Hookah Bar-Replacing East Village Condos Will Look Like This

Quote:
Neighbors really weren't big fans of the hookah bar and restaurant that used to occupy a one-story building on East 1st Street, but will they like what's replacing it better? Work is already underway at the lot, located between First and Second avenues, and architects GF55 have sent along the first official rendering of the six-story condo building that will rise there (click for big!). As per GF55's description of building, which will house six apartments, each about 1,900 square feet.

For those concerned that there aren't enough blocky buildings in New York, your prayers are being answered!

New Brooklyn Heights Rentals Will Ask Up To $9,000/Month

Quote:
Since much of Brooklyn Heights is protected by a historic district, it's rare that new buildings sprout up in the neighborhood, but luckily for Bonjour Capital, the developers of 172 Montague Street, their property sits outside the district's boundaries—which is somewhat unlucky for the neighbors. Had the Landmarks Preservation Commission been involved, there's no way this building would have ruined the street wall by protruding out past its neighbors (it looks really stupid). The sidewalk-eating building is nearing completion, and the Daily News reports that rents for the 62 units will go up to $9,000 per month for a three-bedroom.

Bland 22-Story Box o' Condos Will Rise on the Upper West Side

Quote:
YIMBY has scored renderings for a new, rather tall mixed-use development that will rise in place of three five-story apartment buildings on the Upper West Side. The new 22-story building, developed by Sackman Enterprises and designed by SLCE, will have five floors of community space topped by a residential amenity space and 16 condos. Other than the duplex penthouse, each residence will take up one full floor. Because the development on West 96th Street between Central Park West and Columbus Avenue falls on the north side of the street, just beyond the neighborhood's landmarks district, the project can be built as-of-right.

Man I can't stand those kinds of air conditioners on the facade. It's the 21st century, time to place them on the roof.

Forget about the building protruding from the sidewalk, because irregular window patterns are ugly as shit and this "trend" needs to stop.

It looks hardly bland at all. In fact, it's a fine-looking building.

This building isn't that bad, I just wish the ceiling heights matched the adjacent buildings to bring uniformity to the wall of windows.

Most new buildings today are not only just bland, they throw the synchrony of window heights with other buildings off with their tall ceilings.

Is it just me, or do those two renderings not quite match?

In the picture on the right, there is a prominent molding above the 5th floor windows that aligns perfectly with a similar one on the older building to the left. If you look at the picture on the right, if that molding is there at all (hard to tell), it would hit much higher up and have no alignment at all with any detail on the older building.

Also, in the picture on the right, the setback above the 7th floor lines up approximately with the same level on the older building, but in the picture on the left it lines up at about the 10th floor.

I wonder what's going on here.

I noticed it too. Both renderings are just weird. The buildings don't seem to be apportioned appropriately in neither photoshop. The window heights of 2 buildings look aligned in one pic, but in the other, they're completely off.

A few smaller developments from Wednesday.

444 10th Avenue

One Soho Square, an extension

433 Broadway

5 Franklin Place

60 White Street

306 west 40th Street, yet another addition to the wall of ugly hotels next to the Port Authority Bus Terminal.

Go to my blog at http://urbanismvsmodernism.blogspot.com/?view=sidebar to see a far larger photo tour of New York City of about 30 projects. There is so much happening here that it is impossible to get it all in one day or even 2 or 3!

The cladding and concrete outcroppings are reminiscint of 56 Leonard, but this building has done a much better job with it. I still love 56 Leonard but I think they should've done something more like this with the dark moldings on the windows instead of white.

Revealed: 131-141 East 47th Street, Hotel and Apartment Tower Coming to Midtown East

Quote:
Yesterday, YIMBY featured a construction update on a new building rising at 145 East 47th Street (designed by C3D Architecture), which will stand 22 stories tall and host 93 hotel rooms, in addition to a top-floor apartment. Now, we can reveal the structure that will rise next door, on the site of four low-rise buildings that currently occupy 131-141 East 47th Street.

Extell acquired the site in bits and pieces before selling the assemblage late last year for $80 million, to a previously-unnamed Chinese developer. The new 25-story tower will measure almost 170,000 square feet, and it would appear to be divided between 73 apartments and 138 hotel rooms, while also including a 50-car garage at its base.

First Look: 1558 Third Avenue, aka 180 East 88th Street, DDG’s 31-Story Upper East Side Tower

Quote:
Back in August, YIMBY reported on the first permits for a new building coming to 1558 Third Avenue, on the corner of East 88th Street. DDG was behind the filings, and the firm designs the bulk of their projects in-house as well. And now, we have the first renderings for the 31-story tower, though plans are not yet final.

The DOB filings reveal a total construction area measuring 151,458 square feet, and split between the 44 apartments listed on filings, that yields an average unit size surpassing 3,000 square feet. The palatially-sized homes will have ceiling heights to match, and even though the tower will only have 31 floors, it will stand 469 feet to its roof.
