133 Greenwich St. To Be Courtyard By Marriott Hotel

Hidrock Realty Inc. and Robert Finvarb Companies (RFC), the joint venture that purchased the parcel at 133 Greenwich St., has selected Courtyard by Marriott to flag their upcoming 317-key hotel.

The project is due for completion in the second quarter of 2015.
The property, located across the street from the World Trade Center redevelopment site and the September 11 Memorial, will also include approximately 3,000 s/f of ground-floor retail and a rooftop bar. Hidrock and RFC are co-developing the property and have retained Peter Poon Architects to design the hotel. Danny Forster, an architect and host of the Science Channel’s Build it Bigger, is consulting as a design architect on the project.

“We chose Courtyard by Marriott because it is considered one of the most powerful hotel brands in the world that caters to both business and leisure travelers alike,” said Abraham Hidary, president of Hidrock.

“With over 800 locations in the United States alone, we feel that this brand is in the perfect position to accommodate the growing numbers of visitors expected in Lower Manhattan in the coming years.”

Lower Manhattan is currently the fourth largest central business district in the nation, and projections for future tourism in the area are at record highs.

Hudson Yards Exhibit Shows Off New Models of Upcoming Neighborhood

NEW YORK CITY — The city's newest neighborhood hasn't even been built yet, but it's already a museum piece.

A new exhibit showing off the Hudson Yards development will open in May at the Center for Architecture's Breakthrough Space Gallery at 536 LaGuardia Pl., displaying new models and plans of the engineering and architectural marvels needed to build the 26-acre project — even though that project has barely begun.

The two-month exhibition, Design (in) The New Heart of New York, will show off a model of the project, which requires developers at the Related Companies and Oxford Properties to build a giant platform over the West Side Rail Yards before erecting the bulk of the giant skyscrapers planned for the site. Work in the first building started in December.

Elements of the planning, design, engineering and architecture of the massive project will be on display to the public, including work done by the high-profile architects at Diller Scofidio + Renfro, which designed one of the project's soaring towers, and Kohn Pederson Fox Associates, who designed the future home of Coach, L'Oreal USA and German tech company SAP.

Those architects, planners, and civic leaders will participate in a regular speaker series at the exhibition, bringing in some of the people who helped push the project forward before audiences.

The completed project will be massive: with 13 million square feet of commercial space, 750,000 square feet of retails, a new park, 5,000 new apartments, a school, and a luxury hotel. The area will be connected to the city by an expanded 7 Train, set to be completed in 2014.

The exhibition kicks off on May 1, with a special set of guided tours by Hudson Yards architects and Related planner Michael Samuelian for Open House New York members on May 4.

Harlem Park Site Finds Buyer, Residential To Factor Large

Brookfield Office Starts 2013 with Strong Q1


BOP launched construction on its Manhattan West MXD during Q1.

NEW YORK CITY-In keeping with what CEO Dennis Friedrich calls “a new phase of growth,” Brookfield Office Properties on Friday reported strong quarterly results for the three months that ended March 31. Friedrich’s comment referred specifically to the development under way at BPO’s Manhattan West project in New York City and the second phase of Bay Adelaide Centre in Toronto, but the financials also reflected an uptick, with year-over-year gains in funds from operations, commercial property net income and same-store NOI during Q1.

FFO for Q1 was $189 million or $0.33 per diluted common share, up from $154 million or $0.27 per diluted common share the year prior. Commercial property net operating income for the first quarter increased to $349 million, compared with $312 million in Q1 2012, while same property NOI rose 2% year over year.

Also on the rise were rents, with the average net at $33.43 per square foot compared to expiring rents during Q1. The REIT leased 1.3 million square feet of space during the quarter; leading the way in terms of BOP markets was Calgary at 282,000 square feet. Subsequent to Q1, BOP renewed the Transportation Safety Administration’s 546,000-square-foot lease at 601 and 701 S. 12th St. in Arlington, VA, extending by four years an occupancy that was set to expire in 2014.

