Seward Park Developer To Be Announced Tomorrow

Tomorrow is a big day for the Lower East Side. The city is poised to announce the development team it has chosen for the Seward Park site.

Since this past May, when proposals were due, city planners have been working on selecting a developer for the nine parcels near the Williamsburg Bridge — a site that languished since 1967. Yesterday word began to spread throughout the neighborhood that the process had come to an end. Both successful and unsuccessful bidders received phone calls from city officials.

A community task force, sworn to secrecy, has been advising city agencies in charge of the project. Last night, at a Community Board 3 hearing, task force member David McWater, co-chair of CB3′s land use committee, said he had just returned from the offices of the NYC Economic Development Corp., where a Seward Park meeting had taken place. He did not specify the purpose of the meeting but there is little doubt today why task force members had been called together. Our information comes from multiple sources, but not from task force members.

The Seward Park plan calls for 1000 units of housing (50% of it affordable), a large amount of commercial space and a new Essex Street Market. The site is the most valuable city-owned development parcel in Manhattan. City officials were intent on selecting a developer before Mayor Bloomberg leaves office at the end of the year.

More details as soon as they become available…

Lightstone taps SLCE for 452-unit tower at 120 Fulton Street

Nearly 22,000 square feet of commercial space is planned for the first and second floors of the 422,544-square-foot building-to-be, which SLCE Architects is designing.

Back in January, Lightstone paid $14 million for the building there now – a four-story, 15,600-square-foot mixed-use building. William Hocking and Raymond Sauerbrey, executives at brokerage Dalton Reid, previously owned it, as previously reported.

Building amenities include a gym and roof terrace, BuzzBuzzHome reported.

How 120 Fulton St. would look if SLCE designed bland boxes. Oh wait...

Vornado Realty Trust has filed plans with the Department of Buildings for a 314-unit residential building above its Rego Park shopping mall in Queens, according to filings spotted by The Real Deal. The 24-story, 287,113-square-foot building addition, which sources said would be a rental complex, is set to be designed by SLCE Architects, the filings show.

The Rego Park rental units will be added atop an existing shopping center at 61-35 Junction Boulevard just off the Long Island Expressway. The 610,000-square-foot center, known as Rego Park II, is anchored by a 145,000-square-foot Costco, a 135,000-square-foot Century 21 clothing store and a 133,000-square-foot Kohl’s, according to a Vornado regulatory filing.

The proposed development will cost between $100 million and $120 million, Vornado projected in a regulatory filing late last year, when it initially informed investors of the provisional plan for the project. Vornado is building the project on behalf of a subsidiary, the real estate investment trust Alexander’s.

At that time, the company said the plans were still up in the air. “There can be no assurance that the project will commence, or if commenced, be completed on schedule or within budget,” it said in a U.S. Securities and Exchange Commission filing. Now, it appears the trust is moving ahead with the project.

UN-Exciting United Nations Waterfront Skyscraper Revealed

The striated skyscraper will rise to 546 feet tall on its lot along First Avenue between 41st and 42nd streets; it will contain about 850,000 square feet and have a slight square indentation on its northern facade.

The effort to unite 2,700 members of the institution's staff and operations in a single structure has been contentious because of its location near on top of Robert Moses Playground in Murray Hill. The UN finally struck a land swap deal with the city that gave a green light to the tower and adjoining esplanade, as well as a revamped pier. To be fair, the design is probably kind of meh because of all the restrictions imposed upon it, namely, the requirement that it jive (aesthetically) with the Secretariat building. Meanwhile, the playground will be around for a little while longer, because the tower is just entering the city's nine-month ULURP vetting process. Presuming it's approved, DNAinfo reports, construction would begin in 2015 and last three years.

A tiny sliver is going up on 26th Street. According to DOB documents, the lot is 19 feet wide and the building will be 12 stories tall.

Yeah, that's just grotesque and yet another reason why air rights should be transferable by zone and not just to adjacent properties. The church's airshed could be protected and they could still reap the benefits of a transfer.
