Downtown Brooklyn - 9 Dekalb Ave

1066 ft (324m)

JDS Development and the Chetrit Group are one step closer to making their Downtown Brooklyn mega-tower a reality.

The developers secured a $135 million bridge and pre-development loan for the project at 9 Dekalb Avenue, sources told The Real Deal.

The loan, from Bank of the Ozarks and mezzanine lender Melody Finance, allows them to continue with early construction on the project, which began foundation work in January. The planned 73-story mixed-use tower is slated to house more than 400 rental apartments and would be the borough’s tallest tower at 1,066 feet.

The loan replaces debt provided by Kushner Companies and Fortress Investment Group, and means Kushner no longer has any involvement in the project, sources said. The partners are still in the market for a loan in excess of $265 million to help complete construction.

So if all goes well, Brooklyn's two new tallest will rise simultanously?

a super tall with only 400 rental units, seems utterly amazing. that's 5.5 units per floor.

also - financing from fortress and kushner replaced by bank of the ozarks?? that's pretty odd. we've heard a lot about how construction loans are getting more difficult to secure, and that developers are going to bit players and paying higher rates. clearly, the big banks' data indicate that the cycle is shifting down. one wonders if it means that some of these planned luxury towers will be reconfigured to up unit numbers and targeted to the middle of the market. hm.

Quote:
Halletts Point is a new high-rise, high-density, mixed-use development on the waterfront in Astoria, Queens. The city approved master plan calls for eight residential buildings, retail, a public waterfront esplanade and a site for a potential K-8 school. The first building, now under construction, comprises two 20-story towers oriented to maximize river views, with a large scale roof top amenity space for residents. The LEED rated project includes a cogeneration plant, allowing it to generate its own electricity, heating and cooling, on-site, making the whole development efficient, sustainable and resilient. In addition to the waterfront park, a large supermarket, new retail and plans for additional public transportation connections will significantly improve neighborhood infrastructure. The full build out, which will be phased over a number of years, will include more than 2,000 apartments, 20 percent of which will be affordable units.

Tribeca - 14 White Street

New development coming to Tribeca

Quote:
...developer/ architect NAVA, working with DXA studio, is seeking to build a 7-story, 10-unit building at the site. The paper says, the building will meet Passive House standards and will be clad in a bronze rainscreen, etched with acid, to create a mesh-like pattern....

The design will need to be approved by the Landmarks Preservation Commission before the Board of Standards and Appeals and City Planning can deliberate the merit of the variance...

South Bronx - 101 Lincoln Ave

First Look at Chetrit's 826-unit 101 Lincoln Avenue in the South Bronx

Quote:
According to a yet-to-be-approved building application filed last year, 101 Lincoln Avenue will hold three 25-story buildings with 826 units spread across them. The rendering from the expediters at JM Zoning show that two of the buildings will hug the Harlem River and a third will rise inland along Bruckner Boulevard. Goldstein Hill & West (now Hill West) is listed as the architects of record. Per the rendering, playful exteriors are composed of an assortment masonry, colors and fenestration treatments.

Will be on the other side of the bridge from this 3-building complex

Developments like this slowly make this city get so many seperate skylines. I smell the true spirit and potential of the big apple finally unleashed.
