Cyberview promises to improve facilities

THE landowner of Cyberjaya said they would do their best to improve the facilities for the benefit of those working and residing at the intelligent city.

One of the benefits introduced for the local community here is the Park and Ride facility which was criticised for the poor shuttle service.

Cyberview Sdn Bhd managing director Redza Rafiq refuted claims that the Park and Ride service known as The Shuttle was inefficient although it was free.

Redza said since they have been given the mandate to spearhead the entire development in Cyberjaya, they have made efforts to ensure that Cyberjaya was developed in accordance with the MSC Malaysia guidelines.

Residents and the working community in Cyberjaya have complained that the shuttle service is always delayed and does not follow the schedule.

Redza pointed out that apart from the shuttle service, Cyberjaya is also serviced by the Dedicated Transportation System (DTS).

Both the service are operated by RapidKL and Redza said there could be some confusion on this.

Redza said while he is in no position to comment on the DTS, he was however sure that the Shuttle buses operate on schedule.

There are two Shuttle services — Shuttle 1 servicing the northern areas of Cyberjaya which includes the Limkokwing University, Persiaran Semarak Api, Cyberjaya Community Centre and the Lake Gardens while Shuttle 2 covers the southern region where the commercial offices are located.

“There is overlapping of routes for the Shuttle 1 and a stage bus that operates between Cyberjaya and the Putrajaya Terminal. This is where the confusion arises. However we are brave to say that the Shuttle service keeps to their schedule as the route covered is not long and drivers are able to meet their 15 minute intervals,” said Redza.

Redza said there were 160 buses plying in and around Cyberjaya and to areas such as the KL Sentral, LRT Gombak, Bangi, Klang Parade, Seremban and Banting.

Redza said the company has a service agreement with RapidKL to provide a good and efficient transport system with some routes working round the clock.

Both the foreigners and the locals have commented that Cyberjaya is no longer the city they once knew when they first arrived here a few years ago.

The working community has put the blame on the police and the Sepang Municipal Council (MPSp) for their poor enforcement.

Following this the MPSp and the police decided to come down hard on stubborn motorists and started issuing summonses to owners of vehicles parked along the road shoulders and those obstructing traffic.

KLIA Transit











KLIA Transit is a rail service linking Kuala Lumpur, the capital of Malaysia and KL International Airport (KLIA) as well as three other stops in between. It is operated by Express Rail Link Sdn Bhd (ERL) and shares the same tracks as the KLIA Ekspres, but KLIA Ekspres only provides direct non-stop services between Kuala Lumpur and KLIA.

Emkay to build RM4.3b Cyberjaya projects from 2010

EMKAY Group, controlled by developer Tan Sri Mustapha Kamal Abu Bakar, plans to build RM4.3 billion worth of properties in Cyberjaya, Selangor, from 2010.

The future developments will add another 10 million sq ft of office space in Cyberjaya in several years, Mustapha Kamal said.

"The group is now looking at buying some 70 acres of prime land for that purpose," he said after a ceremony to mark the construction of an 11-storey office building at its NeoCyber project in Cyberjaya on Saturday.

The Emkay group is helping to develop Cyberjaya through major projects such as NeoCyber and MKN EmbassyTechzone.

The latter's development is a 60:40 joint venture with India's Embassy Group.

Until then, Emkay will first build eight office towers at MKN Embassy Techzone next year.

The office buildings will boast a gross development value of RM800 million, covering an office space of two million sq ft. It had bought 20 acres for the project.

State-owned Amanah Raya Bhd recently bought three completed office buildings at MKN Embassy Techzone development for a combined RM266 million.

Emkay has so far completed projects totalling RM291 million and an office space of 700,000 sq ft in Cyberjaya.

By 2011, it will have provided a total 3.5 million sq ft of office space.

On whether the looming economic recession would hamper the group's development plans, he said: "We have successfully gone through two recessions before. With this experience, God willing, we are confident that our future projects will go on as planned."

Meanwhile, Emkay has built 272 residential units and 205 shop offices at NeoCyber.

