COOKFOX's Cantilevering Flatiron Condos Move Forward

The cantilevering puzzle-like COOKFOX building planned for 39-41 West 23 Street won the approval of the Landmarks Preservation Commission last October, but more approvals are still needed before work can begin on the 22-story, 38-unit building, so the project went before community board 5 this week. Developer Anbau Enterprises needs special zoning permits to allow residential use at the site, and to allow a 50 space parking garage in the historic district. The board's Land Use, Housing, and Zoning Committee ultimately voted to approve the resolutions, but only after a lengthy debate.

New Renderings Revealed for Two Riverside Center Towers

The first shows 1 West End Avenue, which will controversially include a "poor door"—ahem—"first class entrance experience" in its affordable housing segment. That segment, known as 10 Freedom Place, will have 118 units, limited to the eight-story stone base, while a 41-story glass tower with 247 market rate units will rise above it and feature such exclusive amenities as a 12,000-square-foot roof deck with a pool. 21 West End Avenue does not appear to have been so lucky. Construction on that building, developed by the Dermot Company, is underway after a disagreement with a neighboring construction site was cleared up, and will eventually rise to 43 stories, with a whopping 616 rental units.

Related Breaks Ground on First Hudson Yards Condo Tower

While it originally featured an interesting corset-inspired design from architects Diller Scofidio + Renfro, that was later value engineered into the simple double cylinder that you now see before you (click the image to expand). It will rise 70 stories, or 910 feet, and total 960,000 square feet. The projected completion date is 2018.

118 Fulton Tower Could look like This:

YIMBY spotted those renderings for the 60-story structure in an animated video. Knickerbocker Hotel Set To Open In 2015

John Jacob Astor IV build the historic structure in 1906, but it was turned into offices only 15 years later. But now Felcor Lodging Trust is bringing it back to its original glory. Then again, in the current environment this may not be a vision at all. Stay tuned...

Richard Rogers Chosen as Architect for 36 Central Park South, Park Lane Redevelopment

Two months ago, a vague, almost massing-gram like rendering of 36 Central Park South surfaced. YIMBY can now reveal that the Witkoff Group has chosen Rogers Stirk Harbour + Partners to design the project, which is planned to rise in place of the Park Lane Hotel.

The current structure measures approximately 370,000 square feet, and while the dimensions of the redevelopment have yet to be revealed, YIMBY learned that the project will position a hotel on the lower floors, with condominiums above. This is a trait shared by several of the 57th Street skyscrapers, including One57 and the future 217 West 57th Street, an artifact of a zoning code that allows more commercial space than residential and a market that values height.

Richard Rogers is a pioneer of high-tech architecture and a giant of late modernism, and if he lives up to his reputation, 36 Central Park South could set the bar for quality in the 57th Street submarket.

The architect’s most notable project in development is 3 World Trade Center, or 175 Greenwich Street, which has finally been financed and will soon transform the Lower Manhattan skyline with its blocky massing and intricate exterior detail.
