Not quite so sure I am getting the St.Tropez vibe from the photo of the Yacht Club . Am I missing something ?

German investors are planning a £20m-plus swoop for an office block in Manchester's Spinningfields.

Munich-based GLL Real Estate Partners is said to be in “advanced” talks with BP Pension Fund to buy 4 Hardman Square.

It will be the fund’s first purchase outside London, and a sign that European investors are back in the city after a short break.

The purchase price for the 58,000 sq ft block is understood to be £24m.

Tenants include accountants Grant Thornton and HSBC.

BP Pension Fund bought 4 Hardman Square in 2008, paying around £21m.

It is understood that GLL has competed against against a number of other European buyers in the race to snap up the property.

Major European funds went cool about Manchester property late last year as the eurozone financial crisis gathered strength.

“The Europeans in general, and the Germans in particular, decided that last winter was a good time to take their money back home,” said one senior figure in the city’s property investment world.

German investors have long been among the most active in Manchester. Middle Eastern and Scandinavian investors are also regular visitors to the city.

Late last year, German investor Deka bought the 103,000 sq ft Belvedere building, on the corner of Booth Street and Cooper Street, for £45m in a deal with Orchard Street Investment Management.

Investment specialists say they expected German investors to buy more in the UK, believing that British commercial property is a good hedge against potential financial problems in the eurozone.

CBRE is acting for GLL. Christopher Dee is acting for BP Pension Fund.

I understand the commercial rationale behind the scheme (permeability, upgraded office space, and new retail units), but the original is more architecturally elegant and integrated. The office looks a bit plonked on now. But hey, the whole of the new scheme is a good addition to Spinningfields in a tough climate.

The reception for Tower 12 is now open on Bridge St, with one huge concrete looking desk. Barton Willmore moved into their office yeasterday, they look to be on the first floor of Tower 12, with them offices clearing being fitted out and filled with staff today.

Mike Ingall, chief executive, Allied London Properties, said: "I am very pleased James has chosen Avenue North as the location for Neighbourhood, it will be an excellent asset to Spinningfields."

Formerly known as Manchester House, Tower 12 comprises 75,000 sq ft. There is 40,000 sq ft of office space over ten floors above ten retail and leisure units on ground and first.

Avenue North was designed by Sheppard Robson.

all-day restaurant? does that mean 24/7? I hope so. Does Manc have any 24/7 restaurants at the moment (I know Tai-Pan is open until about 4-5am)

No it means breakfast - dinner. Most only open at lunch time so I imagine they hope to pick up the coffee and pastry morning crowd.
