Eichner Plans Comeback with Harlem Park Site

With a number of projects in the pipeline, Bruce Eichner is planning a dramatic comeback to New York real estate with an 80/20 residential project at the Harlem Park site he agreed to acquire last week.

Mr. Eichner is in the midst of an architectural competition for the planned development at 1800 Park Avenue and 125th Street, The Commercial Observer has learned.

“He is going to do something creative with the building,” Geoffrey Newman, senior managing director at Newmark Grubb Knight Frank, said of the project. “For a rental perspective, I think it’s going to be a spectacular building.”

The project will include 70,000 square feet of retail space at the base, according to Mr. Newman, who brokered the sale for Vornado Realty Trust. “We’ve generated a lot of retail interest since the transaction closed,” he said.

Macy’s has been actively seeking space in the 125th Street area, according to a source familiar with the situation, but the property could appeal to a number of big box retailers.

Mr. Eichner’s plan is to be in the ground by next summer. From there, it will take 24 to 30 months to complete the development. The retail component is expected to be ready for occupancy after 24 months of construction, with rents for the ground floor commanding up to $150 per square foot.

Last week, Vornado announced it had agreed to sell the site for $65 million plus conditional brownfield credits.

Hunters Point South Waterfront Park Will Open This July

These readings suggest an approach to the landscape that enhances what is unique about the site, while framing a new multi-layered identity as a recreational and cultural destination. New open spaces with connections to the surrounding communities provide access to the water's edge and spectacular views of the Manhattan skyline."

This is the same site that, had NYC won the 2012 Olympics bid, would have hosted the wacky Morphosis Olympic village. This is a pretty decent consolation prize.

Steiner’s East Village conversion will include 11,356 sf of retail

A residential tower that developer Douglas Steiner is building in the East Village will contain 11,356 square feet of retail space, according to a listing from Ripco Real Estate spotted by EV Grieve.

Steiner’s representatives signed a deal last week to tear down a parcel of Mary Help of Christians, a church, rectory and school located at 181 Avenue A between East 11th and East 12th streets. The developer plans to build a 140-unit residential tower at 181 Avenue A. All plans to date are awaiting approval, the blog said.

Rent was not disclosed for the Steiner property. The ground floor is 11,356 square feet, and the possible basement space is 11,508 square feet. The frontage is 150 feet on Avenue A and 70 feet on 11th Street, the listing said.

A tenant could take possession in the fourth quarter of 2014, the listing said.

Ripco also listed 98 Avenue A, owned by Suh, Yon, Pak Associates. It is a former theater-turned-grocery store between East Sixth and East Seventh streets that could become a 15,617-square-foot “vanilla box space” with 40 residential units above. There is roughly 127 feet of frontage on Avenue A.

The 22,298-square-foot church property was sold for $41 million last fall.

Lalezarian Properties also owns the parcels located between 519 and 525 West 36th Streets, meaning that the property will ultimately run up against a newly created intersection at its border.

“The city is creating a new street there, so this will be a nice corner location for them,” Ms. Aghravi said, adding that real estate holdings in the vicinity of Hudson Yards are currently “a magnet” for investors.

Eastern Consolidated’s Nancy Tran, who represented the seller, National Acoustics, said the site can potentially accommodate a 96,000-square-foot residential development with ground floor retail if the new owner takes advantage of a District Improvement Fund Bonus and Inclusionary Housing Bonus.

“The site is tremendously valuable because of its Hudson Yards location, now an extremely sought-after, rapidly gentrifying Manhattan submarket due to all the new development underway in the area,” she said.

National Acoustics, which specializes in office build-outs, from furnishing to drywall and carpentry to acoustics, was a long-term owner of the property and plans to move its business to Long Island City, which is in the midst of its own real estate boom.

“The best use for the property is to develop it,” Ms. Tran said

Blueway plan calls for public beach under Brooklyn Bridge

An updated East River Blueway Plan, revealed yesterday, could create a public beach beneath the Brooklyn Bridge complete with kayaking, DNAinfo reported.

The plan, by Manhattan Borough President Scott Stringer and state assemblyman Brian Kavanagh, would overhaul the waterfront on the east side, between East 38th Street and the Brooklyn Bridge. The proposal, which does not yet have a budget or a timeline, would improve public safety by creating stronger barriers during flooding from weather events like Hurricane Sandy and also provide new public spaces, Stringer told DNAinfo. A natural beach beneath the bridge would become a public space with amenities and concession stands under the updated plan.

“When we set out to redesign an often forgotten stretch of our precious waterfront 16 months ago, we wanted a plan created by the community and for the community,” Stringer said at a public meeting at Cooper Union yesterday. “The result is a roadmap that addresses the lack of access to the East River shoreline, as well as the critical weaknesses exposed by Hurricane Sandy.”

Lightstone Group Unveils 48-Story Financial District Tower

Back in January, the Lightstone Group—best know around these parts for their massive Gowanus development—picked up a few pieces of property on Fulton Street in the Financial District. The $63 million, three-building purchase also came with air rights for three adjacent properties, and this week Lightstone unveiled their plans: knock it all down and build a new 48-story residential tower. Broker Luis Vazquez sent along the news, which was announced during a Community Board 1 meeting. The new building would have 463 units, 20 percent, or 93, of which would be affordable. There will be 20,000-square-feet of retail on the ground floor, and tenants of the soon-to-be-demolished buildings are not being given preference.

The current five- and six-story buildings sit at 112-120 Fulton Street and are home to a Radio Shack, Five Guys Burger, and a shoe store, among other things. Several businesses have already closed, and DNAinfo notes that demolition of the existing buildings could begin this summer. Permits have yet to be filed with the DOB. The plans need a zoning change, and CB1 gave Lightstone their support.

New One57 Crane Ready To Rise

Now, six months after the incident, construction workers will begin to raise a replacement crane to the top of the luxury residential site, the Wall Street Journal reported.

Installing the new crane’s 150-foot-long-boom will require the street to be closed and three nearby buildings to be evacuated for a day. Trailer trucks are slated to arrive at the site — located between Sixth and Seventh avenues – today, and pieces of the new crane will be hoisted into place.

Next week, the new boom will be assembled horizontally on 57th Street, which would require the nearby Alwyn Court and Briarcliff apartment buildings to be evacuated.

Most construction work at One57 carried on without a crane in place, representatives from Extell Development and builder Lend Lease Co. told the Journal, but a new crane was needed to install a window-washing device and create a funnel-like top to the building.

Extell insisted that the accident did not hurt sales, saying that 70 percent of the building was in contract, with two deals signed for $90 million or more.
