JDS lines up $390M for East Side luxury towers

Two luxury rental-apartment towers are coming to an East Side lot formerly owned by ConEdison.

JDS Development Group secured $390 million in financing last month from Cornerstone Real Estate Advisors LLC, a division of Massachusetts Mutual Life Insurance Co. The developer is now continuing the construction of the two SHoP Architects-designed towers at 626 First Avenue.

“Basically, we want to build the highest-end rental the city has ever seen,” JDS managing partner Michael Stern told the Wall Street Journal. Rents in the 800 units are expected to be more than $80 per square foot.

Stern also told the Journal that the foundation for the towers is almost complete and that it’s almost time for vertical construction.

UWS Building May Be Razed, Replaced By 16-Story Condo

While permits are lacking, the insider notes the building will have 88 condominiums, which will undoubtedly be priced astronomically. The building will stand 12 stories tall, and while the height is relatively short, 357 West Street will be located across from the Hudson River, guaranteeing permanent visibility. Previously disapproved permits listed the scope at 141,500 square feet, which would translate into an average of over 1,600 square feet per unit.
Given the site’s location in the West Village, the potential at 357 West Street would seem to exceed that of 215 Chrystie. While Pier 40 may be somewhat of an eyesore, NIMBYs have killed efforts to save the ailing structure, and it may soon sink into the Hudson River, leaving Schrager’s project with even better views.

Herzog & de Meuron’s latest work is another pleasant departure from typical contemporary architecture. The building spans through the block, and its swooping form will contribute to both the skyline and the streetscape, given the expanded sidewalk along West Street. While facade specifics remain speculative, the exterior appears to be concrete, echoing both 215 Chrystie and 56 Leonard.

No completion date for 357 West Street has been formally announced, but given the development’s journey through the Board of Standards and Appeals, construction would appear to be on the near-horizon, and the tipster notes 2017 as the likely opening date.

Residential Tower Might Rise on Controversial Park Place Site

The tower would join a pretty hot residential surge in the Financial District, which is poised to welcome at least 17 residential buildings in the coming years (and that's to-date.)

Planned expansion of the Frick Collection building.

The proposed addition to the Frick Collection building would include major new space plus the reconstruction of an existing section near the East 70th Street entrance.

Re: JDS Towers, I would have thought that New Yorkers would be reluctant to see twin towers that look like they've been melted by a source of heat. The Herzog and de Meuron building looks kind of ordinary for them. On the other hand, Nordstrom fits in very well with the trend toward "super-skinnies"

Permits Filed For 30 Hudson Yards
