Soft launch of Emerio’s new delivery centre for IT Services at Cyberjaya. The Global Delivery Centre, christened ‘KAGAYAKI’, was inaugurated by Mr. Junji Kitagawa, Chairman of Sorun Corporation, Emerio’s strategic partner in Japan. The 800 seater right at the nucleus of the Multimedia Super Corridor translates to a capacity of 3000 shifts on a 24x7 mode.

The 100,000 square-foot centre, located on the campus, houses:
- State-of-the-art facilities for Remote Infrastructure and Application Management Services
- R&D labs and Centres of Excellence (CoE)
- Chill-out spaces, a gym, recreational areas, and a multi-purpose sports facility

Collaboration with local educational institutions is also underway with the aid of MDeC and the Knowledge Development Institute (KDI). Emerio plans to participate actively in talent development initiatives while employing and training fresh graduates.

In Malaysia, Emerio is focused on Infrastructure and Application Management Services, and has been in operation since 2003. The company plans to expand its service offerings from its Malaysian campus progressively.

What Might a Green Shopping Mall Look Like?

Apparently, the idea of a green shopping mall isn't an utter absurdity. Sparch Architects has just finished designing a million-square-foot shopping mall for Kuala Lampur, and their vision is maximally green, and maximally livable. The building is to be an anchor for an urban revival (currently an abandoned mega project in the heart of KL, along Jalan Sultan Ismail).





Conceived of as a massive hybrid space, that's part public park, part shopping mall, and part urban promenade, the central space would be a partially uncovered atrium. To understand what's clever about this design, you've got to back up and understand why your average city slicker has a problem with most malls.





First, they're sealed off from surrounding neighborhoods, making foot traffic and leisure use an afterthought In other words, the 'public' space inside isn't public at all. In most urban planning, that's a massive problem, because it doesn't allow for new buildings to build up a working, social fabric in a cityŚmaking for the desolate downtowns common throughout the US.







Second, the energy costs are often insane, because a mall is generally a cavernous, fully air-conditioned space. The designers in this project estimate that energy use will be cut by 30%, thanks to the outdoor spaces and the improved shading from green cover.

Mah Sing plans RM690m project in Cyberjaya

KUALA LUMPUR: MAH SING GROUP BHD has acquired a 115-acre piece of land in Cyberjaya and plans to undertake high-end residential development project with a gross development value (GDV) of RM690 million.

Managing director and CEO Tan Sri Leong Hoy Kum said on Aug 12 the land was acquired for RM130.5 million and would be used for medium to high end residential development.

"As the residential PROPERTIES in Cyberjaya comprise mainly medium range apartments and bungalow lots, we believe there is a pent-up demand for gated and guarded landed properties," he said.

Mah Sing also has the option to purchase 6.32 acres of adjacent commercial land at RM79 per sq ft within six months from the date of the signing of the sales and purchase agreement.

"We are bullish about the future of Cyberjaya," Leong added. Together with this project, named Garden Residence, Mah Sing has a total of 17 projects with remaining GDV and ubilled sales of approximately RM4.4 billion.

Year-to-date, the group has achieved sales of RM543 million, exceeding its full year sales taerget by 1.2 times. The group's unbilled sales stood at RM800 million and would take about two to three years to be realised.

It was also looking at acquiring more landbanks in the Klang Valley and hoped to conclude about three to four deals by this year end.

One of Kuala Lumpur's famous landmarks is set to be transformed into a world class, mixed-use complex which will include a brand spanking new 39 storey environmentally huggable office tower.

The project ,which is located 500 metres from the world famous Petronas Twin Towers, will be known as The Intermark, a suitably sci-fi moniker that sounds like some sort of galaxy boundary about to be crossed by the starship Enterprise.

The complex will be the most significant commercial mixed use development on the up and coming commercial spine Jalan Tun Razak, which has a large number of newly completed grade A office buildings, five star hotels and six star condominiums.



The project is the brainchild of MGPA Asia Fund II who acquired the existing assets consisting of the Empire Tower, City Square, the Crown Princess Hotel and Plaza Ampang in 2007 and will be investing RM2billion towards the redevelopment of these existing properties and the new office tower.

The project will be carried out in two phases the first of which will involve the complete refurbishment of the retail podium and Vista Tower which is one of the tallest buildings in Malaysia, these were formerly known as City Square and Empire Tower respectively and the introduction of the first Doubletree by Hilton hotel which will replace the Crown Princess hotel.

Phase 2 includes the construction of the new Integra Tower, which will be built on the adjacent site where Plaza Ampang once stood. Rectangular in shape the tower goes for the classic box look but slightly angled sides stopping it from being completely box like.

Integra will be constructed from concrete and has partially glazed facades as opposed to the full curtain wall popular in many designs. The tower will be constructed to the highest certified specifications and offer column-free spaces along with large floor plates in excess of 20,000 square feet meaning squeezing desks in will be no problem.

The project is expected to be completed in 2012
