I went to E&O last weekend and found that a huge crowd is waiting to buy the Spring at E& O since from 7 a.m. Around 12p.m all non-bumi lot is finish (only left at some unit at 1st floor). The bumi lot is still available but not so sure how many left. Some of the IJM spring staff told me that they can see the crowd is waiting from 6 a.m .Don't know how true this is? When I talk with some buyer, they told me that the location is good and the name of IJM, that make them to buy this Spring

IJM Properties to unveil Summer Place

Comprising 500 units, Summer Place, would be priced from RM250,000 upwards per unit. Built-up space range from 990sq ft to 1,440sq ft.

PENANG: IJM Properties Sdn Bhd is launching the RM140mil Summer Place condominium project at the Bandar Seri Pinang mixed-development scheme, off the Jelutong Expressway, in the third quarter.

Managing director Teh Kean Ming said Summer Place, comprising 500 units, would be priced from RM250,000 onwards, depending on the built-up areas, which range from 990 sq ft to 1,440 sq ft.

“The key attraction is the 6km sea-front promenade we are constructing in front of the Summer Place.

“We have spent RM9mil so far to construct the first two km,” Teh told StarBiz.

“Our plan is to develop 28 landed commercial properties designed to accommodate food and beverage business along the promenade at the end of this year,” he said.

He pointed out that the Summer Place would also have comprehensive clubhouse facilities.


The key attraction is the 6km sea-front promenade.

The latest project by IJM at Bandar Seri Pinang was The Spring project, which enjoyed brisk sales during its launch in May.

“The Spring, comprising 396 condominium units, was 75% sold during the first day (of launch).

“It was about 80% completed when we launched it, which explains the overwhelming response it received, as the purchasers get to save substantially on interests for loans,” he added.

According to Teh, the RM190mil Nautilus Bay project, launched in March, consisting of 78 three-storey terrace houses, is IJM’s first project in Penang to employ the build-then-sell concept.

Interesting. I believe that's the redevelopment of the Swettenham pier. According to news they should be completed by the end of this year.

Any Penangite wants to go there and take more picture so we can truly appreciate the actual progress? Thanks!

That's in Butterworth........I believe it's a part of BORR (Butterworth Outer Ring Road)

If you travel by motorbike (cause is free), then actually here got fews angle can take a very good picture.

Penang warns local, foreign developers not to flout regulations

PENANG: The state government warned both local and foreign developers to adhere to provisions set by the local councils when carrying out their projects or be prepared to face the consequences.

Chief Minister Lim Guan Eng said the state government would not tolerate developers who clearly defied directives issued by the councils.

Lim expressed his anger at the developer of the RM70 million Gurney Plaza expansion project who, despite a warning by Penang Island Municipal Council (MPPP) president Datuk Zainal Rahim Seman, continued to carry out construction works until 3am.

The developer was issued the directive in April to stick to the 8am to 6pm schedule but continued to carry on with the extended working schedule.

“Unfortunately, despite Datuk Zainal giving them a warning and requesting them to comply with the set time from 8am to 6pm, they continued working till 3am. I want to impress upon all developers to comply with provisions set by the council and to adhere to all directives issued as these are issued with my knowledge.


“The instruction is given with the support of the state government and in this respect, I am disappointed that the developer — this company from Singapore — is unable to comply with the directives issued.

“We hope this company can exercise the same compliance with the law that they are required to do in Singapore. Failure by anyone to comply will result in action being taken,” Lim said.

He added that unlike the past where developers might have not been penalised, the present state government was serious about running a government with competency, accountablity and transparency.

He said developers could hold discussions with MPPP if they could not comply with certain requirements so there can be certain allowances made, but they should not assume they could get away with breaking laws or provisions.

“Come and discuss with us and we are not going to be very strict or unreasonable. We want to find a solution that can benefit everyone but in this case, carrying construction works till 3am causing residents hardship is too much.

“A chance was given to stop, but it was ignored and we will take the necessary action against the developer. This is one of a few cases involving big projects where laws were not followed and complied with.

“While we want projects to be completed for Penang, it does not mean anyone can break the rules. We want to send a clear message to developers that we take this very seriously; there will be no compromise,” Lim added.

The RM70 million Gurney Plaza expansion, scheduled for completion by August, is now 70% complete.

The property is managed by Singapore-based CapitaLand Limited which acquired the 700,000 square ft shopping mall with more than 300 specialty shops.

The project will increase the floor space of the complex by 150,000 sq ft of retail space with a new departmental store to be managed by an anchor tenant and 83 shoplots.
