First Look At Morris Adjmi-Designed 419 Broadway, SoHo

The application to the LPC covers another existing three-story building at 423 Broadway, pictured above in the red brick. Unlike 419 Broadway, that structure will be retained and completely refurbished, with the retail frontage redesigned to match the new neighbor next door.

Current plans also need approval due to irregularities in the proposed zoning envelop. Instead of the 141′ as-of-right bulkhead height, the project will top out 136′ above the street, rising eight floors instead of a possible nine. Besides the slight height reduction, the top floors are also set to retain the street-wall through the columned parapet, in another positive modification relative to what is required by law.

In a twist on the cast-iron architecture that dominates the blocks of SoHo to the north, as-proposed, 419 Broadway would have an exterior of cast zinc panels mixed with painted aluminum windows. Up above, columns along the edge of the eighth floor will also be cast in zinc.

Leasing Begins For Essex Crossing’s Commercial Space, Lower East Side

Delancey Street Associates has launched leasing for 350,000 square feet of office space in Essex Crossing. This will be the first significant block of Class-A office space to come to Manhattan’s Lower East Side, and the developers hope the quasi-historic surrounds and combination of new and existing retail will be enough to lure tenants.

It's a low-income housing block, including housing for the homeless. It's not going to look like something from Billionaire's row, okay?

Even so, that building has some interesting patterns on the facade.

After Cuomo intervenes, Pier 55's floating park is back on

The park’s chief benefactor, Barry Diller, said he was “the recipient of so much importuning, from so many people,” over the past month, that he was moved to give the $250 million park one last chance. “Today's historic commitment by Governor Cuomo to finish the Park and protect the Estuary is a great victory for park users and all New Yorkers,” Richard Emery, a founding member of the City Club, and counsel for the Club, said in a statement. “In that spirit, we will not litigate against Pier 55 and will work with the Governor to realize his visionary plan for completion of the Hudson River Park and for protection of the Hudson River.

Gramercy - 150-154 West 23rd Street

ODA's Gramercy Square Tower Finally Gets Off the Ground

Toll Brothers' 121 E 22ND won’t be the only crystalline construct in Gramercy. Just one block east at 150-154 East 23rd Street, a 19-floor mixed-use condo is on the up and up. Designed by the busy architects at ODA New York, the building will have a glass and stone veneer facade and a prismatic form reminiscent of Christian de Portzamparc’s LVMH Headquarters in Midtown.

The listed developer is Kent Chang of LKH 23rd LLC who picked up the lot for $4.75 million according to city records. Previously, the lot held two buildings whose ground floor tenant was Vercesi Hardware, a store that had been in business for more than 100 years. A recent pass by the site shows that formwork and rebar have just begun poking up above street level. The building will ultimately stand 210 feet tall, which is the height limit along eastern blocks of the busy crosstown street.
