Bhd.

"Holiday Inn Express is a well-established brand that meets the demand for an international standard hotel that offers fuss-free comfort, convenience and value in great locations,” said IHG CEO for Asia, the Middle East and Africa Jan Smits.

Meanwhile, RB Capital Group CEO and founder Kishin R K said: “The Holiday Inn Express brand resonates well with the rising number of mid-tier business and leisure travellers visiting this part of the world.

“With the soaring and steady growth we’ve seen in the tourism and hospitality sectors across Southeast Asia, we are certain there are opportunities for strong growth and development in this area. We see Kuala Lumpur as a particularly strong market, especially now that Malaysia has placed tourism high up on its policy agenda.”

The new hotel is expected to offer complimentary breakfast and WiFi and facilities such as self-service business centres and gym, as well as the Holiday Inn Express’ mainstay that is the ‘Great Room’ which fuses a lounge and a bar.

The group’s hotel arm RB Capitals Hotels is currently building the Holiday Inn Express Clarke Quay in Singapore.

Featuring 400 to 500 rooms, it will be largest one in Southeast Asia that is expected to open in 1Q2013.

Holiday Inn Express Bukit Bintang is part of 470 new hotels in the pipeline for the brand. In the Asia-Pacific, there are 31 hotels with 51 new ones also coming up in India, Thailand and Indonesia in the next few years.

Families bid final farewell to Kg Kerinchi flats
By Anisah Shukry | The Malaysian Insider | April 14, 2012
http://www.themalaysianinsider.com/m...kerinchi-flats

The low-cost Kampung Kerinchi flats are earmarked for redevelopment under
the urban renewal scheme and its residents will be relocated. - Picture by Jack Ooi

KUALA LUMPUR, April 14 — Thirty-four families who were forcibly evicted from their flats in Kampung Kerinchi here bade their final farewell today to the rundown premises that had been their home for generations.

For the residents, their time living within the building’s weathered halls and walkways ended bitterly when they received a notice from the Federal Territory Land and Mines Office ordering their evacuation on March 26.

According to the notice, the low-cost Kampung Kerinchi flats had been earmarked for redevelopment under the urban renewal scheme and its residents had to be relocated.

But despite being offered new, alternative homes and compensation, the families are finding it hard to accept their new lives elsewhere.

Hayati Haron, 53, said that she had lived here for 50 years with her husband and son, and the flats held all her memories.

“I got married here, my son got married here...what is the RM 7,300 compensation compared such memories?” she said.

“The new flats we’ve been moved to are nice, but they don’t make up for this bitter experience.”

Shop owner Nor Azlan Haron (picture) , 44, had suspended his business for over a week because the new flats in Muhibbah PPR do not have sufficient shop lots to accommodate him.

Another resident who only wanted to be known as “Pak Anjang” said that although the flats were small, he was happy with his old home because it was located close to public facilities.

“I can take the LRT from here, the bus, there’s a hospital nearby...this place is fit for millionaires!” said Pak Anjang.

“When I first moved in here, it was so long ago that I didn’t have this,” the 70-year-old joked, indicating his flowing grey beard.

Lembah Pantai MP Nurul Izzah Anwar, who was also there, insisted that the residents were not being unreasonable for originally refusing to vacate their homes.

“They are the rightful owners of the flats. They are not squatters — their rights should be respected. Don’t treat them like they’re idiots,” she said.

Mohd Idrus Tukiran of the Kampung Kerinchi Flat Action Committee said that they planned to lodge a report to the Human Rights Commission (SUHAKAM) for the physical and emotional pressures the residents had experienced.

The majority of the flat owners who had agreed to move have been relocated to PPR Kerinchi, and their rent for the next three years will be paid for by the developer to Kuala Lumpur City Hall (DBKL).

The Sun reportd that they had signed an agreement with Suez Domain, and will be offered 860 sq ft medium-cost apartment units worth between RM300,000 to RM400,000 at the same site once construction is completed.

The developer offered to buy back the apartment units at RM125, 000 each if the flat owners do not want to move in.

The Kampung Kerinchi low-cost flats were built by PKNS in the 1970s.

Most of the flat owners are senior citizens.

Risda to build new headquarters worth RM42 mil
Posted on 8 July 2012 - 08:41pm
http://www.thesundaily.my/news/428435

JOHOR BAHARU (July 8, 2012): The Rubber Industry Smallholders Development Authority (Risda) is building its new headquarters costing RM42 million in Ampang Hulu, said its chairman, Tan Sri Rahim Thamby Chik.

Called 'Graha Risda', he said the 28-storey building would be built on 0.2ha of 1.2ha land owned by Risda and it would take three years to complete.

"The developer will acquire the rest of the land and build the headquarters at no cost to Risda," he said after the closing of the 17th Risda Games at Universiti Teknologi Malaysia here today.

Risda's office in Jalan Ampang will be relocated to the new headquarters when Graha Risda is completed while the old building will be rented out to its subsidiaries or private companies, he added.

Risda is following the footsteps of Felda by having a new headquarters to boost its image, he said, adding that the new headquarters would be equipped with a 1,200-capacity hall and sports facilities.

The groundbreaking ceremony of Risda Graha is expected to be held soon.

In another development, Rahim said Risda would launch a football team named Risda United and a fund had been approved by Risda board of directors to enable it to scout for players.

At the Risda Games, Risda's Central Region was adjudged the winner followed by the East Zone as the first runners-up and the North Zone, the second runners-up. – Bernama
