Ritze Perdana 2 is located at Damansara Perdana, just 2 minutes away from Ikea and Tesco. This is a leasehold development by MK Land, the main developer of the entire Damansara Perdana enclave. Location is very strategic if you want convenience. Everything is within walking distance, from eateries to shopping malls to grocery stores. I have always maintainced that while MK Land's reputation is not as good when it comes to quality of finishes or delivery, they are fortunate that Damansara Perdana is a very well sought after neighbourhood and this naturally elevates demand for their products.

Glomac looks to foreign JV partners to expand local business

PETALING JAYA: Glomac Bhd plans to tap the funding resources of its foreign joint-venture (JV) partners to expand its business locally, given the tight lending environment in the country, its managing director Datuk FD Iskandar said.

“Funding in Malaysia is quite stagnant. So, we are bringing in foreign investment. When you have a partner that comes from the Middle East, they actually also help us sell our products in the Gulf states,” he said.

Glomac is currently developing a commercial building, the Glomac Tower in Kuala Lumpur’s business district, on a joint-venture basis with the Al Batha Group which is one of United Arab Emirates’ largest private firms.

Chairman Tan Sri FD Mansor said: “We hope to continue with Al Batha group, expanding joint ventures in this country. We are also looking at other companies with the same interest… Now, we join venture with foreigners.”

FD Iskandar said it was important to draw investors into the country as many big contractors had pulled out from local tenders to focus on the Middle East due to the recent jump in the cost of building materials in the country.

The Glomac Tower, which is located at the intersection of Jalan Pinang and Jalan P Ramlee, was sold en bloc for RM576.8 million even before its construction began in the first quarter of this year.

Glomac posted a 9% increase in net profit to RM35.1 million for the financial year ended April 30, 2008, on the back of a 10.4% rise in revenue to RM323.9 million.

The company has 1,000 acres (405 hectares) in its landbank worth an estimated RM3.5 billion in gross development value.

FD Iskandar said the company expected its top line to continue growing as demand for high-end properties would remain strong. Nonetheless, it would be a challenging time ahead as the construction costs had risen by 30%, he added.

Meanwhile, executive vice-chairman Datuk Richard Fong said Glomac was also considering entering the Middle East market but there had not been a concrete plan. Glomac is already present in Thailand and Australia.

SP Setia extends home loan package

SHAH ALAM: SP Setia Bhd has extended its home loan package on all its residential properties in the Klang Valley, Johor and Penang until July 19 following favourable response from homebuyers.

The property developer first launched the financing package Setia 5/95 Home Loan Package on Jan 19, 2009, which requires only a 5% down payment with no interest payable during construction period. The purchaser only begins servicing the 95% loan upon completion of the property construction.

"We are delighted with the overwhelming response received under the programme. Total sales to date on our existing projects have reached RM500 million," its president and chief executive officer Tan Sri Liew Kee Sin said in a statement today.

With the home loan extension, Liew also said registrants for its existing projects and upcoming new project launches — Setia Vista, Solace Apartments at SetiaWalk and luxury high-rise Setia Sky Residences on Jalan Tun Razak — would qualify for the loan.

"We believe the response to our home loan package indicates that the market has not lost interest despite external economic pressures.

"Malaysia's strong fundamentals will see us through these difficult times and I would like to call on industry players to do their part to help stimulate the country's economy," he said.

The five financial institutions supporting the campaign include Direct Access (a division of CIMB Bank), Malayan Banking Bhd (Maybank), Public Bank, EON Bank and AmBank.

Acmar expects RM640m sales from condo project by Q3

ACMAR International Sdn Bhd is optimistic of selling two residential blocks at its D'Rapport @ Ampang project in Kuala Lumpur for RM640 million by the third quarter this year.

The Klang-based developer's confidence is boosted by enquiries from serious buyers in Saudi Arabia, Iran, Pakistan and Korea, group managing director Datuk Steven Tee said.

