East 37th Street's Garden-Filled Tower Reveals New Details

Plans for a tall, slender, garden-filled East 37th Street tower were announced earlier this month, seemingly out of nowhere, and now Bloomberg Business has a few more details about the mysterious development. The developer is the the Turkish firm Nef, but all of the information about the project is sill coming from the design team at Perkins+Will. Robert Goodwin, the New York design director at the firm, told Bloomberg that future residents of the 65-story, 700-foot tower will have access to five "clusters" of amenities that will hold gardens, a fitness center, infinity pool, and an outdoor cinema. "You're never really four or five floors away from a common space," said Goodwin, which apparently means the building will be like "a vertical West Village street."

The building, to be located at 12 East 37th Street, measures just 50 feet wide by 54 feet deep—making it skinnier than 111 West 57th Street, which has been called the "world's most slender building"—, and it will house 65 condos, ranging from 400-square-foot studios to 1,800-square-foot full floor units. The built-in pocket parks are 33 feet tall.

First Look at New York's Tallest Tower Outside of Manhattan

Before summer, construction will likely begin on not only the tallest tower in Queens, but in all of New York City outside of Manhattan. The 915-foot-tall, 930-unit behemoth will rise beside—and partially consume—the iconic clock tower, dwarfing the 14-story landmark hopeful. A preliminary rendering by SLCE Architects revealed in the New York Times shows that the new skyscraper and the 1927 former bank will share a base, and the tower, which looks similar to SLCE's 388 Bridge Street, will rise behind the Art Deco structure. It may look like the 77-story skyscraper will completely and totally overshadow the clock tower, but according to the developers, Property Markets Group and the Hakim Organization, the development is giving "the building the prominence it deserves."

The tower will hold 930 market rate apartments, and the clock tower will be kept as office space for tech companies. The developers agreed to build a public 1.25-acre park, and preservationists will be pleased to learn that they support the landmarking of the clock tower—though they may not be pleased by the design plans. However, it's worth pointing out that combining historic buildings with glassy towers is not foreign territory for Property Markets Group; they are doing something similar with Steinway Hall and SHoP's skinny tower at 111 West 57th Street.

The new tower is made possible thanks to air rights from the clock tower, as well as 478,000 square feet of development rights purchased for $56 million from the MTA. The money will go toward transit improvements, but the deal was not necessarily an easy one for the authority to make. Initially, the developers wanted to buy 750,000 square feet in order to build a 90-story (or more) tower, but the question of affordable housing and transit access brought the building size down.

Beating the clock

As such, the developers are not required to include any affordable housing at all, yet they will still qualify for the 421-a tax break if they break ground before the program expires in June since Long Island City is one of the areas where this is inexplicably how the program works. Affordable housing advocates are pushing to change the 421-a rules, so after June, developers will likely be required to include affordable units.

No longer: Field Condition got into the Durst Organization-developed building o' rentals, and its interiors are shaping up to be just as exciting as its exterior geometry. Field Condition explains that the tetrahedron—which seems to be going by the name W57—will have a central courtyard, typical to structures from BIG's native Denmark, that is inspired by and is of the same proportion as Central Park. To the north of the courtyard, the tower peaks at 460 feet, and the southern tower slopes to create the building's characteristic shape. Herringbone-patterned terraces will allow each apartment in the building's north tower to have views of the Hudson River.

Behold, Tadao Ando's 'Glass Jewel Box' NYC Condo Building

50 Story Condo Tower Planned At 130 William St.

Revealed: Greenpoint Landing Towers at 37 and 41 Blue Slip

Both are part of the larger Greenpoint Landing development, which will encompass approximately 5,000 apartments. 37 Blue Slip will stand 30 stories tall and hold 372 units, while 41 Blue Slip will stand 39 floors with 401 apartments. Both towers will look fairly similar, though 37 Blue Slip will have an angular roof.

New Look: TF Cornerstone’s 606 West 57th Street

YIMBY got the first look at TF Cornerstone’s new building coming to 606 West 57th Street back in 2013, and now we have actual renderings of the project, which will become the second-largest residential building in Manhattan. Arquitectonica is designing the multi-faceted structure, which will take up much of the block on the southern side of 57th Street, west of 11th Avenue, opposite 625 West 57th Street.

The project will total 1.2 million square feet, split between several components. The largest will be the residential portion, measuring 952,938 square feet, which will be divided amongst 1,028 apartments. The almost-complete 605 West 42nd Street will rank ahead of 606 West 57th Street in terms of overall unit count, but TF Cornerstone’s project will still be very substantial.

Pretty nice rendering of The Bryant on Bryant Park. Not too different from the last rendering but an overall improvement I would say. Fits in with the surrounding buildings better. The devil will be in the details of course.

But the teaser site touts accomplished British architect David Chipperfield as the design architect, the man behind the facade. Yes, the one responsible for the Met's next renovation and other high-profile projects worldwide. This 32-story structure, with a 230-room boutique hotel on the first 14 floors and 57 apartments on the floors above, marks his first residential commission in the U.S. Sales are slated to launch this summer.


Below are some pics I took of the site about 2 weeks ago. You can see that excavation is well on the way:

This is definitely one where the finished product will exceed the rendering. The location is too prime for anything of lesser quality.
