YNH Tower - 50 Storey



Downtown Kuala Lumpur

YNH's main revenue earner in the Klang Valley is the RM218-million Lot 163. The 29-storey serviced apartment-cum-corporate suite project with a retail component sits on a 1.04-acre freehold site on Jalan Perak near KLCC.
This project was launched two years ago, with sales totalling 90% so far, with the bulk of the revenue to be realised during the current and the next financial year. YNH's financial year ends in December.

On Jalan Sultan Ismail, next to Shangri La hotel, is the RM1 billion YNH Tower which will sit atop a three-acre freehold parcel acquired from Danaharta in mid-2004 for RM63 million. The project, expected to be launched this year. It comprises a 50-storey office tower with a retail component. According to the source, the joint-venture partners are negotiating with several parties, including a real estate investment trust, to sell the tower en bloc.

YNH also has a two-acre leasehold parcel off Jalan Sultan Ismail, next to the 45-storey freehold Cendana on Sultan Ismail. The project, with a gross development value (GDV) of RM200 million, will be launched in 2009.

Recently, YNH announced that its subsidiary Kar Sin Bhd had reached an agreement with Great Wall Park Sdn Bhd to purchase the latter's 0.7-acre freehold parcel located on the Federal Highway near MidValley City. The developer is planning a condominium project with a GDV of RM100 million on the site.
For sure, YNH is moving into the big-boy league of developers.

Background Information
A design exercise initiative carried out by our office to explore design possibilities that would make the Kuala Lumpur Cite Center (KLCC) an exciting place to visit. Our exercise is aimed at enhancing the development value of the Kuala Lumpur City Center so it can be well known to the world due to its various attraction.





The 40 hectares or 100 acres KLCC development is one of the largest real estate development in the world. The master plan design was designed on the winning entry submitted by Klagas, Carter, Vail & Associates from the USA in 1990. It provides for 22 commercial plots of land to be located along the perimeter of a 50 acre central park. The central park, which is already completed, was designed by the renowned Brazilian Landscape Architect, Roberto Burle Marx. It was one of his last great works. The project started in 1997, with the building of once tallest building in the world; The Petronas Twin Towers (it is now the tallest twin towers in the world). In 2004, the following buildings are completed; The Twin Towers Shopping Center, Mandarin Hotel, a Mosque, Exxon Building and Maxis Tower. Under construction are the KL Convention Center, Exclusive High Rise Service Apartments and a Business Hotel .

PETALING JAYA: Whether it is for investment or occupation, location is an all-important criterion for purchasers.

PJ Development Holdings Bhd has this in mind while planning the integrated development of Impian Meridian. The three-in-one development combines residential, retail and office units.

A high-tech oasis in the middle of Subang Jaya, Impian Meridian offers 481 residential suite units, 48 Commerz Shops and 40 office suites on 2.71 acres of freehold land behind the Summit, SEGi College and the Hei-Tech Village.

The commercial units face the Kesas Highway.

Residential units, however, have an exclusive and separate entrance from the commercial and retail area, according to chief operating officer Lim Lian Seng.

With the first three floors dedicated to retail and office space, two floors reserved for parking, and the seventh floor for facilities such as squash courts, swimming pool, barbeque area and garden, buyers of residential units could be assured that there would be little street noise, he said.

“We believe in giving buyers value for money in both location and price,” Lim told StarBiz.

Impian Meridian's easy access to the Damansara-Puchong Highway, Kesas Highway, North-South Expressway, Federal Highway and the New Pantai Expressway means residents and workers can get to any point in the Klang Valley conveniently.

Another plus for the development was the higher ceiling height of 11ft for the residential units versus the usual 10ft or less, Lim said.

Being in the heart of USJ, also made it a prominent location within the college belt, which meant promising rental yields, Lim said.

Residential suites have a built-up area ranging from 995 to 1,302 sq ft, with a price tag of from RM273,800 to RM437,800.

Commerz Shops have built-up areas of 2,645 to 7,702 sq ft with prices starting from RM873,700 for a three-storey en bloc.

Meanwhile, office suites range from 607 to 2,050 sq ft, and are priced from RM140,200.

Tower A, which will house 286 residential and commercial units, was launched in mid-February and 75% have been sold so far.

The 283-unit Tower B is set for launch next month.
