Samsung Nears Deal to Lease Entire 837 Washington Street
http://commercialobserver.com/2014/0...ington-street/
Quote:
Samsung Electronics has pulled ahead of Facebook, Google and Ferrari in negotiations to lease an entire Meatpacking District building across the street from the High Line and the future Whitney Museum, sources close to the negotiations told Commercial Observer.

The asking rent on the ground floor at the glass building, at 837 Washington Street between Little West 12th and 13th Streets, is $500 per square foot, one of the sources said.

Samsung opened a five-day hands-on innovation and design center popup called Samsung Living Atelier in the 55,000-square-foot building being developed by Thor Equities and Taconic Investment Partners. The popup showcases Samsung’s new home appliances line. In a fully operational kitchen and laundry areas, visitors can participate in interactive workshops and “test drive” the Chef Collection kitchen, laundry and cleaning products. Tomorrow is the final day it is open.

The electronics company has been bidding against Facebook, Google and Ferrari to lease the whole building. No other details were readily available.

Morris Adjmi Architects designed the six-story office and retail development with more than 7,000 square feet of outdoor space on the second and third floors as well as the roof overlooking the High Line. Upon completion this year, there will be 28,000 square feet of retail space on the lower and ground levels as well as the second floor. There will be office space in the 27,000 square feet spanning the third through sixth floors.

Thor declined to comment. Taconic and Samsung weren’t immediately reachable for comment.
With tech giants (and Ferrari) fighting for space in that area, no wonder developers are rushing to build office towers around the high line.

Residential Tower Planned for Corner of York Ave. and 74th

Quote:
Architectural firm the Stephen B. Jacobs Group is pretty busy these days, designing buildings in such disparate areas as the Upper West Side, Lower East Side, Downtown Brooklyn, and others. And they can add the Upper East Side to that list, as a new 20-story, 83-unit tower is set to rise at 501 East 74th Street, on the corner of York Avenue. While it has not been made clear whether the building will be condos or rentals, we do know from Department of Buildings permits that it is going to be 71,703 square feet, total, for an average of 864 square feet per unit.

Great to see many construction going around NY today. With its current global status, developments should have reached its apex but looks like NY is still rolling like the old times.

Fisher Bros.' Affordable Rentals with Pool Will Look Like This

Quote:
Yesterday's news that Fisher Brothers is planning a 36-story building with 20 percent affordable housing and a pool for Murray Hill has been supplemented with two preliminary renderings of the planned tower. Looks like it's going to be glassy.

Other new details include the fact that the building is being designed by Handel Architects, the firm behind such projects as the Cornell Tech residential tower; the Ritz-Carlton, Battery Park; the Caledonia; and others, as well as information about the planned development's size. It total, it will come to 374,490 square feet divided between the 372 apartments (an average of 1,007 square feet per unit). As previously reported, there will be a bounty of amenities including a pool, which is unusual for an affordable building. The building is expected to be completed in 2017.

One Vanderbilt Will Be New York City's Second Tallest Tower

Quote:
New details have been revealed for SL Green's enormous planned tower One Vanderbilt. Most significantly, illustrations show that the tower will rise to 1,350 feet at its roof and 1,450 feet at its peak, making it New York City's second tallest tower behind One World Trade Center. (Thanks, reborn Midtown East Rezoning!) The Kohn Pedersen Fox-designed tower will be primarily office space, with 1.079 million square feet of office space as well as 246,000 square feet of trading floors, 53,000 square feet of retail, 27,000 square feet of restaurants, and 55,000 square feet of rooftop amenities, including an observation deck.

Schrager unveiling 215 Chrystie project to select group

http://pagesix.com/2014/06/18/schrag...-select-group/
Quote:
Hotelier and real estate developer Ian Schrager is showing off his latest project at 215 Chrystie St. to brokers beginning Wednesday.
The building’s designed by Herzog & de Meuro
n — known for creating the Olympic Bird’s Nest Stadium in Beijing and the Parrish Art Museum in Water Mill as well as Schrager’s 40 Bond St.
The new site includes a 370-room hotel as well as 11 “full-floor and half-floor apartments” with interiors by John Pawson.
Schrager’s team tells us he’s “personally hand-picked an exclusive list of people invited to see the apartments” and, “not since Studio 54 has something been so hard to get into.” (The price of admission will certainly be greater.)
The project’s being billed as “refined gritty.”
Wonder if this rendering is outdated.

Another residential project in that early modern revival/industrial-ish style.

Looks cool, a little Zaha-esque.

Only, are those the twins in the background of that last render? That's a pretty careless oversight.

Pritzker Prize-Winner Tadao Ando's Nolita Condos, Revealed!

Quote:
Award-laden Japanese architect Tadao Ando's first project in New York City now has more details, and its first visuals to boot. First published by Dezeen, developer Sumaida + Khurana is tapping the starchitect's signature trifecta of go-to materials—concrete, steel, and glass—to create a seven-story building with only eight apartments and a rooftop terrace at 152 Elizabeth, between Kenmare and Broome. The area is labeled Nolita by the real estate world, though some argue that it's Little Italy, but there's one fact that's unassailable: these homes are going to be super fancy.

More Looks at Schrager's Chrystie Street Hotel/Condo Tower

Quote:
Two more renderings have been revealed for hotelier Ian Schrager's latest project at 215 Chrystie Street in the Lower East Side. Herzog & de Meuron is designing the 28-story building, and reps sent along a close-up look at the facade on the condo floors, giving a peak at the John Pawson-designed interiors. The homes will have large floor-to-ceiling windows that wrap around the building's corners, providing "extremely rare unobstructed 270 and 360 degree views of the city. It will be like living in the clouds." Except the building only rises 314 feet, so, uh, probably not.
New York YIMBY spotted a full rendering, which shows smaller windows on the hotel floors and an outdoor terrace on the 10th floor setback

A teaser site—which quotes Leonardo da Vinci—is up for the condos, and the sales office will open on the ground floor of 51 Astor Place in mid-July.
