Mont Kiara, is a northern suburb of Kuala Lumpur, Malaysia. It is strategically located at the heart of Klang Valley. Located adjacent to Sri Hartamas, Mont Kiara is only a 15-minutes drive to either Petaling Jaya or downtown Kuala Lumpur. Taman Tun Dr. Ismail is only 5 to 10 minutes drive via the Penchala Link tunnel on Sprint Expressway.

THE next two years will be a busy one for Sunrise Bhd as the developer will be launching its first project in North America, a 4.8-acre site in Richmond, Canada, as well as three new products in its flagship development of Mont’Kiara Integrated Global Village.

Sunrise executive chairman Tong Kooi Ong (pix) said overseas ventures are vital to the future of the group. “Although the gross margins from developing in Canada are not as high as Mont’Kiara’s, we need to be farsighted and consider going offshore should things slow down on the local front,” he said, after the company’s 38th annual general meeting in Kuala Lumpur yesterday.

Sunrise will be developing 700,000 sq ft of apartments with some commercial elements in Richmond, a suburb south of Vancouver. The site, which was bought for RM112 million in June will be launched by June 2009 and construction, is slated to begin in mid-2008.

In Sunrise Mont’Kiara, Tong said it will not only be launching MK28, MK20 and 19 bungalows in The Residence, but have managed to sell all units in [email protected] Mont’Kiara. “Without being officially launched, all units in [email protected]’Kiara, except the 30% bumiputera allocation have been sold. MK28 will offer 1.1 million sq ft of condominiums at a slightly lower premium range than [email protected]’Kiara. MK20 will have components of a shopping mall, offices and
residences,” he said.

The scale model of MK11

The RM800-million [email protected]’Kiara is Sunrise’s latest 6-star luxury condo, with five towers with a stunning sky bridge. The 5.4- acre project houses 342 condo units with sizes between 2,068 and 7,688 sq ft and prices from RM727 psf.

Meanwhile, the developer will be completing the construction of 19 bungalows at The Residence by March 2008 and units are being built under the build-then-sell concept. The project is a bungalow precinct comprising 47 residences with sizes ranging from 7,500 to 16,000 sq ft.

Tong said that its landbank is a major input to the group’s production and key to its future. “During the year we used 7.35-acres in Mont’Kiara for [email protected]’Kiara, while we acquired another 4.68 acres. Our Mont’Kiara landbank stands at 85.16 acres. Sunrise also bought a 1.81-acre plot in the Kuala Lumpur city centre. We plan to build over 500,000 sq ft of office space,” he said.

On two business areas (the Seremban Forest Heights township and a 58-acre plot in Kajang) where Sunrise continued to perform poorly, Tong said that they are looking into ways of improving.

“We are considering whether we want to continue selling the units in our joint-venture project with Singapore’s MCL Land in Seremban or to slow down the development, while waiting for the natural demand to pick up,” he said.

Sunrise posted record quarterly earnings for the first quarter of its June 2008 financial year-end, boosted by the sale of retail units and car parks in Plaza Mont’Kiara, higher sales of existing launches and progressive billings from its on- going projects.

For the three-month period ended Sept 30, Sunrise recorded a turnover of RM220 million, a 114% increase and pre-tax profits of RM85.6 million, a 179% hike compared with the previous year’s corresponding quarter.

The group’s unbilled sales stood at a significant RM1.3 billion, one of the highest among Malaysia’s listed property companies. For the financial year ended June 30, 2007 Sunrise achieved a 55% growth in revenue to RM558 million from 2006’s RM359 million.

CIMB-Mapletree has agreed to purchase one block of YNH Property Bhd's Ceriaan Kiara project in Mont' Kiara, according to sources close to the deal.

The project comprises two luxurious condominium blocks, each with 119 units, located opposite the Garden International School.

StarBiz learned that the acquisition had an estimated gross sales value of over RM60mil. It is understood that there would also be other deals with CIMB-Mapletree soon.

YNH has sold over 85% of the units in the other block.

