Penthouse to Cantilever Over Neighbor in 14th Street Condos

Quote:
This is apparently a way that buildings are allowed to look now.

A new condo development that B+B Capital is bringing to the border of Chelsea and the West Village will rise between two ancient tenements and then, when it has cleared their heights, sprout three more floors (including a duplex penthouse) that hang over one of the neighboring buildings. The design, from the increasingly experimental ODA, may (okay, does) look strange now, but it could be more commonplace a few years down the line, as cantilevers have become a growing trend for luxury developers looking to squeeze out every last drop of square footage that zoning technically allows. 251 West 14th Street will join other cantilevering condo buildings such as 100 Norfolk (also by ODA), 41 East 22nd Street, 41 West 23rd Street, 160 East 22nd Street, and, perhaps most notably, 217 West 57th Street.

Fashion victims of New York

Williamsburg's Yotel Will Look Like a 14-Story Piece of Sushi

Quote:
Behold the newly-unveiled design for Williamsburg's Yotel, which looks stunningly similar to a seaweed-wrapped sushi roll. The design by HWKN beat out CetraRuddy's whacky, stacked boxes for the Brooklyn-Queens Expressway-adjacent site on Lorimer and Jackson streets. TRD reports that the building will have ground floor retail, a BQE-level garden on which floor the hotel will begin (presumably the seaweed), and will be topped by six to eight condos (presumably the rice). The hotel aims to open in 2017.

I believe we will now have one of the first complete facadectomies in New York City. Hearst Tower is about the only other one but it was built as the base of a supertall skyscraper that never was. I like how they maintain the built context and its scale while still allowing taller developments to increase the density.

Quote:
99 Hudson Street [City of Jersey City Press Release]: YIMBY brought you news of 99 Hudson Street‘s height boost to 950 feet in December, and renderings released yesterday gave a skyline depiction. Details now reveal China Overseas America plans to build a 95-story, 760 condo unit mixed-use tower, with about 18,000 square feet of commercial space. The skyscraper was approved yesterday, and construction is planned to begin this spring.

Revealed: Karim Rashid Design for HAP’s 215 West 28th Street

Quote:
Back in November of 2013, YIMBY revealed the first images of HAP’s plans for 215 West 28th Street. The site is located mid-block between 7th and 8th Avenues in Chelsea, and offers ample development rights, so much so that it will cantilever over both of its low-rise neighbors.

HAP appears to be considering a redesign for the project, however, and YIMBY has come across a design for the site by Karim Rashid, though we cannot confirm that it is the final version that they intend to build. True to form, the architect and designer has delivered a futuristic interpretation of what was an already contemporarily-minded project.

Inside Downtown's Tallest Residential Tower, 30 Park Place

Quote:
Larry Silverstein's limestone pillar 30 Park Place topped out today at 926 feet, officially making it the tallest residential tower Downtown. The Robert A.M. Stern-designed building won't be complete until mid-2016, but the 157 condos, which sit stop a 185-room Four Seasons, are already 60 percent sold, including three of the 11 penthouses. The tower's location makes it stand out from many other super luxury buildings; many units look north, offering views of Manhattan and the Empire State Building that Midtown's new towers do not, a feature that sales director Loretta Shanahan-Bradbury said drew early buyers.

Developer Will Plop 8 More Stories Atop Upper West Side Rental

Quote:
The owner of 711 West End Avenue, a six-story rental building at 95th Street, plans to build an eight-story, 65-unit addition atop the current structure, and a new website appeared, offering renderings and details about the development. At first read, it seems like the site was created by the developer in an attempt to assuage concerns of the current tenants, but West Side Rag reports that it was actually created by a tenant after a meeting with the developer "to provide a portal for information and updates from the developer." The site details how the new building will be constructed and what improvement current tenants can expect, and it makes a point to say that there will be no "poor door."
