World Trade Center Occupancy Update - 16 Years + 2 Months later

A new lease at 3 WTC is in the news. I figured I would see how the rest of the campus is doing. Hudson Yards is definitely providing fierce competition. I compiled this information from official websites. Since 1 and 3 arent near full occupancy, I included how much space their anchors initially took.

McKinsey & Co. is moving its headquarters to World Trade Center

Quote:
Sources said that McKinsey will take about 200,000 square feet on floors 60-64 of 80-story Three World Trade, including a 5,000-square-foot, south-facing outdoor terrace on the 60th floor. Once the 15-year lease is fully signed, as is expected, McKinsey will join GroupM at the new tower designed by Richard Rogers. The building is to open in May 2018. The lease would raise office occupancy to 900,000 square feet in the 2.5 million-square-foot building.

Downtown NYC by Andrés Ochoa, on Flickr

3 WTC - 36% leased
anchor: GroupM (28% of the RSF - Rentable Square Footage)

1 WTC - 75% leased
anchor: Conde Nast (36% of the RSF)

4 WTC - 98% leased

7 WTC - 95% leased

2 WTC - 0% leased (on hold)
possible anchor:
Deutsche Bank, would take 46% of the RSF

First Look at 1059 Third Avenue; Lofty New Condo on the Upper East Side

Quote:
One tower that won’t be affected is Real Estate Inverlad and Third Palm Capital’s growing condo development at 1059 Third Avenue. Already several floors out of the ground, the high-rise will soar some 30-floors, 470-feet high above the densly-built area.

There's a tower in Dubai that I once commented roughly this way: It looks like it was assembled from leftover parts of half a dozen other buildings.

Really, it's like they had a bunch of design ideas, couldn't decide for one so they threw them all together.

Compared to the fecal matter on the same page, like 115 Delancey Street and Jardim at 527 West 27th Street, I don't think it looks that bad.

the crown of 20 Exchange Place was lit for Thanksgiving. I think this is new. I like it, the downtown skyline always looked darker and uninviting at night because it was mostly office and its population left after work hours. Now most of these famous skyscrapers have gone residential and more people are around late to admire these sort of things. Hopefully they'll do something with the Woolworth Building again...

Upper West Side - 50 West 66th Street

Snøhetta unveils new tower in Manhattan

Quote:
775 feet (236 metres) and will contain 127 units. Construction is expected to begin in Spring 2018.
Quote:
...A striking new residential tower at 50 West 66th Street is the latest on their list of high profile work at the Big Apple to be revealed – created, this time, for Extell Development Company. The project, a set of residences sat on a mixed use podium, is situated in Manhattan’s prestigious Upper West Side, with neighbours of the likes of Columbia University and the Lincoln Centre.

The architects opted for a building structure made up from a tower’s traditional elements – a base, a tall main body and a crown at the top – as a reference to the city’s rich legacy in high rises. Yet, there is a modern twist. The volume features cleverly chamfered corners, both at the top and the base of the podium, which soften its overall effect, articulating a refined silhouette, as the bulk of the tower is skilfully carved away.

Aiming to embrace the area’s architectural character, Snøhetta has worked with a material palette that reflects that of the surrounding urban realm. Hand-set and textured limestone, with bronze and glass storefronts feature on the tower’s lower levels. Two different entrances, one on the north side for the residences, and another on the 65th street’s side, which leads to a synagogue at the building’s base, highlight the structure’s mixed use nature.
...

Midtown West - 2 Manhattan West

Two Manhattan West moves forward with official DOB filing

Quote:
Developer Brookfield is ready to move forward with its next office tower at Manhattan West, the mini-megaproject rising inside the Hudson Yards Special District.

The Department of Buildings has processed plans for Two Manhattan West, a 59-story office tower measuring just shy of 1.75 million square feet. The tower will rise at 401 West 31st Street at the corner of Ninth Avenue and will stand 849 feet, per plans on file with the city. Those stats mean the building will be taller than Manhattan West’s completed rental The Eugene but shorter than its centerpiece office building at One Manhattan West...

...Skidmore Owings & Merrill are listed as the Architect of Record for the project...

...The building will seek LEED Gold certification, and is expected to be complete in 2022.