Being built in four phases since 2007, the development is into its third phase, which started last month and slated for completion by June 2010.

Telekom willing to help in developing MSC cyber centre

MALACCA : Telekom Malaysia Tan Sri Mohd. Radzi Mansor said the national telecommunications and multimedia service provider are more than ready to help the state in developing the MSC Cyber Centre in MITC Melaka as they are capable of providing a wide range of communications services.

However, he added that the situation depended on demand or need, as the cost of laying out the infrastructure is high. Mohd Radzi commented on this at a press conference at the opening of Menara TM in Malacca recently.

“Streamyx has been available in Malacca since early 2003. With just about 500 customers then, the service now records a total of more than 38,000 Streamyx customers to date.

“Of this total, 31,000 are residential customers while the rest comprise business customers. Streamyx then was only available at speeds of up to 384 Kbps while now customers have a choice of speeds up to 8 Mbps.”

He added that for business customers, Telekom Malaysia Berhad’s (TM) ‘Metro.e’ service had offered high-speed connectivity access from a speed of 4.0Mbps to 1Gbps, making it a compelling alternative for businesses that need robust secure high-speed connectivity.

Cyberjaya created to be an ICT hub

CYBERJAYA was born when the federal government decided to create an information communication technology (ICT) hub to complement the newly-launched Multimedia Super Corridor (MSC) in 1997.

Developer Setia Haruman was given the job for the overall development of the basic physical infrastructure and general facilities in the 2,894ha Cyberjaya flagship zone.

Setia Haruman is also to offer assistance to the MSC status companies to obtain the appropriate land and approval for sub-division and building plans.

Its role is to plan, design and prepare the primary infrastructure for the flagship zone and subsequently sell parcels of land to sub-developers and individual purchasers who will have the flexibility to design their own premises subject to permitted planning guidelines.

Cyberview Sdn Bhd is the landowner of Cyberjaya.

According to its managing director Redza Rafiq, emphasis has been placed on sophisticated urban structures for businesses, homes, education and recreation with eco-friendly development given the priority.

Cyberjaya, which is under the MSC jurisdiction, is supported by secure cyberlaws, strategic policies and a range of financial and non-financial incentives for investors.

“Cyberjaya has been transformed into an intelligent city with world-class standards and facilities,” Redza said.

As part of the efforts to curb traffic congestion in Cyberjaya, public transportation has been adequately provided for.

There is a dedicated transport system (DTS) linking Cyberjaya to various places in the Klang Valley, and a free shuttle service for inner city transportation.

The area also has ample parking facilities where residents and commuters can park their vehicles at the designated areas and ride the public transport.

“Total number of parking lots available so far is 1,191 bays with seven for buses at the junction of Persiaran Rimba Permai and Persiaran APEC,” Redza said.

There is also the innovative park and ride (P&R) scheme that started in July last year.

The P&R service provides free parking at designated terminals to allow people to take the buses to various areas in Cyberjaya. The free service runs from 7am to midnight.

“Commuters can leave their vehicles at the designated car parks and hop on the free shuttles during the operating hours,” Redza said.

“It saves time and money and also avoids traffic congestion amid the hassle of finding parking spots in the township,” he said.

A DTS study, meanwhile, revealed that almost 90% of bus passengers are aged between 20 and 40 years with 61% of the total riders being women.

“The DTS currently serves seven routes and operates round-the clock throughout the week to cater for shared services and outsourcing companies that operate in a similar way,” Redza said.

Currently, the DTS has routes to KL Sentral, LRT Gombak, Bangi, Kepong, Klang Parade, Seremban and Banting.

Nearly 24% of the 2,475 passengers using the service in August this year were travelling the KL Sentral route with 23% to Kepong. The least was to Banting with less than 3%.

Accodring to Redza, all DTS buses are equipped with mobile tracking units (MTU) capable of monitoring the buses via the global positioning system (GPS) to ensure the safety and timeliness to the passengers.

The current charge for a monthly DTS pass is RM213. The passes are obtainable at the Cyberview office.

