Sunrise posts record RM201m pre-tax profit in FY08

KUALA LUMPUR: Sunrise Bhd posted a record pre-tax profit of RM201.12 million for the financial year ended June 30, 2008 (FY08) versus RM157.39 million a year earlier despite operating in a challenging property market.

Net profit surged 48% to RM160 million from RM108 million on the back of a 23% rise in revenue to RM685.83 million from RM558.1 million. Earnings per share (EPS) rose to 35.7 sen from 26.06 sen.

No dividend was declared as it had distributed treasury shares to shareholders on Jan 11 this year, which was equivalent to its dividend policy of paying 35% of its net profit. It declared a dividend of 11.4 sen in FY07.

Sunrise executive chairman Tong Kooi Ong said notwithstanding the policy and while the company would want to pay dividends in FY09, it was still too early to commit on a payout as it depended on the strength of its books and sales.

Commenting on the FY08 results, Tong said the bulk of the increase in revenue came from its commercial development, Solaris Dutamas and residential developments such as 10 Mont’Kiara (MK10), Mont’Kiara Meridin.

It also registered maiden revenue and profit from its high-end residential development project, 11 Mont’Kiara (MK11) and bungalows at The Residence. However, the higher revenue was offset by lower contributions from Kiara Designer Suites, Mont’Kiara Banyan and Solaris Mont’Kiara, which have all been completed.

Speaking at a media briefing yesterday, Tong said Sunrise’s margins declined marginally from 36% to 32% in FY08 due to higher building material costs and product mix. He said steel costs rose from RM2,200 per tonne to RM4,000 per tonne in June this year and was now stabilising at RM3,800 per tonne.

“Going forward, our margins will be fairly stable as we have products with good margins. I believe our margins will not be worse off moving forward. Our challenge will be to manage costs and on time construction schedule,” Tong said.

He said Sunrise was confident of its prospects in the current fiscal year as it had substantial and locked-in unbilled sales from ongoing projects of RM1.3 billion as at June 30.

Of the total unbilled sales, some RM1.23 billion is from its three higher-margin projects — MK10, MK11 and Solaris Dutamas. “The profits from these future billings will be recognised substantially over the next two financial years,” he added.

Nonetheless, Tong said Sunrise would be deferring the launch of some projects pending an improvement in market conditions. He added that Sunrise could afford to delay launches as it was sitting on the huge unbilled sales.

“Launches will be timed with market conditions, more clarity for demand and raw material costs,” he said, adding that its future pricing depended on demand and costs although it may not fully pass on the cost increases towards protecting margins.

“To do so will go against our brand proposition of creating value for buyers, to provide decent yields and capital appreciation prospects. We will continue to widen product mix and market reach,” he said.

Tong said its gearing increased in FY08 due to asset acquisitions, namely Angkasaraya, Lot 121 KL and some parcels of land in Mont’Kiara and in Richmond, Vancouver in Canada amounting to RM400 million.

“We are comfortable with our portfolio of land assets and don’t foresee major acquisitions requiring cash in the near term,” he added.

Tong expected the gearing to rise further due to construction funding for the MK20 and Canadian projects, both on a “build and sell” concept.

On the rationale of having undertaken a private placement exercise despite a depressed share price, Tong said: “We have lots of (credit) lines available but it will constrain our debt-to-equity ratio”.

“We would have liked to place our shares at a higher price but that was the reality of the price then. If the market had been very good, land prices would also have been very high and certainly, opportunities would not have come about.

“For us, it was looking at the total opportunity and at the end of the day, it evens out.”

Also, he said half of the shares placed out to bumiputera investors were done at market prices and not at a discount.

He added that the private placement, which raised proceeds of RM62.8 million, would be used to reduce borrowings and fund operating cash flows.
