Completely forgot about this one.
With this and 340 Flatbush yesterday, there's some really cool stuff happening outside of Manhattan.

Anbau files plans for 24-story resi building in Flatiron
http://therealdeal.com/2016/02/23/an...g-in-flatiron/

Quote:
Five years after buying the Flatiron District development site, Anbau Enterprises filed plans to build a two-pronged structure with a component rising 24 stories and the other 10 stories.

The building at 39 West 23rd Street, which will feature a north and south tower spanning about 118,000 square feet, will hold 48 condominium units. The ground floor will have around 1,200 square feet for retail, according to the permit application filed with the Department of Buildings on Tuesday.

According to the permit filings, the north tower will rise 10 stories and its second floor will hold one apartment and one duplex with a private terraces. A single unit will be on the third floor, two on each of the fourth through seventh floors, and one on the eighth, ninth and 10th floors.

The south tower will reach 24 stories and will have two units on each of the second through 17th floors, the filings indicate. There will be a single unit on the 18th and 24th floors with a private terrace, and one on each of the 19th through 23rd floors.
COOKFOX Architects is the applicant of record, and amenities will include lounges, a playroom, gym and terraces.

Anbau purchased the parking lot in 2011, paying $23.5 million to a representative of Horizen Global, according to city property records. Anbau had initially considered developing a 22-story building with 38 luxury condos, using a prior design drafted by local architect Carlos Zapata.

512 West 22nd is incredibly beautiful, replacing a building that is a bland eyesore. More Neo-Streamline Moderne for the High Line! The store immediately next to it is worth a visit on its own! Pay close attention to the graffiti... Anyone is allowed inside, just they are a pain about photography.

414 West 15th Street will look good with some quality cladding, particularly if it is not reflective. Think of the Chelsea Arts Tower, but even better.

151 East 60th could be a great building if it has great materials. This is at least the third skinny apartment building that flairs out at the top. They will contribute well to a 21st Century skyline.

106 West 56th Street is just a filler, but it looks like it is almost 400 feet tall due to high ceilings and the 50 foot mechanical crown, and will likely be a decent building.

39 West 23rd Street, in the post above, looks completely budget cut from the original "Pope's Hat" design.

http://ny.curbed.com/2011/7/1/104583...-all-as-condos
The new design has been proposed for almost 3 years (5-6 years since the Pope's Hat), so I am happy that something will happen there. It is not as visionary, but it is great nonetheless. COOKFOX does not do mediocre work. They did the Bank of America Tower and 512 West 22nd as seen above, as well as both of the Atlantic Yards buildings rising in Brooklyn. This will be just as good.

117 Livingston is essentially the same type of design and cladding 506 West 24th. Beautiful exposed concrete and the same type of windows with black mullions in the industrial style. It is a quality neighbor for that building across the street.

Quality infill is finally coming to New York!

!
Really? If anything it looks higher quality. Those are just crappy renders, there are better ones around somewhere that show a high quality cladding with nice details.

Yeah, I agree 414 West 15th Street could be truly great if the glass is good, like the very clear glass they used in the new Columbia Medical Center.
