529 Broadway in SoHo’s cast iron district.

This will be an amazing project. I love everything about it and perfect for the area. Cheers! Luv it!

THE TERRA COTTA FACADE OF THIS NEW SOHO BUILDING REFERENCES BOTH MASONRY AND CAST-IRON PRECEDENTS.

ON THE EAST SIDE OF THE FACADE, WINDOW APERTURES RELATE TO THE STYLE OF MID-19TH CENTURY STRUCTURES THAT PREDATED THE CAST-IRON DISTRICT.

Just the one with the warping facade is the planned construction, right? Because there are already two existing buildings to the left of it.

Permits Filed: 39 Fletcher Street

http://newyorkyimby.com/#

The first permits are up for a 51-story residential tower at 39 Fletcher Street, which is wedged between South Street Seaport and The Financial District. The site traded hands last September, when Fortis Property Group — which is developing — acquired the lot for $64 million. Goldstein Hill & West is the architect of record.

Plans for 39 Fletcher Street appear to have undergone a shift, as the tower has apparently gained height; renderings for a previous version had been floating around for quite some time, though that concept would seem to be dead. The latest iteration will span 140,041 square feet, with the entirety of the structure split between 74 residences and associated amenities. Fortis’ website has a glimpse of what would seem to be the current design.

Floors 5 through 10 will have four units each, while 11 through 24 will have two residences apiece; an outdoor pool will be located above mechanicals on 26, and from 27 to 51, residences will be full-floor. The building is clearly going to be geared towards luxury buyers, though the average floor-plan will measure approximately 1,800 square feet, which is on the smaller side for ultra high-end buildings.

39 Fletcher Street has additional addresses at and 77 South Street, so the development’s ultimate moniker may end up changing. Regardless, the building will be a major improvement over the parking lot currently on-site, and represents another step forward for the neighborhood.

No completion date for 39 Fletcher Street has been announced.

Just a concept.

Vision: Hotel 550 Washington Street

Quote:
While Pier 40 continues to sink into the Hudson River, renderings have surfaced over at TEN Arquitectos depicting the possibility of re-developing the St. John’s Terminal Building with a rooftop hotel. Curbed recently discussed the site’s potential, though plans may be geared towards razing rather than rehabilitating the vestigial structure, and the post presented another stunning vision for the site, by Annabelle Selldorf

So is 39 Fletcher the new official address of 151-161 Maiden Lane?

I agree. One Vanderbilt looks like a piece of crap (if not worse) compared to how iconic that Halo + 2 Supertalls would be. Instead of striving for the 21st Century, One Vanderbilt looks like any B-grade building from the 80s

Governor's Island opens to public tomorrow. Here's my preview of the under construction portion in its current state:

A (not-so) brief overview of the island's history:

Fortis's Skinny, Twisty Seaport Tower O' Balconies, Revealed!

Quote:
Zoning rules and neighborhood opposition may thwart (or at least hinder) Howard Hughes' plans for a proposed tower atop the New Market Building and a 100-story goliath on South Street, but the area is going to see at least one new skyscraper rise. Fortis Property Group's luxury condo building for 151 Maiden Lane between the river and Front Street is barreling ahead, with permits filed last week and new renderings posted on the developer's official website that afford some more views at the skinny skyscraper. First spotted by New York YIMBY, the renderings show the through-block site divided into two parts: first, on the eastern half, a balcony-laden 52-story tower with 74 apartments; on the western part, a shorter but equally terraced hotel.

According to the developer, the square footage of the project totals 281,000—161,000 for the condo tower and 120,000 for the hotel—which it is allowed to build as-of-right without any variances.

Contested Hudson Yards Tower Gets Another New Look

Quote:
The vain 55 Hudson Yards has yet another new look. Spotted by New York YIMBY, renderings depict a parallelogram-shaped office tower with a framed glass facade that will rise on the northeast corner of 34th Street and Tenth Avenue. The building is designed by Kohn Pederson Fox, also behind three of the megaproject's five office towers including 10 and 30 Hudson Yards. The tower, which is criticized as being relatively small compared to its neighbors, will stand approximately 900 feet high with 1.3 million square feet.