D'Rapport is designed specifically to cater to expatriates and participants of Malaysia My Second Home programme. It will be developed on 25ha of leasehold land, next to the South Korean Embassy along Jalan Nipah, off Jalan Ampang, in two phases.

The first phase, called Festa and worth RM1.6 billion, is scheduled to complete by December 2010.

It will comprise five 38-storey condominium blocks offering 1,099 units with built-up sizes ranging between 1,100 sq ft and 2,230 sq ft.

Tee said two blocks are open for en bloc buyers. The rest are for individual purchasers.

Since the sales launch four months ago, 200 units worth RM250 million have been snapped up by buyers from Korea, Singapore, the Middle East and Malaysia, Tee said.

"We hope to achieve 100 per cent sales by December, recognised instantly as we bill," he said.

The Festa units are pegged from RM900 per sq ft or RM880,000 each to RM1.98 million. Penthouses, with built-up of 4,496 sq ft, are worth around RM5.2 million.

Perspektif Masa Sdn Bhd, a unit of Acmar, yesterday appointed Asian Finance Bank Bhd (AFB) as the global property distribution agent for D'Rapport, and end financier for prospective buyers.

AFB will market the condominiums in South Korea, Iran and the Middle East.

Chief executive officer Datuk Mohamed Azahari Kamil said despite the difficult economic times, the bank, in its effort to stimulate growth in Islamic financial products, will continue to lend.

"This venture to promote luxurious condominiums to the Korean and the Middle Eastern markets via our home financing should be perceived as the initial step towards promoting Islamic finance to the Koreans for financing their property in Malaysia," he said.

An agreement was also inked with Sabah Development Bank Bhd, which will extend RM601 million in credit facilities to Acmar, to build the five blocks.

Acmar will appoint by next month, contractors from Korea and China for the superstructure work.

Putrajaya is not such a complex since Putrajaya is a Federal Territory just like the city of Kuala Lumpur and the island of Labuan

For what I can see, eventhough it is not a complex and under the Federal Territory, the road are well situated already in terms of urban planning, do the government have the visionary plans for all this places in the near future and the future to come? like I say in American they have the area priority development for those lot owned by the government, this designated precints indicated in the map, how you explain it in terms of zoning like says where is the institutional, residential, commercial, sports facilities and so forth, please comment on it, thanks.

Structure Plan
In terms of development framework, Precinct block is used. Precinct blocks are like planning zones which can be parceled into several neighborhood units. The entire area is divided into 20 distinct Precincts and each precinct is demarcated by roadways or green spaces. Broadly, the Core Area consists of the five (5) precincts (Precinct 1 to Precinct 5) and the remaining 15 precincts are located at the Periphery Area. Each precinct has a neighborhood commercial site; public facilities include public school and complex site.The clear demarcation assists to reinforce the identity of each precinct and also facilitate implementation of the project. All precincts have residential area with the exception of Precinct 1 (Government Precinct) and Precinct 13 (Wetland and Utility).

PRECINCT 1
This Precinct is located at the northern end of the Core Area. Most of the Federal Government Ministries, Departments and Agencies are located here. This precinct occupies a peninsula bounded by the lake and wetland on the west and the east, with the Prime Minister's Office (Perdana Putra Building) overlooking the Dataran Putra.

PRECINCT 2
This Precinct, forming the northern gateway to Putrajaya Core Island, incorporates commercial and government buildings, parks, open spaces and residential areas.

PRECINCT 3
This Precinct is being developed to house Ministries and institutions related to the development of the arts and culture.

PRECINCT 4
PRECINCT 4 will be developed as the main commercial and business district of Putrajaya. So named to reflect its primary purposes, the Commercial Precinct (Precinct 4) is highly urban and dense. The Precinct will be well serviced by local roads, open spaces and several pocket parks, around which it is organized. Within this precinct located a few pockets of residential uses to ensure that the place is vibrant at all times.

PRECINCT 5 is being developed for convention and recreation purposes. Besides the Convention Center, other facilities will include sport academies and water based recreational activities.
