Bonkers Billyburg Development Will Be a Single Residence

New Tower in Rezoned Midtown East May Top Chrysler Building

Developer SL Green will, in fact, go ahead with its proposal to build a 65-story tower just west of Grand Central station—one with up to 1.6 million square feet of office and retail space inside that would rise about 1,200 feet, which is 150 feet taller than the Chrysler Building, its Art Deco neighbor to the east. The Times and the Journal both reported SL Green's tower-tastic plans for 1 Vanderbilt Avenue, which looked very likely last year but were thrown into doubt after Midtown East rezoning—a.k.a. that controversial piece of city legislation that would have allowed One Vandy to be so damn tall—wasn't approved before the end of Bloomberg's tenure.

But the rezoning plan lives—albeit in another form. Today, Bill de Blasio and area councilmember Dan Garodnick announced preliminary plans for a reincarnated rezoning plan for the area.

The new rendering shows that the building, designed by Kohn Pedersen Fox Associates, has a five-story stone base and a tapering glass tower that gets slightly wider as it gets taller. Located between Broadway and Park Avenue South, the tower cantilevers 17 feet over the neighbor and rises a total of 64 stories and 777 feet (previous reports had placed it from 718 to 800)—so that puts it 152 feet taller than One Madison. Reps also say that the building's official address will be 45 East 22nd Street, not 41 East 22nd Street.

First Permits Filed for Two Trees' Domino Development

The Domino development is off and running. After finally getting approval from City Council a few weeks ago, Two Trees' Jed Walentas has filed new building permits for 2 Grand Street (the building on the far left). According to those permits, which are still pending, the first building of the long-awaited Domino megaproject will be 35 stories, 369 feet tall, and will contain 658 dwelling units distributed among 699,725 residential square feet (a certain percentage of which will, of course, be designated affordable). There will also be 11,018 square feet of commercial space and a 75,145-square-foot community facility. Ismael Leyva is serving as the architect of record, although, as we all well know, SHoP Architects was behind the design.

UPDATE: The first Domino project to be built will actually be Site E — 2 Grand Street is the first of the waterfront buildings with permits on file.

A press release says that the tower's design is "defined by its indoor-outdoor spaces, SoHo, and early modernism." Roche told the Journal, "The thing I wanted to avoid was another twisted building. Surely there's a way to design a building that's simple and straightforward, that meets the needs of the developers and occupants—a basic, fundamental sculpture." The tower has a terrace on the 10th floor, and private, double-height terraces were "carved" into the building in various locations.

Related plans to start construction of 55 Hudson Yards, which will be located beside the new pedestrian greenway Hudson Boulevard on the block north of the platform over the railyards, once the space is 30 to 40 percent pre-leased, which should be by next January. If all goes as planned, it will be ready for occupancy by the end of 2017.