UEM To Buy Land In Cyberjaya For RM102 Million

KUALA LUMPUR, Dec 31 (Bernama) -- UEM Land Holdings Bhd (ULHB)'s subsidiary, UEM Land Bhd has entered into an agreement with Cyberview Sdn Bhd and Setia Harum Sdn Bhd to buy a piece of land in Cyberjaya for RM102.491 million.

ULHB said the acquisition of the 98.037 acres of land in the Cyberjaya flagship was an opportunity to the group to diversify and spread its risk geographically other than Nusajaya.

It said the entry into Cyberjaya was timely with the increasing interest in the area.

"This will enable ULHB to tap into the rising demand for quality homes in Cyberjaya, arising from the increase in numbers of locals and expatriate workers employed in Cyberjaya," it said in a filing to Bursa Malaysia, Wednesday.

NTT MSC launches Cyberjaya2 data centre

NTT MSC Sdn Bhd yesterday launched its second data centre, Cyberjaya2.

The facility in the Cyberjaya area, near Kuala Lumpur, is owned by NTT Worldwide Telecommunications Corp, a wholly-owned unit of Japan's NTT Communications Corp, which manages data centres around the world.

Cyberjaya2 offers conti-nuous power and air-conditioning supply and risk diversification through the use of multiple carrier networks.

The data centre will provide customer support in English as well as other languages round-the-clock.

NTT MSC has been operating in Malaysia since 1997.

PETALING JAYA: Hollywood is coming to Malaysia.

Los Angeles-based award winning visual effects studio, Rhythm and Hues Studio, will be setting up a high-tech studio on par with its LA studio in Malaysia.

With more than 100 feature films to its credit such as Babe, The Hulk, The Golden Compass, The Chronicles of Narnia and Night In The Museum, Rhythm is internationally recognised as one of Hollywood’s top visual effects and animation facilities.

“Rhythm is not outsourcing or doing back office work in Malaysia. The work done here will be the same sort of thing being done in LA. The Malaysian studio will be a wholly-owned subsidiary of Rhythm in the US,” said Rhythm senior advisor Shahril Ibrahim.

“For instance, while shooting a film, the lighting is done in Mumbai, the animation in Kuala Lumpur and the visual effects in LA. So it’s a very collaborated effort which is broken up into task groups.”

The studio in Malaysia will be Rhythm’s third outside of the US. It also has studios in Mumbai and Hyderabad. Presently, there are 300 people in the India outfit.

Shahril said Rhythm was in need of a third studio and had looked at a few countries.

Malaysia was chosen because of Multimedia Development Corp’s (MDec) support for its sort of work, he said. Cost was another huge factor, apart from the big pool of students studying multimedia in Malaysia.

“We did get some incentives from MDec, but it’s minor support things,” he said.

Rhythm’s present primary need is talent, and it is looking to hire 200 to 225 skilled workers. The studio is expected to be running by year-end, with 40 recruits for a start.

In the process of film and animation, Shahril said the Malaysian studio would initially be more involved with background works. After the necessary training (three to six months of in-house training) , it will start moving into animation works. Most of Rhythm’s technology is its own proprietary software.

“Rhythm is creating high end jobs. The next best equivalent of Rhythm is probably Lucas Films Ltd Studio in Singapore. So it’s definitely a coup for Malaysia. The Malaysian studio will be doing Hollywood work. So Malaysians get a chance to be involved in the making of an international movie. For instance, the Indian studio did parts of The Hulk, Narnia and The Golden Compass,” said Shahril.

He added that Rhythm had no plan to enter the Malaysian movie industry.

Rhythm has already identified Cyberjaya for the studio.

“Putting the technical elements into the studio is not dificult. The main priority is to recruit and train people. Rhythm is cautious because it wants to hire people which are culturally Rhythm.

“In Rhythm, we’re very open and transparent. Its not truly hierarchical, it’s more matrically in culture,” said Shahril.

Rhythm is a privately owned company which makes about US$100mil a year in revenue.