It is learnt that the capital value of similar properties in the Mont' Kiara area has risen about 20% from a year ago. At present, the selling price is RM450 to RM600 per sq ft.

The Ceriaan Kiara project, currently under construction, is about 30% completed and will be fully finished in 2009.

CIMB-Mapletree is a joint venture between CIMB Real Estate Sdn Bhd, a wholly owned subsidiary of CIMB Group, and Mapletree Capital Management Pte Ltd, a wholly owned unit of Mapletree Investments Pte Ltd.

Mapletree Investments, in turn, is wholly owned by Temasek Holdings (Private) Ltd.

Recently, YNH Property appointed Fraser Hospitality Pte Ltd to manage its RM300mil Lot 163 Suites project in Jalan Perak, Kuala Lumpur.

Fraser Hospitality, which is a wholly owned subsidiary of Fraser & Neave Ltd, is an international serviced residence management company providing consultancy and other services.

SINGAPORE tycoon Kwek Leng Beng will be building a 42-storey high-end condominum next to his Grand Millennium Hotel. The convex golden steel and glass structure will be located next to the newly refurbished Grand Millennium, along Jalan Bukit Bintang and will have an additional 15-storey crown.

“It will be iconic and special,” says Kwek.

Known as Millennium Residence, the project will be developed by City Developments (Malaysia) Sdn Bhd, with its headquarters in City Developments Ltd (CDL), which is part of Singapore’s Hong Leong group of companies.

World renown architect Carlos Ott

CDL developed The Sail @ Marina Bay, The Oceanfront @ Sentosa Cove, One Shenton and St Regis Residences, Singapore. The company has built more than 20,000 luxury homes and today manages close to five million sq ft of lettable commercial and residential space in Singapore and the region. CDL has a presence in over 20 countries with over 250 subsidiaries in five companies listed on the stock exchange of Auckland, Hong Kong, London, Manila and Singapore.

The last several years, developers from Singapore have been buying up land or entering into joint ventures to build high-end luxury condominiums in the Klang Valley.

Having been in the real estate for four decades, he is building his first condominium in Malaysia.

“We have a lot of properties and land bank in Singapore. We are in the country we know best. Today, it is not so much about financial resources. If you are a good company, you can get all the financial resources. It is about talent. Our policy is to put the best people we have in the place they know best. If you are doing very well in your hometown, that is wonderful.

“My strategy in the hotel industry is the same. I have people who want to buy my hotels. I have been operating as a hotelier for so many years and with the appreciation of land, now is the time to unlock value. And the trend today is a combination of hotel and serviced apartment, with the hotel providing the service. We are in a position to do that with Millennium Residence. In short, we remain at the forefront of the industry. And we see some international chains following us.”

Kwek personally saw to the design, which is by world renown architect Carlos Ott whose work includes Opera de la Bastille in Paris, the National Bank of Dubai in the United Arab Emirates. His more recent masterpieces include One Shenton and The Solitaire and the Cliveden in Grange luxury apartments in Singapore.

Millennium Residence will complement the hotel both in terms of architecture and colour. The exterior will be gold, with lots of glass and steel and it will have a total of 135 units with one, two and three-bedroom units. It will be launched the first half of next year.




World renown architect Carlos Ott


The pricing has not been decided but it will be around RM1,800 per sq ft. Demand is expected to be good because of its location and despite the more than 20-over condominium projects (totalling 5,000-odd units) that will be launched next year.

“There will be a market for this, because of its location. The quality will be there,” says Kwek.

The units will be fitted out with Bravat sanitaryware, Hansgrohe fittings from Germany, Legrand lighting control system from France. The kitchen features German brands including Miele cooker hood and hob, build-in oven, Bosch refrigerator, washing machine and dryer.

“We will give value for money and buyers will be happy. I have three funds who want to buy en bloc. I also know long-staying guests who are interested. Even if there are 8,000 units in Kuala Lumpur, there will be demand because of this location.”

Kwek says the concept of apartments serviced by a fine hotel is currently very popular in Singapore.
