Old 55 HY seems much better than redesign.

New 35 HY seems much better than the older version, which looked too Chicago Trump-tower-esque in my opinion.

Lightstone slims down Fulton Street project after losing 421a

After the state denied its bid for a 421a tax abatement, Lightstone Group has opted for a leaner look for its mixed-use tower project at 112-118 Fulton Street in the Financial District.

The building between Dutch and Nassau streets will now be 59 stories tall, instead of 48, and narrower. Lightstone’s initial proposal to include space at 120 Fulton Street did not make it past the state legislature regarding the tax exemption request.

Construction of the 460-unit property is slated for completion by 2015 or 2016, said Meir Milgraum, director of acquisitions and development at Lightstone, as reported by DNAinfo

Hotel Conversion, Glassy 8-Story Addition For 17 John Street

Earlier this year, Prodigy Network bought 17 John Street from Metro Lofts with plans to convert the structure, along with a former New School dorm at 84 William Street, into a long-stay hotel. The project didn't really strike our fancy as anything exciting, but that has most certainly changed. Not only will the art deco 17 John be converted, but Prodigy wants to add an 8-story glass topper by famed architect Winka Dubbeldam , who calls the addition "a glowing crystal in the sky" in a promotion video. Permits have not yet been filed with the Department of Buildings, but reps say the developer is in the process of doing so. Upon completion, the new building will stand 23-stories high.

Harlem is getting its own Mr. BIG

Harlem's skyline may be getting a splashy residential redo, courtesy of Scandinavian architect Bjarke Ingels, who earlier this year won approvals for West 57 at the West Side Highway.
Blumenfeld Development has hired the Bjarke Ingels Group, known as BIG, to design a residential project on East 125th St., The Post has learned.
The site, between Lexington and Third avenues opposite Pathmark, is known as Gotham Plaza and hosts the current DMV. That contemporary 120,000 square-foot building, which opened in the fall of 2002, will remain, company principal David Blumenfeld told The Post.
The new apartments would rise on the adjacent parking lot to its north on East 126th Street and perhaps cantilever above the low-rise Gotham Plaza structure.
Blumenfeld said it has preliminary sketches from BIG but no final renderings of what will be an over 200,000 square-foot project. The upwards of 200 apartments will be built under the 80/20 program so that 20 percent are affordable.

Long Island-based Blumenfeld is no stranger to Harlem, having assembled, planned and then developed East River Plaza with Forest City on the old Washburn Wire Factory on East 117th Street as well as Gotham Plaza.
The Copenhagen, Denmark-based architecture firm BIG has already made a splash in New York. It designed the quirky, 600-unit stepped pyramid shaped apartment house that Durst Fetner Residential is building on West 57th Street by the West Side Highway.
“This project and others in this part of Harlem will fill in the gaps and give way to thousands of feet of new retail and apartments,” said Faith Hope Consolo, Chairman of Douglas Elliman Retail.
A similarly shaped project has been submitted for the Brooklyn Bridge Park Pier 6 viewing area.
The architectural firm also created an interactive installation in Times Square consisting of a 10-foot tall acrylic cube of 400 LED rods surrounding a pulsing heart that is activated by pedestrians.
The DMV is located at 163 E 125th St, New York, so it should be right behind it based on the information provided by the post. Curious to see how this one turns out. Starchitecture is reaching beyond 96th st and the the outer boroughs these days, it's getting interesting!

NIMBYs Still Trying To Torpedo 150 Charles

West Village residents have hated the crap out of the Witkoff Group-developed 150 Charles Street condo building ever since plans first surfaced. In 2011, they produced an eleven-minute video titled "The Rape of the West Village," which they followed up with a lawsuit. 22 Thames May Become Downtown's Tallest Residential Tower

Resurrected 50 West Street Unveils New Renders, Sales Launch

Council Passes Greenpoint Landing, Local Board Votes Yes on Domino

Community Board One gave the thumbs up to Two Trees’ innovative Domino proposal last night. The developer already had the right to build a previously approved complex, but scrapped it in favor of an unusual design from SHoP, above, that features taller buildings with views through cutouts and more publicly accessible green space, among other things.

The board recommended some changes, such as adding some three bedrooms to the affordable units, designating some affordable units for residents making 30 percent of the area median income, and giving preference to area businesses in some of the retail space.

“After more than a year of outreach and collaboration with local leaders, the community board vote makes it clear that neighborhood residents strongly prefer our new vision for Domino to the existing zoning,” Two Trees Director of Special Projects David Lombino told us. “We also heard a number of other community demands, including a guarantee of 660 units of integrated affordable housing, and we will be working with the two local council members, along with the city, to make that a reality during the remainder of the public review process.”



Meanwhile, yesterday, the City Council passed the 10-tower Greenpoint Landing proposal after extracting promises from developer Greenpoint Landing Associates and the city concerning schools and transportation. The whole complex can be built as of right, so the vote affected only portions of the development. The developer and the city agreed on plans for a K through 8th grade public school, open space, and transportation, according to a press release sent out by Council Member Stephen Levin, who helped negotiate the agreement.
Domino now awaits full approval by the City Council. Greenpoint Landing is 'as of right' meaning that most adjustments were made to small portions of the project.
