Very funny post indeed. Agreed, the Yugo factory should be protected by UNESCO, well at least what is left of it following the 1999 NATO airstrikes.


Update on Belgrade


Belgrade's new Holiday Inn is nearing completion and should be welcoming guests within the next few months. A brand new ExpoCenter has been constructed next door.

Hotel Yoegoslavia

Why building a new hotel while you guys have the largest hotel I ever saw in my Life: Hotel Yoegoslavia in Novi Beograd...
It always looks deserted...
Restorate and make it UNESCO too!!! moeha


There is so much to talk about Beograd which is interesting like making houses bigger by just building new floors on top of existing buildings...anyone has pictures of that?

Balkan logic...now that is very funny!!!
Especially with the police where you can just negotiate on the price of your fine. This is also in Bosnia and Hrvatska (Croatia)...
Or take the Serbian customs on the borders between Serbia and Kosovo. We were not allowed to pass to go to Serbia because we didn't have a stamp of crna gora. The only solution was to go back in Kosovo, then to Skopje to take the high way to eventually reach the point where the original custom refused us to enter Serbia...so we had to drive 200 km around to reach the same point!! Now this Balkan logic...that is what I call funny

Update on Belgrade


Delta Autokomanda will go ahead. This will consist of a large shopping center with 90 000 floor area (making it one of the largest in South East Europe). The shopping center will have the generic name 'Mall of Serbia'. It will also consist of pair of towers of 40 levels each and with around 80 000 office space.


Bangkok of the Balkans? Belkok anyone?

Update on Belgrade

Delta Block 20

An agreement was signed today in Delta Holding's office headquarters between the company and the Intercontinental hotel chain regarding the management of the future hotel to be built in Blok 20. As opposed to the former Intercontinental hotel that is now called Hotel Sava Beograd, the future hotel will not use a licence. Instead, the hotel will be completely managed by the hotel group. Delta M will build the object, but management will be handed over to the Intercontinental hotel chain.

The complex of buildings will feature a 38 storey office tower and the 15 storey hotel building. Both buildings will be joined by a shopping mall. The hotel will have 325 rooms. Delta M originally intended to sign such an agreement with the Hilton hotel chain. Construction of the hotel should begin in early 2008 and the first guests should enter by mid-2010.

In the last few years, only one new hotel, Hotel In near the Belgrade Arena, has been constructed in Belgrade. In addition, a new Holiday Inn hotel is under construction next to the Belexpocentre in the Third Boulevard as well as one within the Verano-Vero complex.

La Defense in Belgrade?

In the design competition for the central area of Novi Beograd, the best architectural solution was chosen to be the design provided by the authors, Dejan Miljkovic and Jovan Mitrovic, from Medium International Development. The equally second-placed works were designed by the "React" studio, which recently celebrated its first-placed success in the competition for the design of the Terazijska Terasa, and a team that included professors Aleksandar Stjepanovic and Svetislav Licina from the Architectural Faculty.

The first-placed design envisions having four identical towrs along the Bulevar AVNOJ with nearly 50 floors each and tall galleries at their top. An open area will exist between the two central towers starting from the Belgrade Arena and ending at the SIV government building. This area wil serve as a pedestrian zone and will serve as a mixture of various elements including a public square, park, and lake. A modern square with trees along its edges will surround the church.

On the other side of the lake, there will be one residential-business object that surround the central park along three sides. The fourth side will remain open towards the lake and open pedestrian area. There will also be one smaller tower with 30 floors at the end of the central open area and near the SIV government building. The corners of Blok 26 that face the SIV government building are already "inhabited" by the Napred/Grawe office building and Energoprojekt headquarters, which is awaiting a continuation of construction.

The Belgrade Arena will be surrounded on its corners and along its sides by buildings that will serve as gates. The two gates towards Blok 26 each have a height of 21 floors, while the gates towards the highway will have 8 floors. The buildings all fit into one harmonized design and the open pedestrian area will serve to create a connection between Bloks 25 and 26. The city's officials have already announced that they will begin work on the development of urban plans that will follow the winning work of this competition.

The new complex will be located on the prominent site of the former Federal Ministry of Internal Affairs, situated on the main street which runs through the centre of Belgrade. In addition the Serbian Government, Ministry of Finance, Belgrade chamber of commerce and Belgrade’s largest public hospital are all nearby, as well as the city fair and the future railway station.

Plaza will partner local Serbian developer for the project, which is expected to have a gross development budget of €150 million. The local partner will be entitled to participate in up to 15% of the project, subject to certain conditions while the project management will be rendered solely by Plaza.

Serbia is one of the Eastern European nations where Plaza sees strong potential for future investment opportunities. Plaza also believes that the Belgrade market offers particular potential, with its large populated catchment area of approximately 2.5 million people. Additionally, as Belgrade has not to date benefited from ‘institutional grade’ investment in retail or commercial real estate, this development will have particular significance in terms of providing a new commercial and cultural destination for both domestic and international visitors.

Mind you, although the vast majority of projects going up in Belgrade are low-rise, we are seeing some high rise developments such as Usce Twin Towers, Delta Block 20 and Verano Tower. Mind you, with the economic chaos and external problems that plagued Serbia in the 1990s, we're not doing too bad with the development of our cities and Serbia now has one of the fastest growing economies in Europe. As the Serbian economy continues to see healthy growth within the next few years, Belgrade will see more high rise developments going up.