Another post-Q1 transaction for BOP was the merger agreement with MPG Office Trust, in which a newly formed fund, DTLA Holdings, controlled by BPO will acquire MPG. DTLA Holdings will own both BPO's existing downtown Los Angeles office assets and all of the assets of Los Angeles-based MPG.

Staten Island’s North Shore poised for major new developments

Private investors will spend nearly $1 billion over the next decade into transforming Staten Island’s North Shore from a sleepy outpost into a bustling urban center, the New York Times reported. Among the projects in the pipeline are the world’s tallest Ferris wheel, an outlet mall and a 200-room hotel. A major residential complex by Ironstate Development is set to break ground in June in the Stapleton neighborhood near the Staten Island Ferry terminal.

The Ironstate project’s first $140 million phase will include two buildings with 27,000 square feet of retail space and 571 rental units. Rents will range from $1,200 for a studio to $2,600 for a two-bedroom apartment.

“Staten Island is losing a lot of young people because there are no options to attract them,” David Barry, president of Ironstate, told the Times. “You can’t have old housing stock and expect to attract your best and brightest.”

Another project close to the terminal is Lighthouse Point, a $250 million waterfront plaza being built by Triangle Equities that will include 53,000 square feet of retail space as well as a 164-room hotel and 96 housing units.

“We really believe that this is a transformational moment for the North Shore of Staten Island,” Seth Pinsky, president of the city’s Economic Development Corporation, told the Times. “Staten Island is entering into a golden age.”

The city has already invested over $200 million in public funds on projects such as the restoration of the ferry terminal and the waterfront.

Mystery Developer Unveils 'Astoria Cove' Plan for Hallets Point

One day, some massive residential development may rise in Hallets Point, but for years now, any such development has only existed in plans and on the internet. Developer Lincoln Equities Group has been trying to win support and secure funding for a 2,644-unit development since 2009 (this plan was supposed to start ULURP soon), but now a different developer has submitted a proposal called Astoria Cove. The Observer spotted the 1,535-unit project's environmental assessment statement, which comes from an LLC named "2030 Astoria Developers." A representative for the group would not reveal the people behind that LLC.

The plans call for a combination of townhouses and towers on a waterfront site overlooking Pot Cove. It sits on 26th Avenue, roughly between 9th and 4th Streets. The buildings further inland would top out at 80 feet (8 stories), while the apartment buildings near the water would rise between 120 and 300 feet. Twenty percent of the apartments, about 340, would be affordable. The development would include public access to the waterfront, a 25,000-square-foot supermarket, and 117-square-feet of retail space. There would be the option to build a 456-seat elementary school, and the developer is also exploring options for a residents-only shuttle service to and from the 30th Street N/Q station.

New Palliative Care Facility Proposed for Lower East Side

"Despite the imminent riverside gold rush at the hands of Extell (vis-a-vis Pathmark) and discussion of NYCHA infill, a much different development could be on the way. A polar opposite, if you will. On Wednesday evening, the Land Use subcommittee of Community Board 3 will hear the case [PDF] for construction of a 183,700 square-foot palliative care facility on South Street that acts as an enhanced assisted living residence for older adults.

There’s some back history with this particular location, though. HealthCare Chaplaincy seeks to modify the existing Large Scale Residential Development (“LSRD”) that was originally approved by the city back in May of 1972. The land targeted is a large chunk of parcel 5 of the since-expired Two Bridges Urban Renewal Area, which currently functions as parking lot.

If ultimately approved, the healthcare facility will reach 206 feet (roughly 18 stories), and boast 120 assisted living units, a geriatric outpatient medical practice, chapel, and space for a non-profit commercial tenant. Most of the displaced parking spaces would be redistributed to an on-site garage and a newly created lot alongside the perimeter, plus the addition of 45 new spots. Furthermore, the South Street frontage would be lined with landscaping. It’s also important to note that the facility will not affect Rutgers Park."
