the vertiq sound so xclusive but da design so outdated....so fugly.....is dat a lowcost?dey shud stick wit the old pearl regency project...y change it to sumtin ugly?what a shame from IJM...

GEORGE TOWN: The privatised building and development division of Singapore’s Housing and Development Board (HDB) —Surbana International Consultants has signed on here to offer consultancy services for their first ever public housing project in Malaysia.

The project, located in Bandar Cassia in Batu Kawan, will have a gross development value (GDV) of more than RM2bil and will be developed over a period of 10 to 15 years.

Chief Minister Lim Guan Eng said the project, which will build 11,800 affordable apartment units on a 80.9ha piece Penang Development Corporation (PDC) land, is billed as the biggest public housing project in the state’s history.

“The proposed scheme will cover five parcels of land and provide some 11,800 quality affordable residential units of three-bedroom apartments housed within blocks of nine to 20 stories. The price ranges from RM72,500 for 800sq ft apartments to RM220,000 for larger units,” Lim said during the letter of commitment signing ceremony in Komtar.

He said 53% of the total number of apartments would measure 1,000sq ft, 24% 900sq ft and the balance of 2,760 units at 800sq ft.

Lim said the Penang Government had chosen Surbana to undertake the design and concept for the first phase of the Bandar Cassia project.

It is widely known that HDB is the best public housing body in the world. So instead of imi-tating the original, the Penang Government has decided to choose the original and select Surbana for its outstanding record in having developed Singapore’s housing sector,” Lim said.

He said the contract between Surbana and the state would see the consulting company receiving 1.5% of the RM450mil GDV from the project’s first phase.

The developer will be chosen by open tender at a later date, Lim said.

Surbana (Malaysia) managing director Michael Vong said the first phase, which will commence at year end and take some three years to complete, would see some 2,000 apartment units being built.

“The units will be located in 16 apartment blocks,” Vong said.

“People in Batu Kawan do not want to live in high-rise living buildings like Singapore where they have 30- to 40-storey high units.

“Our mainlanders are not mentally prepared to live in high-rise buildings,” he said when asked to comment on the appointment of Surbana International by the Penang Government as consultant for the state’s first public housing project.

It was reported that the project would involve the construction of 11,800 affordable apartment units on an 80.9ha plot, which belongs to the Penang Development Corpora-tion.

It is billed as the biggest public housing project in Penang’s history.

Sudah kene komplen banyak kali baru mau buat....but very good strategy for the next GE....and follow the singapore's HDB concept....dats really cool....
Surely dat project will be a success....

The Vertiq only 35storey?????looks like around 40+....

Pemimpin UMNO Diingatkan Hentikan Fitnah Bahawa Penjualan Tanah Di Bayan Mutiara Adalah Dirundingkan Dan Pemaju Hanya Perlu Bina Rumah Mampu Milik di Batu Kawan Bila Ia Dibuat Tender Terbuka Pada 2010 Dan Pemaju Tetap Terikat Dengan Syarat Rumah Mampu Milik, Sekolah Dan Surau/Beribadat di Pulau Pinang.

Pemimpin UMNO diingatkan hentikan fitnah tentang penjualan 102.6 ekar tanah pada 2010 di Bayan Mutiara yang merangkumi 67.6 ekar tanah dan 35 ekar untuk ditambak laut. Pemimpin UMNO telah membuat fitnah bahawa penjualan Bayan Mutiara tidak dibuat secara tender terbuka, pemaju tidak perlu terikat dengan syarat membina rumah mampu milik di kawasan pulau tetapi boleh bina di Batu Kawan dan juga tidak ada peruntukan untuk rumah beribadat/surau.

Penjualan adalah dibuat secara tender terbuka menerusi Request for Proposal(RFP). Tender terbuka ini diiklankan dalam suratkahbar pada 2010. Tender dengan harga yang paling tinggi dipilih, bukan secara rundingan. Harga rizab sebanyak RM200 sekaki persegi ditetapkan, yang jauh lebih tinggi daripada anggaran harga penilaian yang diperolehi oleh PDC.

Tender dengan harga yang paling tinggi adalah RM240 sekaki persegi untuk dibayar dalam 5 tahun menjadikan keseluruhan bayaran RM1.07 bilion. Kos tambak laut akan ditanggung sepenuhnya oleh pemaju Ivory Properties Group Bhd. Sekiranya UMNO cakap harga penjualan RM240 sekaki persegi adalah rendah sangat dan harga yang lebih tinggi boleh diperolehi, mengapakah syarikat kroni UMNO tidak masuk tender membida tanah tersebut?

Adalah tidak benar pemaju dikecualikan dari membina rumah mampu milik ataupun boleh membinanya di Batu Kawan. Pemaju masih perlu memenuhi pembinaan mampu milik seperti yang disyaratkan di kawasan pulau. Pemaju juga perlu memenuhi keperluan sekolah dan surau/rumah beribadat seperti yang disyaratkan oleh MPPP sekarang.

Kerajaan negeri telah menggunakan keuntungan daripada penjualan tanah ini sebanyak RM500 juta sebagai Tabung Rumah Mampu Milik. Pembinaan lebih 12,000 unit rumah mampu milik di Batu Kawan daripada dana RM500 juta ini adalah atas inisiatif kerajaan negeri sendiri dan tidak ada kena mengena dengan pemaju di Bayan Mutiara. Pemaju tersebut masih terikat dengan syarat rumah mampu milik tetapi ke kawasan pulau.

Adalah sungguh jahat sekali untuk UMNO cuba menipu rakyat bahawa kerajaan negeri hendak halau orang miskin ke Batu Kawan dengan mensyaratkan pemaju di kawasan pulau membina rumah mampu milik di Batu Kawan. Ini adalah tidak benar sekali kerana pemaju di kawasan pulau tidak dibenarkan berhijrah ke Seberang Perai untuk membina rumah mampu milik.

Oleh itu, saya ingatkan pemimpin UMNO untuk hentikan fitnah bahawa penjualan tanah di Bayan Mutiara adalah dirundingkan dan pemaju hanya perlu bina rumah mampu milik di Batu Kawan bila ia dibuat tender terbuka pada 2010 dan pemaju tetap terikat dengan syarat rumah mampu milik, sekolah dan surau/beribadat di Pulau Pinang.

Kalau BN yang pegang, kerajaan negeri haram sekupang pun tak dapat. Just look at the first phase of seri tanjung pinang, apart from half baked relocation for fishermen, what do they got? Betul lah buta hati. dasar UMNO sudah tak ada modal.
