Related's new Chelsea site & Second Ave Subway

536-522 West 23rd Street: Related buying U-Haul site in Chelsea with plans for 22-story building
http://therealdeal.com/2016/07/05/mo...tory-building/

Quote:
The Related Companies is in contract to buy a portion of the U-Haul site on West 23rd Street at the corner of 11th Avenue, where the developer plans to build a 22-story, 140-unit mixed-use building spanning 288,000 square feet.

Amerco, the Las Vegas-based parent company of the self-moving and storage firm, has owned a handful of properties that front 375 feet along the south side of 23rd Street since 1977, property records show.

U-Haul uses the three-story building at the corner, 170 11th Avenue, for self-storage and vehicle repair, while another building down the block at 536 West 23rd Street stores pickup trucks and large moving vans.

The deal includes the storage building at the corner, plus two other lots facing 23rd Street and another fronting the other side of the block on 22nd Street. U-Haul will hold onto its truck storage garage, but sell off 70,000 square feet of air rights above the property.

The price and terms of the deal were not exactly clear. Related, which revealed its intent to purchase the site in an application filed with the Department of City Planning last week, has long been rumored to be in contract for the site, according to a source who is not involved in the deal.

MTA Will Install 12 Mosaic Portraits by Chuck Close in the Second Avenue Subway
http://untappedcities.com/2016/07/07...avenue-subway/

Quote:
July 5th was Chuck Close’s birthday and in celebration MTA Arts & Design tweeted an announcement: “Happy Birthday #ChuckClose! #MTAArts is preparing to install 12 large mosaic & tile portraits by Close @2ndAve/86St.” We previously announced the commission of Chuck Close and other artists like Vik Muniz and Jean Shin, who will decorate the new stations of the Second Avenue subway.

There will be a total of twelve portraits which will be ten feet high each and cover more than 1,000 square feet. The permanent art installation will cost $1 million. Instead of using his signature painting method, Close will use tiles to create the mosaic effect.

You’ll find the mosaics at the entrances of the station at both 86th Street and 83rd Street, as well as in the long concourse, pictured below under construction.

Long Island City, Queens - Gotham Center Towers -- 28-10 Queens Plaza South

Yet again, Queens is stepping up a bit in the quality of its architecture

Tishman Speyer to start construction of LIC office megadevelopment
Bank of the Ozarks, Qatari firm to fund 1.1M sf project

Quote:
Tishman Speyer is set to start construction of its 1.1 million-square-foot Long Island City office-and-retail development after landing an equity investment from Qatari Diar and a loan from Bank of the Ozarks.

The $700 million project at 28-10 Queens Plaza South will include two 27-story buildings with WeWork signed as a 250,000-square-foot anchor tenant. The two Raul de Armas-designed buildings will be connected by a four-story building featuring retail space and a food hall. About 800,000 square feet in the development have been pre-leased, the firm said.

Tishman Speyer did not disclose the amount of the construction loan, which was brokered by HFF. In February, The Real Deal reported that Tishman Speyer is seeking $145 million in EB-5 funding for the project. The firm also reportedly applied for $65 million in tax benefits for the project. Tishman Speyer filed plans for the project in June, with completion estimated for 2019.

Qatari Diar, Tishman Speyer’s partner on the project, is an investment firm established by Qatar’s sovereign wealth fund, the Qatar Investment Authority.

The office towers will rise across the street from Tishman Speyer’s 1,800-unit, three-tower rental complex at 28-34 Jackson Avenue, 28-10 Jackson Avenue and 30-02 Queens Boulevard. The firm landed a $640 million construction loan from Bank of America Merrill Lynch for that project in December.
